1. Introduction
Preamble
Microsoft Corporation (India) Private Limited is a software company with headquarters in
Mumbai, planning to set up a new Data Center PNQ06, at Plot no D-1-10-1-MIDC of Pimpri
Waghere village, Haveli tehsil, Pune District in Maharashtra. The proposed project falls in
industrial area of Pimpri Chinchwad, MIDC, Pune.
The plot total area is 1,01,181.67 sq.m and the total Built-up area of the project is 82,826.80
sq.m. As per the EIA notification dated 14 th September 2006, amended to date, the project
having built-up area more than 20,000 sq. m falls under Item 8(a): Building and Construction
Projects. The project requires prior Environmental Clearance from State Environmental Impact
Assessment Authority (SEIAA), Maharashtra State.
Brief Description of the project
The project involves development of two data center buildings 48 MW each. The project will
be developed in two phases and the phase wise development plan is as follows:
Phase 1 PNQ06 – Data Center Building 1, along with Electrical substation, HSD yard,
Water tank, Rainwater tank, STP and OWC
Phase 2 PNQ06 – Data Center Building 2, along with HSD yard for phase 2
Environmental Clearance is applied for complete project (including both Phase 1 and 2).
However, Building Plan approval and NOC from fire department will be obtained for Phase-1
initially.

2. Project Requirements
Water Requirement
Construction Phase: About 25 KLD of water would be required to meet the domestic water
demand of workers working at the Site and for construction activities,141000 m3 of water will
be required.
Water will be sourced from tankers / MIDC.
Operation Phase: Gross water demand is 94.65 KLD of which 4.85 KLD will be potable water
while non-potable water demand is 89.8 KLD of which 86 KLD is horticultural water demand
(82.48 KLD non potable water and 3.52 KLD recycled treated wastewater from STP). About
3.8 KLD of treated wastewater from STP will be used in flushing.
Water for domestic use will be sourced from MIDC.
Power Requirement
Total Power load for construction phase:
• Power Required = around 300 KW
• Construction Power connection shall be sought sourced from MSEDCL.
• Backup Source = 3 no. 100 KVA DG sets
Total Power load for operation phase:
• Phase 1 (G+4 floors): 74.01 MW
• Phase 2 (G+4 floors): 74.01 MW
• Total: 148.02 MVA
Source: Supply will be sourced from Maharashtra State Electricity Distribution Company
Limited (MSEDCL) through an onsite 220/33 KV substation
Backup Source: Through DG sets
• Phase 1 (G+4 floors): Backup power required is 74.01 MW which will be met through
27 DG sets of 3 MVA and 1 DG set of 0.5 MVA
• Phase 2 (G+4 floors): Backup power required is 74.01 MW which will be met through
27 DG sets of 3 MVA and 1 DG set of 0.5 MVA
• Total backup power required: 148.02 MW
Manpower Requirement
During Construction Phase: It is estimated that nearly 830 workers will be employed at
construction Site. This will include 765 skilled and unskilled labour and 65 engineers, foremen
and supervisors.
During Operation Phase: During operation phase, Data Center will employ 180 nos. of staff
(90 employees / phase).
Parking facilities
Parking has been provided for 386 four-wheelers and 40 two-wheelers, covering an area of
4,945 sq.m.

Provision for charging of thirty-nine (39) electric vehicles has been provided, which is 10% of
total parking facility provided for 4-wheelers.
Construction schedule
The data center has been planned with 2 building blocks of 48MW each. Planning of all the
ancillary structures has been done with consideration of keeping them available for phase 1.
Site levelling and fencing work of entire site will be finished at phase 1 level only, to ensure
the ease of construction and site safety during Phase 2 development.
The duration of construction for each phase will be 19.5 months.
