103.35 Sq. Mtrs., Situated at Gut No. 4/3, village: Bhavsingpura, Tq.
& Dist. Sambhajinagar (Aurangabad).

TITLE VERIFICATION REPORT

Whereas, Mr. Balaji Krushnamurti Koli, R/o. Aurangabad approached me and


requested to issue title cum search report in respect of the above mentioned
property and have placed before me Xerox copies of the title and revenue documents
relating to the said property. Further I have inspected the revenue records as
available online and also data of transactions available on the IGR website, for the
last 13 years.

In consequence of the inspection of the abovementioned records and the


available documents placed before me, my report regarding the trace of title is as
under:

1. Name of the Plot Owner:- Mr. Gajanan Kautikrao Lokhande


R/o. Chh. Sambhajinagar (Aurangabad)

1A. Name of the Proposed Owner: Mr. Balaji Krushnamurti Koli,


R/o. Chh. Sambhajinagar (Aurangabad)

2. Description of the property:-


All the piece or parcel of immovable property bearing N.A land Plot No.8,
admeasuring area 103.35Sq. Mtrs., Situated at Gut No. 4/3, village: Bhavsingpura,
Tq. & Dist. Chh. Sambhajinagar (Aurangabad) and the said plot bounded as under:

East :- Plot No.22 & 23


West :- 20 Ft. wide Road
South :- Plot No. 09
North :- Land of Padmabai Manikrao Lokhande

(Hereinafter called as “the Immovable Property”).


(The physical possession over the said property and the boundaries
to be verified and up to date title investigation to be carried out by
the concerned, before transacting any further)

3. This is to state that I have taken online search of the records as


available, at the concerned Sub-Registrar Office at Chh. Sambhajinagar
(Aurangabad) for the last 13 years since 2012 onwards and I have also
perused the title documents pertaining to the aforesaid property placed
before me by the Owner thereof.
In consequence of the inspection of the abovementioned records and
the available documents, my report regarding the trace of title is as under:

4. Upon perusing the documents produced before me as well as online


search taken by me, it reveals that the said property is NA land i.e. Plot No.
08, adm. area 103.355 Sq. Mtrs. in Gut No. 4/3, village: Bhavsingpura, Tq. &
Dist: Chh. Sambhajinagar (Aurangabad).

5. It is seen from record that, earlier Mr. Bhaurao Lokhande was the
owner and possessor of the land to the extent of 12 Acre 20 R in Gut No. 4,
at. Bhavsingpura, Tq. & Dist: Chh. Sambhajinagar (Aurangabad). His name
recorded in revenue record vide mutation entry No. 7.

6. It is seen from record that, after demise of the Bhaurao Lokhande, his
legal heirs namely 1) Mr. Manikrao Bhaurao, 2) Harishchandra 3) Salukram
and 4) Sundrabai and their name have been recorded in revenue record vide
mutation entry No. 456. Accordingly their name also recorded in revenue
record.

It is represented that, after demised of Sundrabai Lokhande, her legal


heirs) Mr. Manikrao Bhaurao, 2) Harishchandra 3) Salukram got 1 hectare 68
R each in the said Gut No. 4, Situated at Bhavsingpura, Tq. & Dist: Chh.
Sambhajinagar (Aurangabad)

Thus, Mr. Manikrao Bhaurao Lokhande become owner and possession of the
land to the extent of 1 Hectare 58 R in the said Gut No. 4, situated at.
Bhavsingpura, Tq. & Dist: Chh. Sambhajinagar (Aurangabad). It is appearing
on record, the Gut No. 4 divided in sub number as Gut No. 4/1, 4/2, 4/3 etc.

7. It is seen from record that, in the year 2012 vide Will No.1282/2012
and Compromise Decree No.1367/2012 legal heir of the deceased Mr.
Manikrao Bhaurao Lokhande namely 1) Padmabai Manikrao Lokhande got 49
R, in Gut No. 4/3, and 7 R in Gut No. 4/2, 2) Mr. Raosaheb Manikrao got land
to the extent of 49 R in Gut No. 4/3 and 7 R in Gut No. 4/2, 3) Rukhmanbai
Bhausaheb Lokhande got land to the extent of 49 R in Gut No. 4/3, and 7 R
land in Gut No. 4/2, situated at. Bhavsingpura, Tq. & Dist: Chh.
Sambhajinagar (Aurangabad). The aforesaid fact are supported by mutation
entry No.4879/2016 Dt. 23.05.2016 which is duly sanctioned and recorded
by revenue authority and enclosed herewith for kind perusal.

It seems that, Mr. Raosaheb Manikrao Lokhande, become owner and


possession of the land to the extent of 49 R in Gut No. 4/3, situated at.
Bhavsingpura, Tq. & Dist: Chh. Sambhajinagar (Aurangabad).

8. It is seen from record that, in the year 2021 Mr. Raosaheb Manikrao
Lokhande sold land to Mr. Gajanan Kautikrao Lokhande to the extent of 49 R
in the Gut No. 4/3, situated at Bhavsingpura, Tq. & Dist: Chh.
Sambhajinagar (Aurangabad) for monetary consideration of Rs.1,10,25,000/-
vide regd. sale deed bearing day book No. AGG-2-2983/2021 Dated
24.03.2021.

In this sinario, Mr. Gajanan Kautikrao Lokhande become absolute owner


and possessior of the land to the extent of 49 R in the said Gut No. 4/3,
situated at Bhavsingpura, Tq. & Dist: Chh. Sambhajinagar (Aurangabad)

9. It is seen from record that, in the year 2022, Mr. Gajanan Kautikrao
Lokhande obtained NA order No. Ja.Kra.2022/jama-2/pari.42-C/pra.kra. 131
Dt. 28.04.2022 for residential purpose under section 42-C of the MLRC Code

from Tahasildar, Aurangabad. The said order is enclosed herewith for kind
perusal.

Accordingly, Mr. Gajanan Kautikrao Lokhande developed said NA land as


Satyeshwar Shivparvati Nagar by layout of total 43 plots and got sanctioned
part plan of development plan of Aurangabad Municipal corporation for
additional area of No Development Zone from Town planning authority,
Municipal Corporation Aurangabad. Mr. Gajanan Kautikrao Lokhande also
submitted Zone Certificate No.156 Dt. 21.01.2022 of said Gut No.4, issued
by Town planning Authority municipal Corporation Aurangabad. I have also
perused said Zone Certificate which is conditional, after after measurement
and layout zone and reservation will be final.

10. It is seem from record that, Mr. Balaji Krushnamurti Koli, approached
to the Mr. Gajanan Kautikrao Lokhande with the proposal of purchase plot
No. 08, Adm. area 103.35 Sq. Mtrs. out of said Gut No. 4/3, situated at.
Bhavsingpura, Tq. & Dist: Chh. Sambhajinagar (Aurangabad) and towards
the token amount deposited Rs.50,000/- vide payment receipt No.035 Dated
29.12.2024.

Thus, Mr. Balaji Krushnamurti Koli become proposed owner of the said
Plot No. 8, Adm. area 103.35 Sq. Mtrs. out of said Gut No. 4/3, situated at.
Bhavsingpura, Tq. & Dist: Chh. Sambhajinagar (Aurangabad).

11. On the basis of the above, I am of the opinion that Mr. Balaji
Krushnamurti Koli, R/o. Aurangabad, is being proposed owner entitled to
purchase and executed registered sale deed said plot No. 8, Adm. area
103.35 Sq. Mtrs. out of said Gut No. 4/3, situated at. Bhavsingpura, Tq. &
Dist: Chh. Sambhajinagar (Aurangabad) after payment of full monetary
consideration to the Mr. Gajanan Kautikrao Lokhande.

The necessary search fees is paid online vide challan/receipt dated


31/12/2024
