SUBJECT : GENERAL CONSTRUCTION WORK
Outline Specifications
A. SCOPE OF WORK
1. The work contemplated in this contract consists of:
a. Furnishing of all necessary materials, labor and tools for the complete construction of the
building in accordance with the plans and specification submitted herewith.
b. All works to be executed shall be in the highest quality of workmanship and to the fullest
intent and meaning of the plans and specification unless otherwise specified by the Designer.
B. PLANS AND SPECIFICATIONS
1. If no numerical value appears on the plan(s), all drawings shall be carefully followed according to the
scale of the drawings, but if they are indicated, the numerical notations must be followed and not the
scale of the drawing & the specifications, specifications otherwise shall govern. In case of
discrepancies on figures or drawings, the matter shall be submitted to the Designer prior to any
adjustments.
2. No changes in the drawings and specifications shall be made by the Owner and or Contractor without
prior agreement or approval of the Designer.
3. All instructions of service are considered as the personal property of the ARCHITECT and it is only
in with his prior written consent that the same must be produced and be used by the other persons, the
ARCHITECT is obligated to furnish its services as per contract signed by both agreeing parties.
C. LINES, GRADES, EARTHWORKS AND SITE WORKS
1. The Contractor shall secure the building site with temporary fence in front of the site work using
Chan-link fence, temporary shelter and warehouse shall be provided within the building site using
low-cost materials.
2. Stake out accurately the lines of the building and establish grades therefore, after which secure
approval from the Architect before any excavation works shall commence.
3. For the absence of the site topography survey, all plans are set and assumed on a flat plain surface
only. Thus, all fill excavations and ground to floor elevations are expected to be variables in its
volumes and actual depths.
4. Excavations shall be done in accordance with the required depth as indicated in plan. All loose
materials shall be removed from the bottom of excavations before setting up footings and no footing
shall rest on fill.
5. Clearing and grading of building site as to uprooting of trees and demolition of existing structure
are included in the contract.
6. After forms have been removed from footings, columns, foundations, etc. And when concrete is
hard enough to resist pressure resulted from compacted fill, back-filling may then be done.
Materials excavated may be used for backfill, all filling shall be placed in layers not exceeding 15
centimeters in thickness, each layer being thoroughly compacted wetting tamping and may be
rolled.
D. CONCRETE AND MASONRY WORKS
1. GENERAL CONDITIONS
a. Unless otherwise specified herein, concrete work shall conform to the requirements of the
ACI or National Building Code. Full cooperation shall be given to other trades installing
embedded items. Inspect all embedded items before concrete is placed.
2. FOUNDATION
a. Allowable soil bearing capacity shall be at least 1,500 psf.
b. Excavations for footings shall be at least 1.65 meter deep from the stable soil layer.
c. Any deviation of soil layering for the first three excavations should be brought to the
attention of the Structural Engineer.
3. CONCRETE PROPORTIONING
Class A [Link] for all beams, girders, columns and RC slabs and Class C [Link] for all footings and
concrete slabs.
a. Concrete shall be worked readily into the corners and all angles of the forms and around
all reinforcement and embedded items without permitting the materials to segregate.
b. In placing concrete through reinforcement, care shall be taken that no segregation of the
coarse aggregate occurs. On the bottom of the beams and slabs, where the congestion of
steel near the forms makes placing difficult, a layer of mortar of the same cement-sand
ratios as used in the concrete shall be first deposited to cover the surface.
c. The min. of 28-day compressive strength of concrete shall be followed.
4. CONCRETE HOLLOW BLOCKS
a. Use 100 mm thick standard size hollow blocks on all walls except perimeter wall or
firewall; use 150mm as indicted on the plans.
b. All CHB’s shall be laid true to its plumb and level with its concrete mortar filler having a
cement and sand mixture of 1:3.
c. Use 10mmØ Deformed Bars reinforcement spaced at 61 centimeters on centers both ways.
d. Hollow cells with rebars shall be filled solidly with specified mortar filler.
e. Provide Lintel beams with adequate reinforcement even if not shown on drawings.
f. Plaster all exposed interior and exterior CHB walls with cement plaster having a minimum
thickness of ½ inch true to its plumb and even surface.
g. Cement plaster mixtures shall be 1 part cement & 2 parts fine screened sand.
E. STRUCTURAL STEEL
1. Conform all materials and workmanship to the requirements of the American Institute of Steel
Construction’s (AISC) Specifications for the design, fabrication and erection of structures steel for
building as amended to date or as may be specifically indicated on structural working drawings.
2. All column reinforcement shall not have more 50% of the total column reinforcement bars shall be
splice at the same level. Lap splice shall be at least 40 bars diameter staggered at a distance at least
60 bars diameter.
3. All works shall conform to the plans & specifications. Before pouring of concrete, it shall be
verified by the structural engineer for site inspection.
F. CARPENTRY AND JOINERY
1. All works under this section shall conform to Section “A” hereof.
2. Lumber shall be approved quality of the respective kinds required for the various parts of the
work, well-seasoned, thoroughly dry and free from sappy knots, shakes or other imperfections that
will affect its strength and appearances.
3. Framing lumber shall be of rough dimensions shown on drawings. All exposed woodwork shall be
well seasoned and smoothly dressed.
4. Mill molding shall be true to its profiles and shall be installed in a workmanlike manner especially
on corner joints and curves.
5. Provide Apitong wood or Equivalent for Jambs, Hollow-core flush doors and paneled doors only
except door at T&B.
6. Use Apitong wood for all cabinets and shelves.
7. Scaffolding shall be provided on all concrete, masonry and painting works.
G. ARCHITECTURAL FINISHES
1. FLOORING
a. Use Marble tiles floor tiles for living, & dining areas, Concrete tiles floor tiles for
outdoor areas.
b. Toilet floors shall be Ceramic tiles, with colors to match wall tiles.
c. Contractor shall submit samples to the Owner prior to any tile Installation.
d. Verify Designer for tiling layout and color reference prior to installations. Install all tiling
works true to its line level.
2. WALLING
a. All CHB interior walls shall be plastered true to its plumb and even surfaces.
b. Toilet wall finishes shall be of Ceramic tiles possibly 9 layers high with tile trim on all
edges.
3. CEILINGS
a. No ceiling materials on ceiling due to use of steel decking except for toilet.
b. Use Gypsum board on Steel framing for toilet.
4. DOORS
a. Use Apitong wood for main door, and Glass sliding door for service door.
b. All Toilet doors shall be PVC panel door and shall be installed according to plan and
details and specification. (Verify to the Plans)
5. WINDOWS
a. All awning, fixed & sliding glass panels shall be 6mm glass on Aluminum frames.
(Refer to plans for details).
6. FINISHING HARDWARES
a. All locksets shall be Lever handle Yale brand only.
b. Provide 3 pcs. 3-1/2” x 3-1/2 Yale brand loose pin hinges on all hollow core and panel
doors.
c. Concealed hinges for cabinetries and closets shall be “Italy-made”.
d. Cabinets and closet catches shall be plastic roller type.
e. Keys shall be master keyed in sets and sub sets.
f. Drawer and Cabinet pulls shall be chrome coated slender and ball type; use Yeti Brand
Only, See detailed drawings.
g. Use 2” Aluminum for Stair Nosing.
H. PLUMBING
Furnishing of all materials, tools, equipment, apparatus, appliances, accessories, transportation, labor and
supervision required for the complete installation and testing of the PLUMBING SYSTEM ready for use in
accordance with the best practice of Plumbing Trade as listed herein but not limited to the following:
1. Tapping from an existing water main of the building distribution system.
2. All building sanitary drains, waste and venting systems including floor drains.
3. Supply and installation of fire hose cabinet including accessories and fire extinguisher.
4. Supply and installation of all plumbing fixtures, fittings, trims and accessories for all usable areas.
5. Floor drains provisions for condensate disposal of mechanical equipment.
6. Testing for leakage of all water supply and distribution system, drains, waste, sewer and venting
system plus pressure testing a disinfection of the water supply and distribution system.
7. Securing of all permits and licenses as required include the water connection.
8. Excavation and backfilling in connection with the work shall be included.
9. Furnishing of written one (1) year warranty on the plumbing system.

I. ELECTRICAL WORKS
1. Providing all items, materials, operations, or methods listed, implied, mentioned or scheduled on
the drawings and/or herein, including all proper completion and execution of the ELECTRICAL
WORKS except those portions of the work that are clearly stated to be done by others.
2. All works and materials for a complete lighting and power systems including all distribution
equipment, feeders and conduits, branch circuits, circuit breakers, panel boards, & connections to
all lighting & power outlets, motors, & appliances.
3. All lighting fixtures and switches.
4. A complete telephone system including all conduits and raceways, cables, terminals, cabinets,
boxes, faceplates, and associated manholes or hand holes as required by the telephone utility
except all equipment which shall be supplied by others.
5. All works and materials for a complete fire alarm and other auxiliary systems as called for.
6. All steel support for conduits, cables, panels, boxes, lighting fixtures, etc. as indicated or required
to complete the installation.
7. A complete grounding system of equipment and others as required by governing codes.
8. A complete test of all electrical systems.
9. Where materials are furnished and supplied by the Owners, the Contractor shall receive, unload,
handle, transport, assemble, and install complete.
10. All other electrical works and materials up to the power supply box for the secondary circuit
breakers of the mechanical equipment.
11. All necessary main electrical power feeder lines terminating to about 5 meters away from the
motor concerned.
12. All other items incidental to and/or required for the proper completion of the installation.
13. Permit fees, warranty, bonds, and other government taxes and licenses necessary for the execution
of the work.
14. All materials to be used in this project shall be subject for approval of the Architect, of its brand,
size and color finish.

K. PAINTING WORKS
1. GENERAL CONDITION
a. All works under this section shall conform to Section “A” hereof.
b. The Contractor shall furnish all tools and labor necessary for the completion of all
painting and varnishing works which includes exposed wood works, masonry and iron
works.
c. Only skilled painters shall be employed on all painting works. All workmanship shall be
executed in accordance with the best acceptable practices.
d. Finish hardware, lighting fixtures, plates and other similar items shall be removed by
workman skilled in these trades, and protected during painting operations and reposition
upon completion of each space.
e. Use White Boysen Virtuoso paint for Interior of the house.
