RENTAL AGREEMENT
This RENTAL AGREEMENT is made and Executed on this the 09th December 2024 at
Hyderabad, T.S by and between:-
Mr. KALYAN CHAKRAVARTHI S/O MURALIDHAR RAO aged about 40 years, Occ: Private
Employee, R/o H No.3-100/140, Jayabheri Park Road, Kompally, Medchal, Malkajgiri,
Telangana-500014.
Hereinafter Call the ‘Owner’, Which Term Shall mean and Include his/her heirs, Legal
Representatives, Nominee and Assignees , etc., of the One part.
AND
Mr. U RAKESH KUMAR S/O U VENKATESHWARA RAO aged about 33 years, Occ: Private
Employee, R/o H No.3-100/140, Jayabheri Park Road, Kompally, Medchal, Malkajgiri,
Telangana-500014.
Hereinafter Called the ‘TENENT’ Which Term Shall mean and Include his/her heirs, Executor,
Administration, Legal Representatives, Nominee and Assignees , etc., of the Other part.
Whereas the lessor is the legal and absolute owner of the Premises of R/o H No.3-
100/140, Jayabheri Park Road, Kompally, Medchal, Malkajgiri, Telangana-500014. The Tenant
as approached to the OWNER to let out his the above mentioned premises on rent. The
OWNER Herein agreed to let out the same on the Following Terms and Conditions.
NOW THIS RENTAL AGREEMENT WITNESSETH AS FOLLOWS:-
1. That the Owner has agreed to Let-out the Said Premises to the Tenant on a Monthly
Rent of Rs15,500/-(Rupees Fifteen Thousand Five Hundered Only) Payable on or
before 5th day of Every English Calendar Month.
2. The Tenant has Deposited a Sum of Rs.30,000/-(Rupees Thirty Thousand Only)
Which Shall be refundable at the time of vacating the said Premises, After deducting
any Dues, which do not carry any interest.
3. The Tenant shall use the said premises in a neat and clean condition and shall not
carry any alteration modification to the premises.
4. The Tenant cannot Sub-let the said premises to any other Person or Persons.
5. The Tenant shall keep the said premises in a neat and clean condition and shall not
carry any alteration modification to the premises.
6. The Tenant shall not cause any act of waste such as to impure the utility of the said
premises.
7. The Tenant shall not cause any act which may be nuisances to the
Neighbor-hood.
8. The owners or his authorize Representative shall be entitled to inspect the said
premises at any reasonable hours of the day.
9. The tenant shall not do any illegal activities in the said premises.
10. The Tenant shall pay the Electricity charges towards the said premises separately
11. The Tenant can be for 11 Months from (01st April 2024) and can be extended for
further period with the mutual consent of both Parties.
12. The Rent shall be enhanced for 5% on the existing rent after every 11 Months.
13. Both the Parties shall give 2 Months’ Notice in advance to vacate the said premises.
14. The Tenant shall carryout minor repairs such as fuses leakages etc… and any basic
repairs to the structure, plumbing, wiring etc.., at his own cost during the tenancy
period.
15. The Tenant shall handover the said premises to the owner at the time of vacating the
premises in a good condition as it was taken at the time of commencement of the
rental agreement subject to the normal wear and tear.
16. If the Lessee default or fails to pay the rent for a continuous period of 2 Months the
lesser is at Liberty to cancel the Agreement and forfeit the Deposit and lessee has to
vacant the House immediately and peacefully with paying any arrears and damages to
the property to meet by lessee without further.
17. Any Dispute arises out of rental premises can be amicably settled with elders of that
party Lessee has no right to go to court of law or Police Station.
18. If Lessee can do any temporary for his business purpose will be with his own
expenses funds. Land lord is not at all responsible for his investment Lessee cannot
raise any objections regarding his investments Lessee can also vacant the premises
without any further objections.
19. Any Irrelevant actions/misbehavior/Violent Activity by tenant affecting the rights of
landlord. Tenant and all his associates/other Tenants must vacate and handover the
premises peacefully without any further notice forfeiting his Deposits.
20. After expire of the lease period Lessee has to vacate the handover the premises and
handover the premises peacefully to the Landlord.
21. If the Landlord wants his premises for their own use lessee/Tenant has to vacate the
premises peacefully with two months’ notice.
22. If the Lessee Can does any temporary construction for his Business purposes will be
with his own expenses/ funds only. Land lord is not responsible for his investment
lessee premises without any further objection.
23. If Land Lord wants the Premises for his personal use Tenant has to vacate within 2
months’ Notice.
24. Rent Commences from 01st April 2024.
IN WITNESS WHEREOF the parties hereto have signed on this deed of Rental
Agreement on the day month and year above mentioned in the presence of undersigned
witnesses.
