Legal document – documents used to officially record an agreement that is intended to be enforceable in
a court of law
Legal documents include wills, lease, conveyance documents, agreements, endorsements and contracts.
Terms
Engrossment: a fair clean or final version of a legal document ready for execution (signing)
Attestation: at the end of a legal document there is a section for the parties’ signatures and the
witnessing of those signatures.
Draft: a copy of the document that is sent for each party for approval
Counterpart: a duplicate copy of the legal document for signature
Leases
Documents used when property, including houses, flats, land or commercial premises such a warehouse
is rented out. It is a contract granting use or occupation of property for a specified period in exchange for
a specified rent.
Terms:
Lessor – person who grants the lease
Lessee(tenant) – the one renting the property under a written lease from the owner
Inventory – list of items included in the property
Conveyances
Documents are used for buying and selling real estate or property. It is a document effecting a property
transfer. It is called a sale agreement or deed of conveyance.
Agreements
A negotiated legally binding arrangement between two parties as to a course action
Contracts
A legally binding agreements between two or more persons that is enforceable by law, especially one
healing with employment, sales, tenancy.
Endorsements
A brief statement of description of a legal document that allows it to be identified.
For example, an endorsement on a will shows the name and address of the person making the will, the
executors, and the date it was signed.
Wills
Instructions about what should happen to someone’s property after they die.
A will or testament Is a legal declaration by which a person (the testator if male or testatrix if female)
names one or more persons(executors) to manage his or her estate and provides for the transfer of his
or her property at death.
