DIVISION 1.0 General Requirements

ARTICLE 1.1 SUMMARY OF WORK

1.1.1 Documents
1.1.1.1 The Documents shall consist of documents as stated in the United Architects of the Philippines (UAP)
Document 301 General Conditions, shall be considered appended to these Documents, in effect as if written
out in full, unless otherwise stated elsewhere in the Documents.
1.1.1.2 The intent of these documents is to include all labor, materials, equipment and services of every kind
necessary for the proper execution of the work, and the terms and conditions of payment thereof.
1.1.1.3 The Documents are to be considered as one, and whatever is called for by any one of the documents shall be
as binding as if called for by all.

1.1.2 Work Covered by the Documents


1.1.2.1 The owner shall undertake the general construction roughing-in works of the Proposed TWO-STOREY
RESIDENTIAL BLDG. located at TAYABAS CITY subject to all the conditions and requirements thereof,
and in accordance with the Documents furnished by ADMIN in so far as they relate to this project. The owner
shall deliver, furnish, install, place and complete any and all necessary work called for by the Plans and
Specifications of the Documents, and will furnish all necessary materials, plants, tools, equipment and labor to
complete the work.
1.1.2.2 The owner shall coordinate all roughing-in required with the sanitary and the electrical plans and
specifications.

1.1.3 Work by Others


1.1.3.1 All finishing jobs, such as marble, tile works, ceiling works, wall paper, painting and other related work shall
be subject to the approval of the Owner and the Architect.
1.1.3.2 All subcontractors of electrical, waterproofing, plumbing and other mechanical works shall conform to those
indicated in the Bid Documents and agreed upon in writing by the Owner ..

1.1.4 Standards of Work


1.1.4.1 All work shall be done to the highest standards of craftsmanship by journeymen of their respective trades. All
workmen and subcontractors shall be skilled in their trades.

1.1.5 Work Sequence

1.1.5.1 Verification
 The owner shall notify the Architect in writing if the Drawings and Specifications are at variance with each
other.
 In the event of discrepancies between engineering plans and architectural plans, consult the architect.
 The owner shall verify all dimensions and conditions shown in the Drawings and Specifications with those
at the site. Any variation which requires physical change shall be brought to the attention of the Architect.
The owner shall not be given extra payments for conditions which can be determined by examining the
project site and Contract Documents.
1.1.5.2 Methods and Equipment
 The owner shall use such methods and equipment for the performance of all the operations connected
with the work covered will produce a satisfactory quality of work and rate of progress which, in the opinion
of the Architect, will insure the completion of the work within the time.
 DIVISION 2.0 Site Works
The owner shall provide all labor, materials, equipments, plants and services necessary to complete the preparation of the
site and the clearing of the premises of work in the manner shown on drawings and specified in these documents.

2.1 General Site Work


2.1.1 The owner shall secure all required permits and pay all fees in connection with the work.
2.1.2 All trees or group of trees, shrubbery and visible structures indicated on the drawings or designated by the
Architect to be left standing shall be properly protected from damage incident to construction operations by the
erection of suitable barriers as approved by Engineer/Consultant.
2.1.3 Grubbing shall consist in removal and disposal of all stumps and sub-surface roots larger than 750mm in
diameter and other roots that will interfere with the proposed construction work. Stumps located where fills or
embankments are to be over 900 high may, after vegetation and turf are removed, be cut off level with the
resulting surface and left in place. When utility lines are encountered within the areas of operations, the
contractor shall promptly notify the Engineer/consultant with ample time for taking measures to prevent
interruption of any required service.
2.1.4 Undertake general exterior grading, cutting, filling required to transform existing grades to those shown on
drawings. Spread uniform layer of topsoil over entire regraded area.
2.1.5 Construct all shoring, bracing, planking and cribbing required and undertake removal of the same.
2.1.6 Stake out the building accurately, and establish grades, placing such where they will not be disturbed during
the construction of the foundations. Contractor shall be responsible for any verification required to comply with
setbacks required by Municipal, Local or Subdivision regulations.
2.1.7 The areas within the construction work shall be graded so as to assure proper drainage and prevent the
forming of pools.
2.1.8 All utility lines shall be extended from the building to the utility connection. Connection charges shall be
included in the cost of this work.

2.2 Excavation
2.2.1 Structural excavation shall be to the depths indicated, reckoned either from the natural ground line or the
finished grade line, whichever is lower. The indicated depth is the minimum requirement for excavation.
However, if in the opinion of the Engineer, the soil bearing pressure is not attained at the indicated depth, the
owner shall extend the excavation until the required soil bearing pressure is obtained. All excavations
extended down from the indicated depth may be considered as a change order if authorized in writing by the
Architect. In no case shall footings rest on fill.
2.2.2 All structural excavations shall extend to a sufficient distance from walls and footings to allow for the proper
erection and dismantling of forms, installation of service lines and for inspection. All excavations shall be
inspected by the Engineer before pouring any concrete, laying underground services or placing backfilling
materials. The owner shall control the grading in the vicinity of all excavated areas to prevent surface drainage
from running in to excavations. Water which accumulates in excavated areas shall be removed by pumping or
by other approved methods. Before filling or pouring concrete.
2.2.3 Minimum soil bearing pressure shall be qs=3000 psf., unless otherwise specified by the Structural Engineer.

2.3 Backfilling
2.3.1 After the forms have been removed, all trash, wood chips and other debris shall be removed from the areas to
be backfilled.
2.3.2 Compacting shall be approved good soil filling materials (“escombro”) free from all organic matter evenly
spread in horizontal layers approximately 0.15 meters thick with each layer watered and compacted to a
density of at least 90% of maximum density of optimum moisture.

2.3.3 Foundation walls shall be adequately braced before backfilling.


2.3.4 Backfilling shall not be undertaken until it has been inspected and is authorized in writing by the Architect.
2.3.5 All excess materials resulting from grading operations not required or unsuitable for fill or backfill shall be
disposed of by the owner at his expense.
DIVISION 3.0 Concrete Works
Owner shall provide all necessary labor, materials and equipment to complete all concrete shown or noted in these
documents.
3.1 General Requirements

3.1.1 Joints
3.1.1.1 All control joints or construction joints shall be made as detailed. The Contractor shall submit a plan of
proposed location for pour joints and shall have prior approval of such plan by the Architect before the
installation of concrete. Construction joints in slabs, beams or girders shall be made at mid-joints in general.
Construction joints in walls and columns shall be at the underside at floor slabs, beams or girders; 60mm
above wall footings for walls; at least 50mm above footings for columns. Reinforcement shall be continuous
through all control or construction joints.
3.1.1.2 Slabs and beams resting upon walls or columns shall not be poured until at least two (2) hours after pours of
such walls or columns.

3.1.2 Imposed Loads

Beams and girders supporting walls above shall have adequate shoring to sustain such work in proper position
until at least 28 days after the upper wall pour or until directed otherwise by the Architect.

3.2 Specifications for Reinforced Concrete

The following specifications for reinforced concrete work shall constitute the minimum requirements for this
Project. Refer to Structural Drawings, Structural Specifications and Computations.

fc’ = 3,000 psi (20.68 Mpa)


fs = 20,000 psi (137.9 Mpa)
fy = 40,000 psi (275.80 Mpa)

Structural grade (grade 40) ASTM A16


Deformed to ASTM A305

All concrete work shall conform to the requirements of the standard specifications of the ACI Building Code
(ACI 318, Latest Edition).

3.3 Materials

3.3.1 Cement for general concrete work shall be type 1 Portland Cement conforming to ASTM C150 “Specifications
for Portland Cement”. Cement shall be stored in moisture proof silos or sheds.
3.3.2 Coarse Aggregates shall be either natural gravel or crushed rock conforming to the “Specifications of Concrete
Aggregates” - latest issue, ASTM C33. The maximum size of aggregates shall not be larger than one-fifth (1/5)
of the narrowest dimensions between sides of the forms within which the concrete is to be cast nor larger than
three-fourths (3/4) of the minimum clear spacing between reinforcing bars or between reinforcing bars and
forms.
3.3.3 Fine aggregates shall be beach or river sand conforming to ASTM C33, “Specifications for Concrete
Aggregates”. Sand particles shall be coarse, sharp, clean - free from salt, dust, loam, dirt and all foreign
matter.
3.3.4 Water used for mixing shall be clean, free from oil, acids, salt and all deleterious substances. Brackish water
shall not be allowed. Water used shall be potable.

3.4 Mixing of Concrete


3.4.1 Class A mixture shall be used for all concrete columns, footings, reinforced concrete beams and shall be
developed 3,000 psi (20.68 Mpa) in 28 days.
3.4.2 The Architect and Structural Engineer shall be notified when excavation and/or preparation of footings are
completed. Poured footings shall be poured on undisturbed soil, as described in the soil report as bearing
materials. No steel reinforcement shall be placed nor concrete poured until the Architect or his duly authorized
representative has approved the soil of each individual footing.
3.4.3 DIVISION 4.0 Masonry Works
The owner shall provide the necessary labor, materials and equipment to lay up masonry as shown or specified in these
documents. All work shall be laid plumb, true and square with filled joints.

4.1 Materials for Mortar


4.1.1 Cement for general concrete work shall be Type I Portland Cement conforming to ASTM C150 “Specifications
for Portland Cement”. Other types of portland cement may be used where their special properties may be
needed for resistance to sulfate attack or for rapid strength development.
4.1.2 Fine aggregates shall be natural and conforming to ASTM C33, “Specifications for Concrete Aggregates”.
Sand particles shall be coarse, sharp, clean and shall be free from dust, loam, dirt, vegetable matter, or any
other foreign matter.
4.1.3 Water used for mixing mortar shall be clean, free from oil, acid, salts, vegetable matter, or other deleterious
substances. The use of sea or brackish water is not allowed.
4.1.4 Lime shall conform to ASTM C-5, “Specifications for Quicklime for Structural Purposes”.
4.1.5 Unless otherwise specified, the mortar mix shall consist of one (1) part cement, three (3) parts of tampered
with lime putty not over 25% of cement volume and water sufficient to produce a workable mass. No mortar
that has stood for more than one (1) hour shall be used.

4.2 Concrete Hollow Blocks


4.2.1 Materials
4.2.1.1 Blocks shall be laid in accordance with the manufacturer’s specifications and recommendations. Strength of
blocks shall be as specified in the drawings or in the specific job requirement sheets.
4.2.1.2 Class B (1:2-1/2:5) Mixture shall be used for all concrete hollow blocks and shall be reinforced with 12mm
deformed bars at 0.60 meter o.c. vertical and 10mm deformed bars for every third course horizontal.
4.2.1.3 Concrete hollow blocks shall be 700 psi minimum and shall have the following weights:

6” x 8” x 16” block - maximum weight - 30 lbs/block


4” x 8” x 16” block - maximum weight - 25 lbs/block

4.2.2 Grouting
Grout shall be sufficiently fluid to insure complete filling of all sections of the masonry requiring grout. Grout
shall not contain more than 7-1/2 gallons of water per sack of cement. In cases of honeycombs on structural
members, use pressure-injected epoxy grout, approved by the Structural Engineer or the Architect.
4.2.3 Reinforcing Bars
Reinforcing bars for hollow blocks shall be straight except for bends around corners or where bends are
indicated in the plans. Horizontal and vertical reinforcements shall be of sizes and at intervals indicated in the
drawings. The splice distance shall not be less than 30 bar diameter or 12”.

4.2.4 Joints
Unless otherwise specified or detailed on plans, horizontal and vertical mortar joints shall be 3/8” or 10mm
thick with full mortar coverage on the face shells and the web surrounding the cells to be filled. All joints shall
be solidly filled. Furrowing of the mortar will not be allowed.

4.2.5 Plastered Surfaces


When plastering is called for on masonry walls, plaster coats shall consist of the scratch and the finishing coats. Concrete
blocks shall be soaked for ½ hour before any plaster is applied. Surfaces shall be thoroughly plastered with mortar to
leave the finished surface smooth and even. After application of the finish coat, the plastered wall shall be kept damp for a
period of three days. Exterior plaster work for building surface shall be ½” or 12mm thick and the interior plasters shall be
3/8” or 10mm thick. Exterior plastering shall use Sahara integral waterproofing concrete admixture or equivalent as
approved by the Architect.
DIVISION 5.0 Metal Works
5.1 Wrought Iron and Decorative Metal Work

5.1.1 Scope of Work


All wrought iron and decorative metal work under this section shall be done by approved subcontractor. The
contractor shall furnish all materials, labor, equipment and services to complete all wrought iron work or grill
and other decorative metal work shown on drawings or as called for in these specifications.

5.1.2 Shop Drawings


The contractor shall submit to the Architect shop drawings of all wrought iron work for approval.

5.1.3 Shop Painting


All wrought iron work shall be given two coats of red oxide paint before installation.

5.1.4 Workmanship
All work under this section shall be done neatly, with all joints butted and welded. All welded surfaces shall be
completely filed to produce an even and smooth finish.

5.2 Metal Doors


5.2.1 Scope of Work
All work under this section shall be done by approved subcontractor. The contractor shall furnish all materials,
labor, equipment and services to complete all metal door work as called for in these specifications.

5.2.2 Shop Drawings


The contractor shall submit to the Architect shop drawings of all metal door work for approval.

5.2.3 Materials
5.2.3.1 For Tubular Doors: Stiles and rails shall be gauge 18 pressed steel to extend 63.5 mm (2-1/2”) below floor line
and provided with anchors into masonry walls. Steel panels shall be of annealed and patent-levelled sheets.

5.2.3.2 For Casement Doors: Leaf members shall be hot rolled, low carbon, new billet solid steel sections. Frame and
leaf members shall be 30.2 mm depth x 3.18 mm web thickness (1-3/16”x1/8”). Muntin sections shall be
19.05mm x 19.05 mm (3/4”x3/4”).

5.2.4 Construction

5.2.4.1 Tubular
Tubular and frame joints shall be of welded construction with all joints face welded and ground smooth. For
glass panels, provide glazing beads for inside glazing. Steel panels shall be secured to the stiles and rails with
steel angles.

5.2.4.2 Casement
Frame and door leaf corners shall be mitered to insure correct alignment, electrically butt welded and forged
with exposed surfaces ground smooth. Muntins shall be attached to leaf members by means of mortise and
tendon joints electrically hot riveted. Double full shall be of interlocking design. Double full contact weathering
shall be provided between leaf and frames around the entire perimeter of each by means of an overlap of at
least 6.35mm (1/4”) on both inside and outside points of closure. Doors shall be designed for outside glazing
with wire clips and putty.
DIVISION 6.0 Carpentry Works
Owner shall provide all labor, materials and equipment to frame-up, sheath and trim out building as shown or specified in
these documents.

6.1 Materials
6.1.1 All lumber to be used shall be free from all kinds of defects that may impair their strength or durability. All the
finishing lumber to be used shall be kiln dried.
6.1.2 Lumber shall conform to the specifications of the Forest Product Research Institute of the Philippines. Grades
shall conform to the grading rules of the Institute under whose rules the lumber is classified. Lumber shall be
S4S or worked to such patterns as shown on the drawings, specified or required. All the materials shall be
thoroughly kiln-dried of not more than fourteen percent (14%) moisture content. Pressure treated lumber and
plywood (salt-treated) shall be thoroughly dry and certified by the firm of origin as such before they are used at
the job. Marine plywood shall bear such markings identifying the materials.
6.1.3 Lumber shall be approved quality of their respective kinds required for the various parts of the work, well-
seasoned, thoroughly dry and free from large, loose or unsound knots, sap, shakes, or other imperfections
impairing its strength, durability and appearance.

6.2 Fastenings
Nails, screws, bolts, washers, connections and similar items, except as otherwise specified shall be standard
commercial articles suitable for the intended purposes.

6.3 Kinds of lumber to be used shall be as follows:


 Guijo or Yakal - for all roof framing, corbels, wood plates, purlins and other lumber imbedded in concrete
unless otherwise specified.
 Apitong - for roof tile battens, studs, nailers, cabinet and closet frames, baseboards, other finishing
lumber.

 Narra – baseboards

 Plywood - all wood partitions shall be lined with Class “A” tanguile plywood as specified and shown in
drawings unless otherwise specified on plans.

6.3.1 Surface wood framework and other wood members coming in contact with or embedded in concrete shall be
painted with two (2) coats of asphalt applied hot, on the face in contact with concrete.

6.3.2 Where plastic laminate sheets are called for on drawings, sheets shall be of approved samples submitted.
Plastic laminate sheets shall be firmly bonded to smooth grained, rigid plywood backing using 3M Fastbond
Glue or other equal quality contact adhesive. All joints shall be butt closely and neatly. Corners shall be quirk
jointed and fine sanded.

6.4 Doors and Window Jambs


All doors, door and window jambs shall be shop made. Any lumber equally good for the purpose intended may
be substituted for kinds specified, provided however, that the substitution be authorized in writing by the
Architect.

6.5 Rough Carpentry and Framing

All rough carpentry work, grounds, furring, centering, plates, blocking, shall be in accordance with recognized
carpentry standards. The use of form lumber for framing or rough carpentry shall in no case be allowed.
Rigidly construct all wood framing true lines, levels and dimensions and adequately braced and anchored
according to good practice.
DIVISION 7.0 Waterproofing
The owner shall provide all labor, materials, and equipment to complete all moisture protection work shown or noted in
these documents.

7.1 General Requirements


7.1.1 Waterproofing materials shall be delivered to the site in the original sealed containers or packages bearing
manufacturer’s name and brand designation and where materials are covered by a reference specification
number, type and class applicable.
7.1.2 Materials stored on jobsite shall be protected from weather, moisture and extreme temperature with
extraordinary care. Those coming in rolls shall be stood on ends not in contact with the ground and shall be
covered in such a manner and with such materials as to provide complete protection from the weather and
extreme temperature. Surfacing materials shall be similarly protected.
7.1.3 Surfaces to which waterproofing and damp-proofing materials are to be applied shall be free from foreign
matters, clean and smooth, dry and free from holes and projections. Surface preparation shall be performed by
the concrete contractor immediately before application of waterproofing and damp-proofing (See Division 3.0
Concrete Works). Surfaces shall be cleared prior to any application of waterproofing and damp-proofing
materials. Application will not be permitted in wet weather.
7.1.4 All work under this section shall be performed only a qualified Contractor, trained and approved by the
manufacturer.

7.1.5 The owner shall submit to the Architect samples of materials to be used for approval before any work is
started.
7.1.6 Prior to acceptance of the job, all waterproofed surfaces shall be given a 24-hour flooding test and contractor
shall remedy at once any evidence of leakage. Plug all drains, build temporary dams and openings, so that
water will be one (1) inch deep at high point of the waterproofed area.

7.2 Guarantee
7.2.1 The owner shall guarantee that the work specified in this Section will be free from defects of materials and
workmanship and leakage for a period of seven (10) years from the date of final acceptance. This obliges the
Contractor to make good the defective work.

7.2.2 The following types of failures will be judged as defective work:


 Leakage
 peeling or blistering of waterproofing materials

7.3 Dampproofing and Vapor Barrier


The entire concrete floor slab of building over grade shall be provided with 1 sheet of “Mulseal” from Fosroc
as vapor barrier. The material shall be placed in the greatest widths and lengths practicable so as to eliminate
joints wherever possible; where joints are necessary, the material shall be lapped not less than 6 inches for the
side and end laps and sealed with approved adhesive. Torn, punctured or damaged vapor barrier material
shall be removed and replaced as directed, prior to the placing of concrete. Concrete shall be placed in such
manner as to preclude damage to the vapor barrier material.

7.4 Waterproofing Materials


7.4.1 Waterproofing materials shall be as follows:
 Integrate Tegaproof Crystalline Capillary Waterproofing by Fosroc for all basement walls.
 Liquid applied elastomeric waterproofing membrane for toilets, roof deck and other areas to be waterproof
or as directed by the Architect shall be Nitoproof 600 by Fosroc.
All waterproofing materials shall be Fosroc products & application shall strictly follow the manufacturers published
instructions, preparation procedures, and installation specifications.
DIVISION 8.0 Doors, Windows and Glazing
8.1 General
8.1.1 The Owner shall furnish all materials, labor, equipment, tools and services necessary to complete all work
herein specified and shown in drawings.
8.1.2 All dimensions of openings as shown on drawings must be verified by the owner at jobsite before fabrication of
doors and windows.

8.2 Doors
 All doors shall be done in accordance with details furnished with the Documents to the owner . Doors shall
have 44.4 mm (1-3/4”) finished thickness unless otherwise specified or shown on drawings.
 Wood doors shall be fitted, hung and trimmed as indicated on the drawings and as specified. Doors shall
have 3.2 mm (1/8”) clearance at bottom, unless otherwise directed by the Architect.

8.2.1 Hardware
8.2.1.1 Use hardware specified herein to wood and hollow metalwork. The owner shall provide and apply all rough
hardware required for the proper execution of all rough and finished carpentry and millwork. Rough hardware
shall include fastening for wood finish, bolts for rough bucks or other frames and other anchors as required for
all carpentry works.
8.2.1.2 The owner shall apply all finish hardware and shall obtain from the supplier complete information as to type
and sizes and make all allowances necessary to properly receive the hardware to be used. Locks shall be
fitted in their respective doors and then removed in the case of unfinished doors until after painting is
completed. All other hardware, except butts shall be securely attached and adjusted for proper operation.
8.2.2 Finish hardware shall be as follows:
8.2.2.1 Lockset shall be Hafele Brand, lever type, chrome finish.
8.2.2.2 Door hinges shall be 3.5”x3.5” Stainless Steel or Brass butt hinges by Hafele. Provide 4 hinges per door leaf,
the fourth hinge shall be installed halfway between the top and middle hinge locations.
8.2.2.3 Provide Ives No. 449 door stops and holder for all doors except toilet, bathroom, water closet and storage
doors, which shall be provided with Ives No. 61 base door stops. Ives hardware is available at Norton &
Harrison or equivalent as approved by the Architect.
8.2.2.4 All double leaf doors shall be provided with two flush bolts for the inactive leaf. Flush bolts shall be Ives No.
261 or any equivalent from Hafele as approved by the Architect.

8.3 Steel Windows


8.3.1 General
Steel windows shall be specified in the schedule of windows. The Contractor shall provide sample for
Architect’s approval. Steel windows shall be shop made.
8.3.2 Materials
8.3.2.1 Window members shall be hot rolled, low carbon, new billet solid steel sections. Frame and vent sections shall
be 24.6 mm depth x 3.97 mm web thickness.
8.3.2.2 Muntin sections shall be tee bars of 19.05 mm x 19.05 mm.
8.3.2.3 Mullions, where required, shall be specifically designed cruciform, tee or channel sections to connect adjacent
window units with secure and weather tight joints.
8.3.3 Construction
Frame and vent corners hall be mitered to insure correct alignment, electrically butt welded and forged with
exposed surface ground smooth. Muntins shall be attached to frame or vent members by means of mortise
and tenon joints electrically riveted. Muntin intersections shall be of interlocking design. Double full contact
weathering shall be provided between vents and frames around the entire perimeter of each vent by means of
an overlap of at least 6.35 mm (1/4”) on both inside and outside points of closure. Windows shall be designed
for outside glazing with wire clips and putty.
8.3.4 Hardware

8.3.4.1 Casement
Hinges shall be of friction type and have nylon to steel contact surfaces throughout. Hinge pins to be of steel.
Each vent shall be provided with polished bronze cam type locking handle designed for secure attachment and
tight closure when locked.
8.3.4.2 Awning
Vent shall open outward supported on two (2) 4.76 mm x 19.05 mm flat steel arms, one end to be pivoted and
enclosed in the steel housing screwed to outside vertical frame and pivoting to be located off-center line of
window to ensure sufficient leverage. Vents shall be connected together in series by two (2) pressed steel
channels linked to bronze sliding friction shoes with compression springs enclosed in steel housings attached
to connecting mechanisms to take up wear. Arms and connecting bars shall be concealed within jamb frame
when vents are in closed partition. Each vent shall be provided with a polished bronze cam type handle with
strike.
8.3.5 Shop Finish
Windows shall be given two (2) coats of epoxy primer paint before installation.

8.3.6 Adjustment
After setting and just before glazing, all vents shall be carefully adjusted to insure proper alignment and
continuous weathering contacts.

8.4 Aluminum Doors and Windows/ Awning Powder coated


8.4.1 General
8.4.1.1 Aluminum doors and windows will be as specified in the schedule of doors and windows.
8.4.1.2 Shop drawings illustrating sufficiently the operation of doors and windows, method of sealing and assembly
shall be provided by the manufacturer for the Architect’s approval.
8.4.1.3 Finish shall be approved by the Architect.

8.4.2 Aluminum Windows

8.4.2.1 Type
Shall be specified in the schedule of windows.

8.4.2.2 Materials
 All aluminum framing sections shall be extruded. Sections shall conform to details and shall present
straight sharply defined lines and shall be free of defects impairing strength and durability. Aluminum alloy
structural sections shall not less than 1/8” thick.
 All screws, nuts, bolts, rivets and other fastening devices shall be aluminum, stainless steel or other non-
corrosive materials.
 Weather stripping shall be vinyl of the highest quality and shall form a continuous weather seal.
8.4.2.3 Construction
 Fixed of Sliding Type - shall be installed in openings prepared by the Contractor and shall be set plumb,
square, level and exact alignment with surrounding work. Members shall be so installed as to permit
sufficient lateral and vertical movement under expansion and contraction without depletion or buckling.
 Jalousie - frame shall be flush type interior and exterior face and shall provide ½” flange on head, sill and
sides to require 69.8 mm (2-3/4”) depth. Jambs and mullions shall be notched to insure a tight fitting joint
and shall accept continuous head and sill to be fastened firmly by screws.
8.4.2.4 Hardware

Operators for jalousie shall be symmetrical with lever type operators to insure ease of operation. Operators
shall be on right or left hand position and shall be double for jalousie window with 18 or more blades. Lever
shall be vertical when jalousies are fully open and closed.
8.4.3 Aluminum Doors

8.4.3.1 Type - shall be swing or sliding, assembled from hollow sections, joined and fitted to neat hairline joints.
8.4.3.2 Integral weather stripping grooves shall be snug, fitted with wool pile or vinyl to prevent aluminum to aluminum
contact between door panels producing at the same time an effective seal.
8.5 Glass and Glazing
8.5.1 General
Glass and glazing assigned to different portions of the work shall be of the types and thicknesses as noted in
the specifications and as indicated in the drawings.

8.5.2 Materials
Manufacturer’s label showing strength, grade, thickness, type and quality will be required on each piece of
glass. Labels must remain on glass pane until it has been set, inspected and approved and after final cleaning
as required,

DIVISION 9.0 Finishes


Owner shall provide all labor, materials, and equipment to complete all finishing work shown or noted in these documents.

9.1 Painting and Varnishing


9.1.1 General
9.1.1.1 Complete color scheme for the exterior and interior painting and varnishing of the building shall be furnished
by the Architect to the Contractor. Paint color schemes and varnish samples required by these specifications
and/or the Architect shall be submitted for approval at the Contractor’s expense. Mock-up rooms or areas shall
be painted with the proposed color scheme for the approval of the Architect and the Owner, before the rest of
the building is to be painted.
9.1.1.2 This work includes interior and exterior painting, varnishing and finishing of all items to produce a finished
painting and varnishing job throughout all of the areas included under this contract.

9.1.2 Surface Preparation


9.1.2.1 All surface to be painted shall be free from dust, wax and other impurities which may impair adhesion. Clean
all surfaces of loose dirt and dust before painting and varnishing are started. Do the amount of sanding
required to produce a smooth and clean surface suitable to receive paint or varnish.
9.1.2.2 The Contractor shall inspect all surfaces to be painted and all defects shall be corrected or prepared
completely before starting work. No work shall be started unless the Contractor shall have made certain that
the surfaces to be painted or varnished are completely dry. Commencing of work of the Contractor shall be his
responsibility and shall indicate his acceptance of the surface as meeting the intent of these specifications.

9.1.3 Concrete Surfaces


New concrete must be pre-treated with approved neutralizer or surface conditioner (See Painting and
Varnishing Materials).

9.1.4 Wooden Surfaces


Patch imperfections, cracks, dents and holes with approved wood filler. Allow to dry and sand to a smooth and
uniform surface before applying paint or varnish. Touch up all knots, pitch streaks and sappy spots with
approved sealer and filler. All woodwork shall be sanded lightly with #100 sand paper between coats. Coats
shall be thoroughly dry before sanding.

DIVISION 10.0 Plumbing Works

Owner shall provide all labor, materials and equipment necessary to install plumbing, related fixtures, ventilation, roof and
floor drains. All work shall comply with national and local codes and ordinances. Installation of all sanitary equipment shall
follow proper sequence with subcontractors coordinating work with all other trades. Terminal hook-up of all fixtures and
tap in to all utilities shall be required. Owner shall install and check all pressure reducing valves, pop off valves, and other
safety devices prior to operation of system. Included herein, and considered as part of these documents are Sanitary
Engineer’s Specifications. All work under this section shall comply with all applicable national and local laws and
regulations. Owner shall obtain all registration, licenses or permits required and costs for these shall be included in the
Contract.

10.1 Plumbing Works


The owner shall furnish all labor, equipment, materials and services required to complete the entire plumbing
system. The work includes connections of storm and sanitary line to the area drainage system and to street
drain: installation of cold and hot water system of the building and its connection to the main water line. The
Contractor shall furnish and install all sanitary soil, waste and vent lines, branches and stack; underground
drains and sewers inside and outside the building for both storm and sanitary water; inside roof drainage
leaders connecting to roof drains, floor drains, fixtures and trimmings, traps, stops, valves, all pipe fittings,
union, hangers, in connection with usual building services; cleaning up after completion and testing of system.
All plumbing fixtures except water heater shall be supplied and installed by the owner.

10.2 Cutting and Patching


Roughing-in and fixtures shall be installed as building construction progresses. Openings shall be left in walls
and floors of proper size and correctly located. The Contractor shall install his work in such a manner and at
such time as will require a minimum cutting and patching of the building structure.

10.3 Pipes and Fittings

10.3.1 Every water closet and every lavatory shall have a separate shut-off NIL angle valve with flex tube SAN-EI
available at Dexterton Industrial Corporation. The size of pipes must, in all cases, conform to the Sanitary
Code of the locality. Cold water piping shall consist of standard U.S. medium weight steel galvanized pipe with
screwed galvanized and malleable iron fitting for all pipes embedded in concrete. Hot water piping shall be
provided with fiberglass and aluminum foil insulation. Pipe layout shall follow indication on drawings.
10.3.2 All piping fittings at plumbing fixtures shall be brass, heavily chromium plated with chrome or nickel flanges at
connections to walls.

10.4 Materials
All screwed fittings shall be of suitable type for the purpose intended and the pipe to be connected. Threads
shall be fully cut and fittings shall be galvanized copper or brass as specified above, and as indicated on the
plan.
10.5 Ball Valves

Where called for on waterlines, shall be German or Japan made. All valves shall be ball types.
10.6 Traps
All fixtures shall be separately trapped close to the fixture to such a manner that the discharge from any one
fixture shall not pass through more than one trap before reaching the drain. All traps shall be approved, self-
cleaning traps of the same size, materials and finish as pipes on which they occur. Traps are to be equipped
with cast brass, full-size screw clean-outs.
10.7 Vents through Roof and Flashing
All vent pipes shall extend full size at least 12” above roof. All vents above roof shall be finished in the same
color as the roof.

10.8 Pipe Sleeves and Plates


Pipe sleeves of standard weight black steel pipe for all openings through concrete floor slabs shall be installed
before concrete is poured. Plates shall be provided on all line where they pass through walls, floors and
ceilings. Plates in the toilets shall be chromium-plated brass.

DIVISION 11.0 Electrical Works


11.1 General Provisions
The owner shall furnish all materials, labor, tools, equipment and other services and perform all operation
necessary for the complete installation of the Electrical System for the project in accordance with the drawings
and specifications. All electrical work shall be done under the direct supervision of a licensed Electrical
Engineer. The Electrical shall secure the required Electrical Inspection and pay the corresponding permit fees.
All wiring in ceiling and double walls shall be Atlanta Schedule 40 uPVC conduits. All installation on concrete
shall be rigid conduit pipes.

11.2 Scope of Work


11.2.1 The work items as shown in the accompanying electrical plans, shall include the following:
 Furnishing and installation of conduits, boxes, wire gutters, fittings, cabinets, wireways, manholes and
covers, supports and accessories for:

1) Lighting system
2) Convenience outlets and other special purpose outlets
3) Sub-feeders / home-runs from lighting panel to lighting circuits as indicated in the plans.
4) Feeders to all lighting panels as indicated on plans
5) ain distribution panel (MDP)
6) Service entrance from source of power to MDP
7) Necessary concrete pedestals
8) Telephone w/ intercom system (PABX)
11.2.1.2 Furnishing and installation of porcelain receptacles with 100 watt, 220 volt incandescent bulbs for all ceiling
light and bracket light outlets.
11.2.1.3 Furnishing and installation of telephone service entrance and distribution system including new service
conduits and cables.
11.2.2 Other electrical works not specified in this Division but are necessary to complete the electrical installation as
per accompanying electrical plans, including application and approval of metering location and point of service
connection from Power Company.

11.3 Laws, Codes and Regulations


11.3.1 Existing ordinances of the locality and provisions of the National Building Code pertaining to electrical works
shall be made part of these specifications.
11.3.2 All electrical works to be undertaken shall be done in accordance with the provisions of the latest edition of the
Philippine Electrical Code.

11.4 Methods of Wiring


Methods of wiring shall be in PVC conduits, Sch. 40 for power, lighting and auxiliary systems. Feeders to
lighting panels shall be uPVC conduits, Sch. 40 except for service entrance conduits which shall be in IMC or
RSC conduits. All distribution conduit runs underground shall be encased in concrete. Submit sample of
conduits for approval.

11.5 Basic Materials


11.5.1 All materials to be used shall be new and of the approved type for the location and purpose.
11.5.2 Materials shall be those conforming to NEMA and JIS standards and shall be those approved by the
Underwriters Laboratories, Inc., and other local testing agencies.
11.6 Specifications of Materials
11.6.1 Metal wireways, gutters and cabinets shall be fabricated from Gauge No. 16 steel sheets, and shall be painted
grey enamel and baked.
11.6.2 Intermediate Metal Conduit (IMC) shall be Japanese made with the trademark “Matsushita White”; Rigid
Steel Conduit (RSC) shall be Korean made with the trademark “Pusan”. IMC or RSC conduit fittings shall be
of the approved type.
11.6.3 Wires and cables shall be supplied with sizes corresponding to the Metric System and shall be those
manufactured by Phelps Dodge.
11.7 Panelboards and Circuit Breakers
11.7.1 Panelboard enclosures shall conform with NEMA Gauge No. 16 minimum steel sheet, painted grey enamel
and baked (by Edison). Enclosures shall be provided with keys and circuit directory with plastic cover.
11.7.2 Circuit breakers shall be “Mitsubishi” and shall have ampere trip ratings as indicated in the electrical plans.
11.7.3 All switch plates and outlet covers shall be “National” brand No. 2 plates. Color shall be approved by the
Architect.

DIVISION 12.0 Ceiling


12.1. LIGHT STEEL FRAMING FOR CEILING
12.3.1 MATERIAL
12.1.1.1 All ceiling boards shall be 13mm thk. Moisture Resistant by “Boral”.
12.1.1.2 All steel framing members shall be of the type, size and gauge as shown on plans and shall be manufactured
by PPR Light Steel Framing System, Inc.
12.1.1.3 Steel framing members shall be formed from cold-rolled steel with a minimum tensile strength of 50 ksi.
12.1.1.4 Steel framing members shall be formed form cold-rolled steel with a minimum yield point of 33 ksi.
12.1.1.5 The design thick ness of the base metal shall be as follows:

12.1.1.6 Steel framing members shall be formed from cold-rolled steel having a minimum galvanized coating of Z180 or
180grams/sm both sides and shall be lock-forming quality.

12.2. CONCEALED CEILING FRAMING


12.2.1 Studs shall have a minimum of three longitudinal stiffeners along the full length of the stud.
12.2.2 Main support member shall be 38mm x 12.5mm cold-rolled channel having a thickness 0f 19 gage.
12.2.3 Suspension rod shall be fastened to the be PPR Light Steel Framing System 38mm x 12.5mm cold-rolled
channel using adjustable cold-rolled channel clips.
12.2.4 Furring channels shall be PPR Light Steel Framing System 19mm x 50mm double furring channel with
thickness of 26 gauge.
12.2.5 Handling of materials shall be done in a manner that it will not distort or damage the member.
12.2.6 Suspension rods shall be plumbed and securely fastened to the purlin, truss or concrete.
12.2.7 Carrying channels shall be spaced as shown on the plans.
12.2.8 Furring channels shall be aligned and level.
12.2.9 Furring channels shall be spaced as shown on the plans.
12.3
12.4 CONCEALED CEILING FRAMING SYSTEM
Light Steel Framing System’s concealed framing utilities members with especially designed profile which are
fastened together using carefully engineered clips and hangers.

12.3.1 CONCEAL CEILING FRAMING MAIN MEMBERS


12.3.1.1 CARRYING CHANNEL
Carrying channel, also known as cold-rolled channel with designation 38U12.5-0.99, is the main member that supports the
ceiling system. Formed in a U-shape configution from Gauge #19 cold-rolled steel, the carrying channel provide strength
and stability at a low cost.
