I.
Project Rationale

The Dizon Blessed Garden is one of the emerging tourist destinations in

the municipality of Tampakan, the soft opening of this destination started last

February 14, 2021. The main focus of the said destination is in agriculture

wherein they offer not just the picturesque and scenic aspect of the destination,

but as well as offering Frograss, Pandaki, Bamboo Trees, and Bonguinvillas to

the tourist. Upon the visitation of the proponents on the said destination they

have observed a lot of problems that need to be resolved in order for the

destination to grow and foster, and to compete with other destinations present in

the municipality. So, this Project Proposal for Dizon Blessed Garden was

designed and developed by the proponents to help the owner and the people

involved in it to easily facilitate and monitors the said destination. This project will

help the destination to be improved, and also aims to solve the problems that

being identified in the destination in order to provide faster solutions. The

proponents have come up for solutions that can be used by the owner to

improve the destination and for them to easily get more tourists. Once the owner

have developed and applied all the possible solutions given by the proponents, it

could help them improve their profits and may also help in improving the lives of

their workers, and the lives of the people living in the community where the

destination is located, and it may also help in generating economic income for

the improvement of the municipality as a whole.

II.

Project Objectives (General and Specific)

General Objectives

The general objectives of this project are to practice sustainable

tourism, to provide environmental-friendly activities, and additional

facilities without harming the physical beauty of the destination.


Specific Objectives

The specific objectives of this project is to achieve a total

improvement through Improving the satisfaction of the tourist through

better services being offered, To overcome the weaknesses of the

destination in order to provide better experience for the tourist, To improve

the overall location, and To create good conditions when it comes to

infrastructures, facilities and services, and lastly to promote more the said

destination.

Situation Analysis

Upon the visitation of the proponents on the said destination they

have observed a lot of problems that need to be addressed. These are the

Lack of signage’s, there’s a need for cleaning, there’s no entrance that

would welcome the guests/tourists, the location is so open, it’s hard to

find, not known for some, no canteen, there’s a need for improvement

when it comes to their cottages, no parking lot, no guard and guard house,

lack of workers, rough road and lack of facilities.

Location of the Project: The Dizon Blessed Garden is located at Purok

Mabini, Brgy. Kipalbig, Tampakan, South Cotabato.

Land Area: 3 hectares

City/Municipality: It is located in the Municipality of Tampakan.

Province: The Province where the destination belongs is South

Cotabato.

Product and Services: Aside from the picturesque and scenic view that

the destination offered to the tourist they also have agricultural product

sold to the tourist just like the Frograss, Pandaki, Bamboo Trees and

Bonguinvillas. They also have DB Garden, D’Mister Picnic, and you can

also enjoy the views of the Garden which are the Drift Woods Garden,

Red Big Heart, Golden Heart (I love Jesus), Magical Flying Broom and the
Pandakakis Area, you may also have photo-shoots there for debut and

zumba.

HOW TO GET THERE?

 From Koronadal Public Terminal, ride a van bound to Tampakan,

that would cost P30.00

 From Tampakan Terminal ride a tricycle to Brgy. Hall of Kipalbig

that would cost P20.00

 From Brgy. Hall you can ride a tricycle or habal-habal going to

Dizon Blessed Garden that would cost P30.00

Marketing Strategy

The owner of the said destination promotes the destination through

sharing it on social media platforms just like Facebook. They have a

Facebook page which helps them to easily promote the destination

knowing that many people are using this platform, and also the

Municipality and their Baranggay also helps them in promoting the said

destination. The post of the tourist on the said destination is also a big

help to attract more tourists, also there are vloggers who promoted the

destination through videos that show its beauty, the picturesque and

scenic view, and then posted in social media.

III.

Proposed Improvement

So the proposed improvement of the proponents on the said

destination are the signage’s, maintenance for cleaning, entrance gate

and wall, landscape, canteen, improvement in cottages, parking lot, guard

and guard house, hire more workers, improve the road and facilities

(clinics and hotels), and add more environmental-friendly activities, and

pool.

Proposed Development Plan

 Improvement for landscape

One of the things that really need to be improved is when it comes

to the landscaping of the area. The latest landscape is actually good but

there’s a need for improvement because some of the plants are not

planted accordingly and not pleasing to the eye. Putting additional plants

with colors will make it more attractive. Putting lights is also good for

evening so that the beauty will be appreciated even if at night. The owner

should focus on this because landscaping provides an opportunity to

preserve and protect the environment. It is also suggested to plant more

trees and flowers.


 Building of Gate and Wall

One of the problem present on the said destination is there’s no

gate and wall. In every destination or resort it is ideal to have a gate to

welcome the guest/tourist, and also wall in order for the tourist to feel

secured. Upon the visitation of the proponents they have observed that is

very open and anyone can go inside without telling anyone. It is also one

way to attract tourist, because it is attractive when the there is a gate and

wall.

 Building for facilities

Facilities are one of the problems in the destination, there’s no

guard house, canteen, parking lot or facilities that would accommodate

tourist, and restrooms, there are some cottages but not enough and not

fully developed. So the proponent suggests that the owner should focus

on these because this is what the tourist are looking for in a destination. A

guard house for them to feel secured that there are people that would look

for them in order for them to be safe. A canteen, it wouldn’t be convenient

anymore if the tourist will go far from the destination just to look for stores

where they can find food to eat. And the destination should also focus on

building more cottages or hotels for tourist that would wanted to go there

for overnight. Parking lot is also need because the destination doesn’t

have one and it would not be pleasing if the vehicles of the tourists will be

park anywhere. It is ideal if all of those vehicles will be put into one place

to be organized. Restroom is also need to build because this is very

important as well.

 Add more activities

Adding more activities is also one way to attract more tourists. So it

is suggested that the owner should focus as well on adding more activities

since the destination is lacking for this. Since the destination has a very

calming and beautiful ambiance of nature it would be ideal if they will

focus on adding activities that is related to nature. It is also away for the

owner to let the tourist be involved with mother earth and for them to be
aware about the environment. They can provide educational tour or held

seminars for the awareness of everybody.

Physical Layout

So this is an example of the physical layout of Signage’s, since the

proponents observed that the destination lacks of it which might be difficult for

the tourists to know where exactly the destination is, because signage’s may be

a helpful way to lead the tourist and without it, it might bring them to serious

injuries/problems since there’s no signage’s that would prevent them from getting

hurt.

This is an example of the physical layout for the Gate and Wall. This is

one of the observations that the proponents have observed during their visitation

in the destination. Having a gate and wall is something that would give the tourist

the feeling of being welcomed and feel that they are secured.
Upon the visitation of the proponents on the said destination one of the

things that they have observed is when it comes to the landscaping. The

landscape in the destination is actually good but there’s a need for improvement

when it comes to the plants that being planted, it would be great if there are

colorful plants to be put in so that it would add colors in the eyes of the tourist

plus it might help in making the ambiance more beautiful.

One of the important things that the proponents have observed is the lack

of Canteen/Restaurant. So the proponents proposed to build a

canteen/restaurant where some of it made of bamboo. It is ideal for a destination

to have this in order for the tourist to easily get what they want to eat without

travelling far away from the destination just to get food.


The destination already has cottages but not developed. So the

proponents proposed this kind of cottages to add more beauty and uniqueness

for the tourists to feel comfortable.

So this is an example of the physical layout for the parking lot. Since the

destination doesn’t have parking lot so the proponents proposed to build this, so

that those vehicles of the tourists will be organized in one place.


This is an example of the physical layout for the Guard House. The

destination doesn’t have a Guard and Guard House, so it is very important to

build this facility so that there would someone that would look for the safety of

everyone and for the tourists to feel secured, and as well as to prevent any

dangerous act of others that ,may harm the lives of many.

This is an example of the physical layout for the Road. It would be great if

the road in the destination looks like this because it’s pleasing to the eyes and

tourist will no longer suffer from the bumpy and rough road that the destination

has.
Clinic is one of the important facilities that should be present in a

destination. So, the proponents proposed to build a clinic since the destination

lacks of it. Accident is inevitable so it is very important to have a clinic, just a

small one to accommodate those tourists who get hurt during their visitation.

The proponents also proposed to have a Hotel inside the destination since

they don’t have one. This is an example of a physical layout for hotel but made of

bamboo. Having hotel is very good in order to accommodate those tourists who

wanted to stay overnight.


One thing that the proponents observed in the destination is its large

space. So the proponents proposed to build a pool in the empty space of that

destination, they believed that building it would attract more tourists and also for

the destination to compete with other emerging destination in the municipality.


Tree planting is one of the activities that the proponents suggest in

order to give back for the mother earth. This activity can also one thing that

would bring the tourists be in touch to our environment.

Zipline is also one the activity that the proponents suggest to be

present in the destination; this one would add excitement to the tourists and it is

very ideal because the destination has a very calming and unique beauty, and it

would be great because it will let them witness how beautiful the destination is.
Marcotting is one of the activities that the proponents suggest. This one is

very good for those tourists who wanted to learn more about plants. And it will

also give them knowledge so that they can also use it on their homes.

Products and Services

For product and services the proponents suggested having a free Wi-Fi or

Peso Wi-Fi present in the destination, more plants to be planted and educational

tour.

Operations

Suggested Operation/Prices for Pool, Cottages, Hotel and Activities. The

pool will be open for public Monday, Tuesday, Wednesday, Thursday, Friday and

Saturday, then in Sunday the pool will be closed to the public for the cleaning

Day, the operation will operate again on Monday.

Operation Manager

An operations manager is a key part of a management team and oversees

high-level HR duties, such as attracting talent and setting training standards and

hiring procedures. They also analyze and improve organizational processes, and

work to improve quality, productivity, and efficiency.


Accounting Manager

Accounting managers supervise accountants. They create systems and

processes for analyzing and reporting financial information, ensure organizations

follow legal and regulatory requirements, and recommend improvements for

business procedures.

Accounting Staffs

A Staff Accountant is an entry or mid-level accounting professional who is

responsible for maintaining financial records at a business, usually as part of a

team. Their duties include confirming compliance with IRS rules, reconciling bank

statements and balancing the ledger for regular reports.

Receptionist

A receptionist is an employee taking an office or administrative support

position. The work is usually performed in a waiting area such as a lobby or front

office desk of an organization or business.

Workers

General worker means an employee employed to do general work

including cleaning, carrying, loading or unloading of vehicles, making of any

beverages, assisting on delivery vehicles, and delivery of letters or messages.

Guard

Secures premises and personnel by patrolling property; monitoring

surveillance equipment; inspecting buildings, equipment, and access points;

permitting entry. Obtains help by sounding alarms. Prevents losses and damage

by reporting irregularities; informing violators of policy and procedures;

restraining trespassers.

Clinic Nurse
Clinic Nurses assist physicians in health care facilities and perform duties

such as delivering patient care, administering treatments, monitoring vital signs,

performing tests, handling medical emergencies, and recording patient behavior.

Server

Prepare restaurant tables with special attention to sanitation and order,

Attend to customers upon entrance, Present restaurant menus and help

customers select food/beverages, Take and serve orders, Answer questions or

make recommendations for complementary products, Collaborate with other

restaurant servers and kitchen/bar staff, Deal with complaints or problems with a

positive attitude, and Issue bills and accept payment.

Doorman

A doorman is a man who stands at the door of a club, prevents unwanted

people from coming in, and makes people leave if they cause trouble.

Funding

When it comes to funding, there are lots of ways in order for the proposal

to get funded. In Dizon Blessed Garden the said proposal will be funded through

the help of partnerships, borrowing money or in donations. The proponents

suggests for the owner to work or seek with their NGO’s or government officials

for a partnership and present this proposal to assist them about the funding. Or

can also borrow money from people whom they knew and been into the said

destination, it might be someone who are part of the family, friends or relatives.

And since the said destination sells some of their plants to the public they can

also use it in order for this project proposal to get funded. The proponents

believed that with collaboration of the said owner and the people whom this

proposal will be presented, this project will surely be funded and put into action.
Marketing Strategy

The proponents advised that the owner of the destination seek for and

collaborate with influencers who have a high impact and a large number of

followers on their social media platform, because they can attract more tourists to

participate and help introduce the undiscovered place to the public eye. They can

assist the destination brand in reaching those visitors who share their brand

values and who appeal as a desirable choice. Influencer marketing may

successfully raise awareness of a targeted destination image among relevant

tourists via the use of the right influencer.

Proponents also suggested that the owner should engage in video

marketing since it may be very useful in marketing a destination. Because the

destination already has a Facebook page, it is great to market it through video

presentation, because when visitors visit your page, video is an interesting and

effective way to engage with them. Some studies show that viewing and listening
to well-produced video content is more fascinating than reading pages of text and

involves far less effort. Also, video marketing is beneficial since most people

recall information that is provided in an audio/visual style.

The proponents also suggested that the owner should provide flyers since

it is very easy to produce and are inexpensive. It is easy to be distributed and it’s

actually a useful tool for product promotions and commercial advertising
