AGREEMENT OF LEASE
This indenture made and entered at Dhaka on this 01st December, 2022
BETWEEN
Md. Shahid Ullah, S/O- Late Abdul Mojid Bapari, House-02, Road No-02,
Shahid Bangla Tower,East Merul, Model Town, Nimtala, Badda, Dhaka-1212.
hereinafter referred to as the lessor (1st Party) of one part.
AND
Mosharraf Hossain, S/O- Late Abdur Rob Mir, Village- Murad Pur, PO-
Raghunathpur , PS- Kachua Chandpur, herein after referred to as the lessee (2nd
Party).
SCHEDULE OF THE OFFICE PREMISES
Whereas, the said lessor being the owner of the flat situated on the Flat-2A,
Holding 02 , Road No-02, East Merul, Model Town, Nimtala, hereby agrees to
grant lease of the said flat on the terms and conditions mentioned below.

NOW THE PARTIES ABOVE NAMED HAVE AGREED AS FOLLOWS
1. The lessor do hereby grant and demise up to the lessee the said flat for the
period of 3 (Three) year.
2. The premises shall be provided to the lessee for the period from 01
December, 2022 to 30 December, 2025.
3. The lessee and the lessor will abide by the custom and norms for
maintaining healthy atmosphere of peaceful work.
4. In witness whereof the lessor and the lessee execute this indenture of and
herein to subscribe their names and set their respective hands as of the date
mentioned above.
5. That on expiry of the lease the lessee shall deliver vacant and peaceful
possession of the demised premises with all its fixtures and fittings to the
lessor in good condition subject to natural wear and tear.
6. That the rent of the demised flat shall be Tk. 10,000/- (Ten Thousand) per
month payable on or before the 5th day of each month.
7. The lessee may terminate the lease on giving 90 days notice or rental in lieu
under circumstances beyond his control, where work in Bangladesh is
cancelled, reduced to suspend. The lessor may terminate the lease on giving
90 days notice in writing.
8. That the lessor shall pay all the municipal taxes, urban taxes, ground rent in
respect of the demised office premises and also re-decoration like painting or
white washing should be done once in every year by the lessor.
9. That the lessor shall be liable for payment of the electricity and water bills
for the office premises for the period of tenancy.
10.If there is any defect of electricity, water supply and sewerage line, the
lessor shall repair these.
11.That the lessee shall make good of any damage/ breakage caused to the
demised office premises or its fittings and fixtures during the period of
tenancy except those attributable to war, civil war to commotion or by fire,
explosion, storm, tempest or other irresistible forces.
12.That the lessee on paying the rent hereby reserves the right to perform and
observe all the covenants herein contained and hold and enjoy peacefully the
said demised office premises without any interruption by the lessor and any
other person lawfully or unlawfully on his behalf.
IN WITNESS WHEREOF THE LESSOR AND LESSEE DO HEREBY set and
subscribe their respective hands and on the day and the year first above written.
