● I work for real flow investments we are a cash buying service that purchases homes
for as is.
● We drove by your property in the area and were curious to see if you’d be open to
selling at this point of time or in the near future?
(If yes)

-Ask about property condition


● “do you mind if we talk about the property condition? Have you recently done any
renovations on the property?
● Any major or minor repairs needed
● Any recent upgrades done to the property?

-Price (motivation)

● Well if you were to sell what price range are you thinking you’d sell for as is? (If no
price range that’s ok but you must ask this question)
● Why would consider selling the property / When would you consider closing on the
property/ whats the timeline for when your looking to sell ;
● Is the property listed?
- No listed properties at all ;
- if the property is listed by owner thats fine to send ;
● Are you a licensed realtor?
If YES - Dont push the lead
If No - Push
- If the owner is the realtor DO NOT SEND IT ;

***IMPORTANT*****

If asking price is retail ask them


We also have another service which is to list the property for you;

● Would you be open to listing the property on the market with our agent in the area!!!

You must ask this if price is retail high…. (close the MV)

● Ask terms “if we cover closing costs and make it a cash offer at the price we spoke
about. What timeline are you looking to sell or close the property”

If the owner is interested; and the property is great condition; and the asking price is close to
the RVM ; we could pitch the listing with one of our agents; but its a secondary choice; not
primarily
- We primarily work with off market deals;

After making sure that it doesnt fit the qualifications ; at the end we can pitch about the
listing; .
Example for wholesale : anything under 400k can be a wholesale deal . Although tall of this
will vary depending on the area but all this information is a good rule of thump so make sure
you ask all of this regardless .

Example for retail lead : in our market anything over $400,000 -$500,000 asking price is
consider retail . If you hear a number high like this make sure you mentioned if they would
like to list on the market because we do not pay retail . Make sure however condition is great
if condition is great and they want a high number then most likely is retail and you must ask if
they want to list on the market with one of our agents.
