SECTION 1 SITE WORKS
1.01 CLEARING
a) Clearing of building site shall include the demolition of existing structures and facilities within
the proposed building lines which may not be of use of which may affect the proper
performance of the work. However, care should be taken to protect existing structures and
facilities that are to remain on site. All unsuitable materials and debris shall be deposited
neatly at areas designated by the Engineer in-charge so that they will not disturb the proper
performance of the work.
1.02 STAKES AND BATTERBOARDS
a) Staking of building site shall accurate and batter boards shall be erected at such places where
they will not be disturbed during the construction and the approval of the Engineer in-charged
shall be secured before any excavation work is done.
1.03 EXCAVATIONS
a) Excavations for foundations shall be to the grades indicated in the drawings, however, where
rock occurs and footings or walls indicated to rest on same, the rock shall be leveled to a
clean, even and hard surface. All trenches shall be excavated to a neat size, leveled to a line
at the bottom ready to receive the foundations.
b) No footing shall rest on fill. Where excavations for foundations reveal that footings will rest on
fill, it shall be carried deeper until the desired stratum for the safe bearing power is reached.
c) When water is encountered in any excavation, the same shall be removed by pail or pumping.
Excavation shall also include excavation for drainage, water system and for the septic vault
and other excavations necessary for the completion of the project.
1.04 BACKFILLING, FILLING AND GRADING
a) Material from excavation shall be used for backfilling of footings after all forms are removed
and concrete is hard enough to resist pressure resulting from fill. All fills shall be placed in
layers not exceeding six (6) inches thick, each layer being thoroughly compacted by wetting,
tamping or rolling.
1.05 SOIL POISONING
a) Soil Poison shall be water-based emulsion, Dieldron (dieldrex 15), Aldrin (aldrex) with 0.5 percent
concentration or Kordon with 1.0 percent concentration for all square meter of excavation for
footing.
b) Commence soil poisoning work only when ground and gravel bed has been prepared prior to the
pouring of concrete and when area is substantially dry.
SECTION 2 CONCRETE AND MASONRY WORKS
2.01 MATERIALS
a) Aggregates and water shall be clean and free from loam, alkali, oil, organic matter other
deleterious substances.
b) Cement shall be stored in a waterproofing bodega on a raised floor to be free from dampness.
c) Use class “B” ([Link]) mixture for columns, footings, slabs and top slab of Septic Vault.
d) Materials such cement, water aggregates and reinforcing bars shall conform to ASTM standards
and requirements.
e) Portland cement shall conform to “Specifications for Portland Cement” (ASTM C 150 latest
version)
f) The maximum size of aggregates shall not be larger than one fifth of the narrowest dimension
between sides of forms of the member for which the concrete is to be used nor larger than three-
fourths of the minimum clear spacing between individual reinforcing bars, and in no case larger
than two inches in diameter.
g) Reinforcing bars shall conform to ASTM Designation A-615-68, Specifications for Structural
Grades and shall be free from dust, oil, grease, defects and kinks. Unless otherwise indicated in
the plan, all reinforcing bars for columns, footings, beams, slabs, etc. shall be structural grade
deformed bars.
h) Formworks shall be done in accordance with the specifications for concrete and reinforced
concrete as adopted by the BPW and the corresponding ACI Building Code requirements for
reinforced concrete formworks.
i) Unless otherwise orders, forms and shoring shall not be disturbed and shall remain in place for
the following period of time:
1. Footings = 1 day (24 hrs.)
2. Columns = 3 days (72 hrs.)
3. Beams and slabs = 21 days (252 hrs.)
4. Walls = 3 days (72 hrs.)
j) Forms and shoring maybe removed earlier than specified, provided that test samples of concrete
are taken and are shown to be adequately strong to carry safely dead and construction loads to
the satisfaction of the owner or its representative.
k) Forms and reinforcements shall be subjected to the approval of the Engineer in-charged who will
certify to the correctness according to the plans, before any pouring is done.
l) Concrete shall be mixed only in such quantities as maybe required for immediate use. Any
concrete which has developed initial set shall not be used.
m) Exposed surfaces of concrete shall be kept moist for a period of at least 10 days after being
deposited.
2.02 CONCRETE FLOORS ON FILL
a) Concrete floors on fill shall be 4’’ thick. Fill shall be made as soon as the concrete in walls, piers
and foundations has set sufficiently to withstand the resulting pressure and on top of the fill shall
be placed a 4’’ layer gravel which shall also be rolled, rammed or tampered.
2.03 CONCRETE HOLLOW BLOCKS
a) Mortar to be used in laying CHB shall be one part Portland cement and 3 parts sand.
b) Reinforcements shall be as indicated in the drawings and all horizontal reinforcements shall be
tied to the vertical reinforcements at their intersections.
2.04 PLASTERING
a) All walls indicated as Plain Cement Finish shall receive three coats of cement plaster (scratch
coat, brown coat and finish coat)
b) All finishes of exterior walls shall be as indicated in the plans.
SECTION 3 TILE WORKS AND GLASS WORKS
3.01 MATERIALS
a) Tiles to be used for flooring of Toilet and Bath shall be vitrified unglazed, free from laminations,
serrated edges, chipped-off corners and other imperfections affecting their quality appearance
and strength. Use vitrified glazed tiles for walling and kitchen counter and washboard.
3.02 WORKMANSHIP
a) To lay vitrified floor tiles, apply a setting of 1:2 mortars ¾ to 1-1/4’’ thick, then screened and tamp.
b) To install glazed wall tiles, float setting bed not more than ¾’’ thick. Use a neat cement layer 1/32
to 1/16 inch thick to bound tile to setting bed and pressed soaked tile in place. Before grouting,
tile should be saturated again if they have become dry. In cleaning, sponge diagonally across
joints and polish with clean dry cloth. Damp cure for 3 days.
3.03 GLASS WORKS
a) Glass work refers to the 7/32’’ thick clear glass for windows in the common area, smoked glass
shall be used in offices. Light section of steel window frame may be used.
b) Determine the actual size by measuring the opening to be glazed.
c) Employ only skilled labor in the installation of glass. Set glass without springing, actually fitted
and carefully set, using setting and spacer blocks in accordance with the recommendation of the
manufacturer. Set all glasses before painting.
SECTION 4 CARPENTRY, ALUMINUM WORKS & FINISHES
4.01 MATERIALS
a) Lumber shall be of good quality, of the respective kinds specified herein, well-seasoned.
Thoroughly dry and free from knots, sap, shakes, or other imperfections which may impair its
strength, durability and appearance.
b) Kinds of lumber required for the various parts of the work shall be as follows:
Kiln - dried Tanguile – for exposed joints
Yakal or Guijo – for jambs and those in contact with concrete.
c) Wood members in contact with concrete shall be painted with two (2) coats of asphalt or coal tar.
4.02 WORKMANSHIP
a) Execute all carpentry works in the most substantial and workmanlike manner. Scribing, mitering
and joining shall be done accurately and neatly to conform to details. All exposed wood work shall
be smoothly dressed and well sand-papered.
4.03 DOORS
a) Doors sashes shall be 1-3/4’’ finish thickness unless otherwise indicated in the drawings. Joints
shall be mortise and tendon joints, glued and nailed.
b) Exit doors shall be metal with panic device.
4.04 CLADDING & FINISHES
a) Exterior cladding shall be aluminum composite panels.
b) Interior cladding for wall in lobby shall be natural stone or stone bricks.
c) Information desk shall be granite.
4.05 CEILING WORKS
a) 6mm Hardiflex shall be used for C.R in Light Steel Gauge (LSG) framing
b) 9mm Gypsum board shall be used for other areas in LSG framing
SECTION 5 ROOFING WORKS
5.01 MATERIALS
a) Roofing sheets shall be as indicated in the drawings.
• 0.5mm rib type color gray on stainless tekscrew
5.02 WORKMANSHIP
a) Installation of roofing materials shall be according to the Manufacturer’s Specifications.
SECTION 6 HARDWARES
6.01 MATERIALS
a) Lockset to be used shall be Yale or its equivalent.
b) Provide three pieces of loose pin with ball tip hinges of polished brass for all swing doors except
those doors which opens outside whereby a fixed hinge are to be used.
SECTION 7 PLUMBING WORKS
7.01 ROUGHING – IN
a) Materials for waste and drainage roughing-in shall be Neltex PVC pipes or as indicated in the
plans.
b) Joints PVC pipes shall be sealed with PVC cement.
7.02 PIPING
a) Water piping shall consist of Neltex or Moldex PPR pipes. Sizes of pipes shall conform to the
requirements of the National Plumbing Code, or as otherwise indicated in the plans.
b) Minimum slope of soil and waste pipe shall be two percent
c) Vertical vents shall be carried up at least 12’’ above the roof of the building and the open ends
are to be securely covered with a #16 mesh copper cloth.
7.03 FIXTURES
a) Provide and set complete where so indicated in the drawings the following fixtures:
1) Water Closet – Shall be with water tank and accessories and seat cover, of good quality and
by HCG
2) Lavatory- shall be of approved type and brand by HCG
3) Paper Holder – Sunken Porcelain by HCG
4) Urinal- HCG brand
5) Shower – by Gripo brand, stainless steel
6) Soap Holder – Sunken Porcelain by HCG
7) Kitchen sink shall be stainless steel
8) Faucets shall be stainless steel Gripo brand
9) Water tank shall be stainless
SECTION 8 ELECTRICAL WORKS
8.01 MATERIALS
a) All electrical materials, appliances and fitting or be used for this project shall be brand new and of
approved brand. All work shall comply with the latest edition of the National Electrical Code with
the applicable ordinances of the local power company.
b) No wire smaller than AWG 12 shall be used except in control leads where size must be supported
by design calculations.
c) Wall switches to be furnished and installed shall be Panasonic black series and at the locations
indicated in the plans.
d) Outlets shall be Panasonic duplex with ground. Floor outlet shall be Royu or Eagle brand.
e) Wires to be used shall be Phelps Dodge or Philflex.
f) All lighting shall be either OMNI or equivalent.
SECTION 9 PAINTING WORKS
9.01 MATERIALS
a) Materials to be used for the work shall be either of the following brands: Boysen, Davies or
approved equivalent.
EXTERIOR
1) Exterior Concrete painted surface – 3 coats acrylic base masonry paint.
2) Exterior Metal Galvanized – Prime with zinc chromate primer follow 2 coats Portland cement
paints.
3) Exterior wood painted – 3 coats oil based paint.
INTERIOR
1) Interior Concrete or Masonry painted – 2 coats acrylic base masonry paint.
2) Interior woodwork – 3 coats oil based paint.
b) Colors shall be selected and approved by the Owner or the Architect
.
9.02 WORKMANSHIP
a) All materials shall be spread evenly and smoothly flowed on, without runs.
b) Clean surface to be painted, including floors, free from dirt and dust before paint.
c) Each coat shall be allowed to dry thoroughly before the succeeding coat is applied.
d) Do not paint exterior surface if damp or during rainy or damp weather.
e) Use fine sandpaper between coats of enamel paint applied to wood to produce even and smooth
surface.
f) Do necessary putting of nail holes, cracks, etc., after prime coat.
SECTION 10 AIRCONDITION UNITS
9.01 ACU
a) All mechanical works shall be done with accordance with the latest requirement of Philippine
Building code.
b) All ACU shall be DAIKIN.
