BUILDING SPECIFICATIONS

A. EARTHWORKS

1. EXCAVATION - Excavation for structural members shall be made


as per plan and shall contain the specific nominal width and depth of
the structure intended to be casted upon the excavated area.

2. BACKFILLING WORKS - Backfill materials shall contain no organic


waste or materials. Organic wastes and unwanted debris subject for
deterioration shall be removed from the backfill.

3. GRAVEL BEDDING - Washed Gravel within the range of ¾” to 1”


in diameter shall be used to bed any concrete structure resting directly
on earth with a minimum thickness of 2” prior to any Reinforcing,
Forming and Concreting Works are commenced.

4. COMPACTION - Any non-original graded surface (except for gravel


bedding on Foundation Works) shall be compacted at every 300mm
(12”) Thickness to at least 90% Compaction using either or together
with any of the weight related compactors, weight-vibratory compactors,
thumping machine (machine or manual), vibratory related compactors
and the use/application of water compaction in significant volume as to
attain proper compaction.

B. CIVIL WORKS

1. CONCRETING WORKS - Concrete works or Cement Mixture shall


ensure adequate and designed water–cement ratio. Use either of
Portland or Pozzolan or Modified Portland/Pozzolan Cement in all
concrete aspects of the building otherwise altered by the engineer.
Aggregates used shall be standard ¾” crushed or natural sized washed
gravel mixed with washed coarse sand.

2. REINFORCING WORKS - Main reinforcing bars shall be within the
ASTM standards. Main Structural steel bars shall be as per plan with
10mm ties spaced as stated in the plans. All Reinforcing steel works
shall be tied in place and clean form major rusts and oils prior to
concrete poring. Minor rusting caused by handling and rainfall during
construction installation is tolerable provided no decomposed or highly
oxidized steel bars is used in the installation otherwise replaced or
treated with rust converters.

3. FORMWORKS - Formworks shall be composite of 1/2”


Plywood/Phenolic Board and framed by Coco Lumber framing, staged
and supported by 2”x2”and 2”x3” Coco frameworks. Forms can be or
may not be oiled and formworks shall be clean from any organic debris
prior to concrete pouring.

4. STRUCTURAL FRAME - Trusses, Braces and C-Purlins are made


from Wood/Steel based on structural design.

C. ARCHITECTURAL WORKS

1. MASONRY - Masonry or Concrete Hollow Blocks (CHB) shall be non-


bearing 6” for all exterior and 4” for interior walls. CHB’s shall be filled
with compacted mortars with reinforcing bars spaced as indicated in the
plans. Masonry Cement or All-Purpose Cement can be used as mortar
fills.

2. PLASTER AND FINISHES - All Plain Cement Finishes as


indicated in the plans shall use Masonry Cement or Portland type 1
Cement mixed with washed screened sand finished with plain cement.

3. ROOFING WORKS - Roofing Sheets shall be of ga. 25 G.I. corrugated


sheets with flashing and capping fixed with 2 1/2” self-driving Metal Tex-
Screws. Joints shall be properly riveted as necessary and sealed with
clear type roofing sealant.

4. DOORS and ACCESSORIES - Solid Wooden Doors shall be of


Good Lumber and shall be at least 1-1/2” thick solid wood complete
with locksets and hinges on Wooden Jamb.
- Flush Door or Hollow Cored door shall be made of hollow
framed door with plywood coverings sustaining at least 1-1/2” thickness
complete with locksets and hinges on Wooden Jamb.

5. WINDOWS - Sliding Windows with sliding screen and Awning Window


shall be made of Aluminum Frame/UPVC with locks and fixed to
concrete jambs equipped with 1/8” clear.

6. CEILING SYSTEM - Ceiling shall be 6mm Hardie flex Board on
lightweight metal framing.

7. TILEWORKS - Interior Tiles shall use 600mm x 600mm Ceramic


Tiles - CR shall use 600mm x 600mm Ceramic
Floor Tiles and 400mm x 400mm Wall Tiles

8. DOWNSPOUTS - shall be 3” PVC Pipes with Gutter Drains

D. PLUMBING WORKS

1. SEPTIC TANK CONSTRUCTION - All Septic Vault shall be


constructed in 3-Phase Design. Septic Vault shall be provided
individually for every Apartment door. The Septic Vault shall be
constructed with specification and dimensions as stated on the plans.
The finish top flooring elevation of the Septic Vault shall not be lesser
than 100mm from the interior GF floor elevation. The Walls of Septic
Vault shall be Masonry with top slab made of Reinforced Concrete slab.
Pipe works and Maintenance Clean Out shall be properly observed and
installed in accordance to the plans.

2. GREASE TRAP AND DRAINAGE LINE - Grease Trap shall be


constructed as indicated in the plans. Grease Trap shall be constructed
with specification and dimensions as stated on the plans. The finish top
flooring elevation of the Grease Trap shall not be lesser than 100mm
from the interior floor elevation. The Walls of Grease Trap shall be
Masonry with top slab made of Reinforced Concrete slab. Pipe works
shall be properly observed and installed in accordance to the plans.

3. SANITARY LINE - All Sanitary Pipe shall be schedule 40 and


installed as indicated in the plans. Sanitary Line shall be properly
installed and sloped in accordance to the National Plumbing Code of
the Philippines. Sanitary Fixtures shall be properly vented and can be of
any brand convenient and reasonable by both the owner and his
contractor.

4. WATER LINE - All Waterline Pipe shall be PN-20 PPR Pipes and
installed as indicated in the plans. Waterline Pipes shall be properly
installed in accordance to the National Plumbing Code of the
Philippines. Waterline Fixtures shall be pressure tested to withstand a
minimum of 40 psi.

E. ELECTRICAL WORKS

1. WIRES AND CONDUITS - All electrical wire shall be new and of good
quality as approved by the designing engineer. Electrical Wire shall be

stranded, THHN and installed in Flexible Electrical Conduits. Every
apartment door shall his own homerun for his electrical system. All
electrical line shall conform to the National Electrical Code of the
Philippines and as indicated in the plans.

2. ELECTRICAL FIXTURES - Panel Box shall be 10 holes with approved


ACB. Switches and Convenience Outlets shall be OMNI brand or
approved equal. Exterior and Interior lights shall be Pin light with 7W
and 9W LED bulbs. Air-Con Outlet shall be provided on as specified in
the Plans.

F. PAINTING WORKS

1. MASONRY WALLS- Semi-Gloss LATEX / Elastomeric Paint


2. WOODEN DOORS - Stained and Varnished/Ducco finish
3. Hardieflex - Flat Latex
