1.1. Project Planning and Formulation Process
1.1.1. Background

It is not difficult to realize that the Universidad Mayor de San Andrés houses
people who are mostly between 18 and 27 years old, and the activities of the
students, between studies, classes and other types of activities, force them to stay.
quite a lot of time in the university facilities. Dividing their free time into “hanging
out with friends, frolicking in the sun in the parking lot or atrium, taking the Coffee I
or II course,” or consuming alcoholic beverages, among other activities.

One of the motivations for carrying out this project is that everyone needs to do
physical activities to maintain better health. Since their origins, sports have been a
fundamental part of a person's physical development, cultivating moments of
entertainment and also encouraging competition.

As we know, sports venues are intended to preserve people's healthy recreation.


In the City of La Paz, especially in the Central Area, due to its limited available
space, it is not possible to create such enclosures or sports fields of a single
specialty, which are a necessity especially for UMSA students, because in this way
it can be change your unhealthy leisure activities for sports habits.

The purpose of this project is the dissemination of sport through its practice. In
addition to covering the sports needs of the aforementioned students. It is said “a
healthy mind in a healthy body”, it is the aspiration of every healthy man with a
select spirit.

1.1.2. Classification of sports activities

Sport is any physical activity that humans do for fun and/or to compete. In the case
of competitive sports, these are carried out following certain specific regulations in
each sport.

Since the oldest times in history, man has tried to improve himself and others in
physical activities, thus giving rise to what we call sport. But starting in the 20th
century, professional sports were born, that is, athletes began to receive financial
compensation for being the best in a specific sport.

Sports can be divided into six types.


 Athletic sports : athletics, gymnastics, weightlifting, swimming or cycling.
 Ball sports : football, baseball, rugby, basketball, handball, volleyball or
tennis.
 Combat sports : boxing, wrestling, fencing or martial arts (judo, karate...).
 Motor sports : motorsports, motorcycling or motocross.
 Water or navigation sports : sailing, rowing or canoeing.
 Sliding sports : skiing or ice skating.

They can also be classified into individual and team sports , or summer and
winter sports.

In addition, there are some sports that are almost closer to adventure (they are
often called risky sports), others that are games (billiards, bowling, petanque) and
others related to intelligence (such as chess).

In this project we will give greater emphasis to ball sports, since it is intended to
make facilities prepared for practicing sports available to the public: Raquetball,
Wallyball, as well as Pingpong services, 4-a-side soccer and table football.

1.2. Diagnosis of Sports Activity


The Diagnosis is an instrument that provides us with the frame of reference from
which problems, macro problems, demands and potentials emerge, that is, it
allows knowledge of the general environment of which one is a part.

In methodological terms we can establish the following sequence of the diagnosis


process, which is not necessarily chronological:

 Defining the context

 Identification of potentialities
 Identification of Social Demand

1.2.1. Context Definition


1.2.1.1. The Mayor University of San Andrés

Universidad Mayor de San Andrés (UMSA), Bolivian public institution of higher


education, located in La Paz. Founded in 1830, its highest governing authorities
are the rector and vice-rector, and each faculty is directed by a dean. In its
classrooms, classes are taught regarding 54 careers regulated by career directors.
It is currently made up of the following 13 faculties: Architecture, Arts, Design and
Urbanism; Social Sciences; Economic and Financial Sciences; Humanities and
Educational Sciences; Pharmaceutical and Biochemical Sciences; Medicine,
Nursing and Medical Technology; Engineering; Technique; Pure and Natural
Sciences; Odontology; Agronomy; Geological Sciences; and Law and Political
Sciences. Its prestigious Central Library, established in 1930, is one of the most
important in the country.

One of the buildings that houses it is the Monoblock Central, a construction framed
in the so-called Neotihuanacota school of architecture, developed in Bolivia
between 1930 and 1948. The Universidad Mayor de San Andrés has meant an
element of renewal and progressivism in the history of the city of La Paz.

For this project proposal, statistical data from the university community housed in
the UMSA Central Monoblock and nearby faculties are used.

1.2.2. Identification and formulation of problems

To identify problems, the following structure must be taken into account:

1.2.3. Identification of Potentials

Potential : It has a territorial area of 300 km 2 located on Villazón Avenue in front


of the UMSA with easy vehicular and pedestrian access, with an entrance on
Corneta Mamani Street.

1.2.4. Identify social demand

The inclusion of a sports venue in the central area, in front of the UMSA
“Monoblock Central” has posed a response to the need of the university and urban
population to find a healthy recreational leisure space.

As we know, the value of sport is measured in many ways, but the best is to
provide it and generate incentives to practice healthy habits, physical activities,
restriction of toxic substances (tobacco, alcoholism, drugs) and release of stress
produced by study. , a good way to occupy leisure moments. On the other hand,
the practice of regular and regulated physical activity has proven to have a great
effect on the prevention of diseases.

1.2.5. SWOT matrix

The analysis of this context allows the identification of the Threats and
Opportunities that the external environment generates in relation to the potentials,
as well as the Strengths and Weaknesses referred to the internal environment.

1.3. Identification of the problem


The city of La Paz is a large city in full development, it is growing rapidly, which is
why it needs to satisfy its basic needs, education, health and other services,
among which we highlight sports. That the population has available and easy
access to these services.

The university population specifically has as a social demand the need for sports
venues close to their study center that are also of good quality since the main
problem is the low coverage and quality of the sports fields near the UMSA.

The project corresponds to a statistical study of university reality, which shows that
sports venues are necessary for university students, taking into account that these
university students have a need for physical activities for various reasons.

1.4. Justification
Over time, sport has always been an activity of great importance due to the
advantages it offers:

 It is the best protection for some diseases.


 It serves to keep the body strong and to resist efforts.
 Improves mood and sense of humor.
 While we are doing it we may think that it costs a lot, but later the body
appreciates it and the mind too.
 It allows you to make new friends or deepen the ones you already have.

Now, to practice certain sports it is essential to have adequate environments,


which must be accessible and attract the attention of youth, especially university
students located in the vicinity of the Monoblock Central and close to it.

The aim is to introduce to the market of the City of La Paz, a sports venue that
provides quality service to young university students and the entire population in
general, for the practice of sports in different disciplines.
This fact, together with the review of the survey carried out, reveals that the
implementation of a new sports venue will benefit the unsatisfied demand of both
the university and urban population, who cannot access a sports center with these
characteristics, therefore they They would choose to take a service like the one we
will offer, giving us at the same time the opportunity to generate income to improve
our asset and obtain profitability.

Thus, a sports venue becomes an issue soon to be resolved, ensuring that it


provides a series of comforts, information, constant renewal of material, especially
going hand in hand with technological advances to improve services.

1.5. Goals
1.5.1. General objective

“Satisfy the sports needs of the students of the Universidad Mayor de San Andrés,
Monoblock Central and its surrounding areas.”

1.5.2. Specific objectives

 Build a sports venue for Wallyball, Raquetball, 4-a-side soccer, pingpong


and table football.
 Increase our income level to be able to expand the size of the service and
thus better satisfy the needs of the young population in the area.
 Provide a service with quality content.
 Offer sports spaces that help reduce stress and the daily social problems
that youth go through.
 Motivation for university students to use sports venues.
 Encourage the youth of the area to practice sports in the areas of: Wallyball,
Raquetball, 4-a-side soccer, pingpong and table football.
 Reach users through advertising media, whether oral or written.

1.6. Legal Background


The legal partnership was formed thanks to the initiative of each of the partners to
create a sports venue that encourages young people to practice sports.

1.6.2. Legal framework

In this section of the project, we describe the legal procedures to follow for the
operation of the sports venue framed in the project.

To create a company with high competitive performance, it is necessary to be


recognized by the institutional framework that regulates business activity.

The way to achieve this recognition is the path of formality that consists of 6 steps,
each one in a specific institution and according to the legal constitution of the
company.

Concept of the Procedure:

It allows you to obtain the Certificate of Registration in the Employer Registry of the
Ministry of Labor, which authorizes the use of the Attendance Book and/or
Alternative Personnel Control System, as well as the opening of the Accident Book.
In compliance with the legal regulations in force in the country, the Employer
and/or Company registered in the aforementioned Registry must submit the Visa
procedure for Quarterly Salary and Salary Returns.

2. Market Analysis
2.1. Market Characteristics.

 The market has a potential demand for this service, due to the constant
growth of commerce, these areas have a large influx of young people who
want to practice some sport.
 This market is characterized by presenting a combination of a free
competition and oligopoly market, where the client can decide where they
want to use the service.
 The characteristics of the plaintiffs are clearly identified, because they
belong to the study areas.

2.2. Main Features of the Service

Regarding the construction of the “SPACE SRL” Sports Facility that is desired to
be implemented near the UMSA Central Monoblock, belonging to district 1 of the
Central Macro district; This will have a good infrastructure, which will be composed
of:

 Three Wallyball courts, in order to optimize and make the service efficient,
these courts can also be used for Raquetball and 4-a-side soccer.
 Other services provided by the sports venue are: Ping Pong table services,
table football, sports equipment rental services and refreshment service.

Given the drastic climatic changes that are characteristic of the city of La Paz, it is
considered advisable to construct an indoor infrastructure, thus preventing the
climate from affecting sports practice, because the public courts under municipal
control are exposed outdoors. to climatic changes, and are mostly land, therefore
comfort is offered.

2.3. Consumer characteristics

As previously mentioned, the “SPACE SRL” Sports Center has as its main
objective the university population, but more specifically, the university population
between 16 and 39 years of age.
This population is distributed among 25 majors of the different faculties, which are
spatially distributed between the Central Monoblock of the UMSA and the nearby
faculties, we are talking about the Faculty of Architecture, Humanities, Geology,
etc.

This population has as its main characteristic its age with the ability to practice
different sports, being Wallyball, Raquetball and 4-a-side soccer, alternative sports
to be practiced indoors, and not indifferent to other recreational alternatives such
as ping pong tables. Pong and of course the foosball tables.

2.3.1. Target population.

The Total University population includes 39,777 university students, both men and
women.
But from this population we will only take the target population, which is between
the ages of 16 and 39, since this is the main market of our study, which reaches
34,387.

2.3.2. Population stratification.

For the development of the “SPACE S” Sports Venue project. R. L.”, we have to
stratify our population, for which we take as reference the different careers found in
the Monoblock Central, the Hoy Building, the Faculty of Architecture (Ex – Asilo
San Ramón) and the Casa Montes adding a total of 23 races, as detailed below:

2.4. Research tools

This section refers to the instruments used for data collection, which have been
constructed thanks to data obtained through surveys carried out with those in
charge of each Sports Field, surveys of the university population according to a
sampling calculation through of the Stratified Probabilistic method and the
information provided by the CPDI of the Universidad Mayor de San Andrés
dependent on the Department of Planning and Coordination.
For the numerical calculation of the offer, we only make the sums of the calculation
made by distinction of courts.
We must also take into account that there are no sports fields in the area, so this
will be a new service that we will offer for those who wish to practice this sport.

2.5. Analysis of demand

The market that will be the object of our study in this project has different
characteristics; Let us detail in the first instance that the age of the user is between
16 years old and 39 years old. The territorial coverage of the project includes
District 1 of the Central Macro District
Additionally, the analysis will take into account the student population of the
Universidad Mayor de San Andrés (UMSA) with respect to the 23 courses found in
the Monoblock Central, the Hoy Building, the Faculty of Architecture (Ex – Asilo
San Ramón ) and Casa Montes.
All of this will make up the potential demand for the service we offer. On the other
hand, the demand study is supported by the information collected via surveys that
will be explained later.
2.5.1. Sample Model for the study:
For the study of this project, the following random sampling model was used, its

2.6. Offer Analysis


2.6.1. The Competition.

Within the market we find that university students usually play sports in the
following sports venues:

2.6.2. Service analysis.

The following table shows us the characteristics of the main competitors that we
identified.

“STUMSA” Sports Venue This venue has two courts which are used to play Wallyball,
Raquetball and 4-a-side soccer.
The disadvantage of this venue is that the service is mostly for
the administrative staff of the Universidad Mayor de San
Andrés, for championships or training sessions, they only pay
Bs. 10 an hour.
There are very few private people who hire these courts, the
time is Bs. 18. and most people play Wallyball.
The service is from Monday to Saturday from 9:00 a.m. to
10:00 p.m.
It has two dressing rooms and two bathrooms.
It is located on Av. October 20.
Wallyball-Raquetball-soccer 4 The service is from Monday to Saturday from 8:00 a.m. to
"COSMOS" 12:00 p.m.
Prices are from 8:00 a.m. to 3:00 p.m. Bs. 12 and 3:00 p.m. at
24:00 p.m. Bs. 15.
It has two courts which are full after 3:00 p.m. From Monday to
Friday, they practice Wallyball more than Raquetball and 4-a-
side soccer. The freight for rackets and ball is 5 Bs. Saturdays,
holidays and days of unemployment it is full all day. Its
atmosphere is pleasant, as it also has the sale of soft drinks
and water. In addition to two dressing rooms and a bathroom.
Located on Nicolás Acosta Street No. 554
PEPE'S Sports Venue This venue has a very pleasant atmosphere, it has two courts
where they practice Wallyball, Raquetball and 4-a-side soccer
on the 2nd floor and a FUTSAL court on the top floor.
It also has two dressing rooms, two bathrooms. The price per
hour is 13 Bs. And the hours of operation are Monday to
Saturday from 9:00 a.m. to 10:00 p.m.

Clandestine 1 It only has one court, where they practice Wallyball, Raquetball
and 4-a-side soccer. The time is Bs. 13 for Wallyball, Bs. 12 for
Raquetball the racket freight is 5 Bs. (only one) and the Bs ball.
2, and the hour of soccer 4 is Bs. 10 from Monday to Sunday,
the days that are most crowded are Fridays, Saturdays and
Sundays almost all day from 10 in the morning until 9:00 at
night. It has no dressing rooms and only has one bathroom. It
is located on José A Street. Palaces No. 477

Clandestine 2 This venue has two courts where they only practice Wallyball, it
also has two dressing rooms and two bathrooms, the time is
Bs. 15 opening hours are Monday to Saturday from 9 a.m. to
10:00 p.m.
It is located between Héroes del Acre and Nicolás Acosta No.
1459.
Clandestine 3 The atmosphere is pleasant, it is illuminated; It has two courts
where they practice Wallyball and Raquetball. It has two large
dressing rooms and a bathroom.
The opening hours are Monday to Saturday from 10:00 am to
9:00 pm and the price is Bs. 15 per hour, for either of the two
disciplines.
The freight for rackets and ball is Bs. 5.
It is located on Bartolina Sisa Street No. 1261

As can be seen, there are only privately owned sports venues, at first glance it can
be seen that the coverage of the Wallyball service for young people is very limited.
With regard to the study area, these sports fields are relatively far from the UMSA,
where the new Sports Facility is to be implemented; there is not a single one of this
type, except for the one located on 20 de Octubre Street. STUMSA, but the
distance factor influences.

2.7. Survey

The main objective of the survey used to collect data is to specify which sport is
most practiced and which requires a sports field close to the premises of the
Universidad Mayor de San Andrés, how many hours a week are dedicated to
playing sports such as Wallyball. , 4-a-side soccer, Raquetball, ping pong and
foosball, how many university students would be willing to use the new sports
facility that we propose, their availability to pay, in addition to emphasizing
competition.

2.7.1. Collection of information.

To prepare this project, we obtained information through a survey where the


number of observations in the sample was 244 University Students from
Monoblock Central, the Faculty of Architecture, Edificio Hoy and Casa Montes.

Once the survey was formulated, we proceeded to interview the 23 careers, in


order to collect necessary information that can help us prepare the respective
market study by the plaintiffs (clients).

2.7.2. Survey Presentation:

The survey is made up of 10 questions, they have different uses since they
combined open questions with closed questions; The first part of the survey has
the objective of collecting information regarding the consumer's preferences, hours
spent on this distraction and the amount of money they are willing to pay for it; The
second part of the survey will help us make our diagnosis regarding the
competition.

2.7.3. Information Processing.

Once the surveys were obtained, we began to process the information using the
Population Proportion Estimation method, as seen in the survey annex.
Before launching the results obtained in the survey, below we present the general
data of the people who collaborated with us with the survey:

The vast majority of those surveyed prefer to attend sports venues even further
away from the Universidad Mayor de San Andrés, due to the lack of nearby sports
infrastructure.

Within the range of those who are close to the University, they prefer to attend
STUMSA, COSMOS, we must also mention that three of the sports fields are
clandestine and service is irregular during the hours of the day.

A weight stratification was carried out on the opinion poll of the survey, where the
percentages within the range of “excellent” in the different sports explain that
Wallyball has a 37% preference, Raquetball 15%, soccer 4 with 22%, table football

Performing a simulation of the sensitivity analysis, a 20% decrease in the price was
proposed; as a result, the university population responded that the hours dedicated
to sports practice were maintained. .

Up to this point, the total population has been analyzed, the potential population
between 16 and 39 years old, now we proceed to make a difference to the

To calculate the unsatisfied demand to be covered over the life of our project, we
consider the forecasted demand at an average growth rate of 5%, through a
projection with respect to the estimated logarithmic function of the time series
taken from 1995 to 2009. .
Regarding future supply, as it is installed capacity, it remains constant over the
years.
Thus, the conclusion is reached that according to our installed capacity and
assuming the optimistic assumption, where, of the 15 hours/day of operation we
would cover 10 hours/day, even so only 17% of the unsatisfied demand is satisfied.
