THIS Lease Deed made at Gurgaon on this 6th Day May 2024 between

Mr Raju Lal S/o Sh. Vishram R/o H No C-4, Inderpuri, J.J. Colony, New Delhi,
110012 (Hereinafter called the “LESSOR”, which expression shall unless repugnant to
the context mean and includes his successors, administrators, executors and legal
representative of the one part.

AND

Mr. Tarun S/o Sh. Darshan Kumar and Mrs Smita Pawar W/o Mr. Tarun both R/o 178,
Sunder Chakk, V.P.O Sunder Chakk, Pathankot, Punjab-145001 (Hereinafter Called the
“LESSEE”) which expression shall unless repugnant to the context mean and include his
successors, administrators, executors, legal representative of the other part.

WHEREAS the Lessor has agreed to give on lease and the Lessee has agreed to take on
lease the of” II No. 388, Third Floor, Sector-53, Saraswati I€unj, Gurugram, *Harayana
(HEREAFTER CALLED “THE SAID PREMIES”
1. That the Lessor will give the possession of the said property to the Lessee and
the lease shall commence w.e.f. 01.05.2024 to 31.05.2025 the lease can be extended
or renewed at the end of this lease period 11 months on the same terms and
conditions except rent, which may be mutually agreed upon.

2. That the Lessee shall pay to the Lessor for the above said Property the rent of
Rupees 35,000/-(Rupees Thirty Five Thousand Only) including maintenance
per month in advance on 7'h day of calendar month.

3. That the Lessee has paid of Rupees 35,000/-(Rupees Thirty Five thousand
Only) one month’s security including maintenance as interest free security
deposit to the Lessor which is refundable after deducting the electricity
charges and . at the time of handing over the peaceful vacant possession of
the Property to the Lessor.

4. The Lessee shall give a notice one month before vacating the said property and
will pay the Rent for the month of notice period.

5. That the Lessee shall use the property exclusively for the Residential purpose
and shall not sublet the property in any manner whatsoever and will not be
allowed to accommodate any paying guest.

6. That the electricity will paid by Second Party as per meter unit @ 10/- to
time whenever these are due for the said premises.

7. That the Lessor and Lessee shall comply with all the rules and regulations of the
local authorities and the society whatsoever in relation to the said premises.

8. That the Lessee shall not carry out any structural additions or alterations to the
building layout, fittings and fixtures without the prior written consent of the
Lessor.

9. That the Lessee at the time of occupation shall see that all the electrical, sanitary
fittings and fixtures are intact and are in perfect working order. The Lessee shall
be responsible to maintain them and hand them over to the Lessor at the time of
vacation of premises in the same condition except for the natural wear and tear.

10. That the Lessee shall permit the Lessor or any of the authorized agents to enter
upon the said premises for inspection and to carry the necessary repairs etc. witn
prior appointment at all reasonable times.
