- Cement Portland cement type per ASTM C-150. Either Republic,
Rizal, or equivalent brand.
- Masonry Holcim Wallright or Portland Cement
- Aggregates Well graded, clean, hard particles of gravel or crushed
rock, Porac for fine white sand, Angono/ Sariaya for
gravel
- Reinforcing steel New, deformed and of structural grade with fy = 40,000
bars psi, of standard sizes
- Structural steel New, rolled sections with fy = 36,000 psi (ASTM A- 36)
- Concrete mixture 3,000 psi for columns, beams and roof beams; 3,000 psi
@ 28 Days for isolated footings and footing tie beams; 3,000 psi for
slab on grade and wall footings.

- Exterior walls Generally painted, plain and/or rough cement plaster
finish. Provide, where indicated in the plan, V-cut line
scoring, synthetic natural stone accents, and architectural
concrete mouldings.
- Interior walls Generally plain or rough cement plaster finish, ready to
receive additional special wall surface treatment or
tile/stone finishes. Otherwise, walls shall be painted
finish, except at T&B areas where vitrified ceramic wall
tiles shall be installed.
- Comfort rooms Vitrified ceramic wall tiles, refer to plans on wall tile
heights.
- Ceiling
- Interior Areas Install dropped ceiling at the interior areas, with recessed
or coved design at the Dining area, other areas plain
design. Ceiling boards shall be 12mm gypsum boards at
interior ceiling along galvanized metal furrings and/or
treated wood nailers. Paint finished.
- Exterior Areas Ceiling boards shall be 12mm Ficem board along
galvanized metal furrings and/or treated wood nailers.
Paint finished.
- Comfort Rooms Ceiling boards shall be 12mm Moisture Resistant gypsum
board along galvanized metal furrings and/or treated
wood nailers. Paint finished.
- Roofing 0.80 mm thick long span Stone Coated roof, Stonetile
profile by Metalink . Bended panel roof accessories shall
be fabricated from pre-painted metal sheets, similar
brand. Stainless steel gutters shall be 0.60mm thick
stainless steel. Use tekscrew fasteners and silicone rubber
joint sealants. Provide 20 mm thick polyethelene foam 2-
side aluminum foil roof insulation pinned in between
roofing and purlins. Purlin spacing shall be 600mm O.C.
as indicated in the plan.
- Doors Refer to the Door Schedule in the Plan.
- Wooden doors

lumber. Solid panel doors for main door shall be of
Tanguile. All wooden door jambs shall be fabricated from
hard and treated lumber. Provide Hantex heavy duty loose
Wood frames and panels shall be pin hinges. Owner-supplied locksets and other door
from kiln-dried and treated accessories shall be by Schlage or equivalent quality.
- Aluminum doors Refer to the Door Schedule in the Plan. Aluminum-
frames for glass doors and screen doors shall be powder-
coated sections, clear tempered glass panels, at least 6mm
thick.
- Maid’s T&B door Flush type PVC doors with PVC jamb.
- Windows Refer to Window Schedule in the Plan.
- Aluminum Aluminum frames shall be powder coat finished sections
Windows with 6mm thick clear tempered glass panels provided
with aluminum-framed insect screens.
- Gate & stair railings Fabricated from wrought iron steel sections.
- Painting
- Masonry walls Use Boysen or equivalent brands, roller or paint brush

and comfort rooms. Flood test at least 48 hrs. must be
undertaken prior to concrete topping or tiling.
III. PLUMBING WORKS
- Sewer Line Use DWV sanitary pipes and fittings orange color series,
Neltex, Emerald or equivalent pipes and fittings.
- Water Line Use Polypropylene (PPR)-Type 3 fusion-joined pipes and
fittings by ERA or equivalent, cold water line system
only. Connect to existing village water system.
- Sanitary Fixtures Provide the following plumbing inlets and install the
corresponding fixtures (basic brands) provided by the
Owner:

V. MISCELLANEOUS
1. Pest Control and Prevention Chemicals
Soil Treatment Apply Hometrek or equivalent in water mix solution on a
prepared ground base prior to pouring of concrete on the
foundation and slab on grade
Wood Treatment Apply Solignum Timberguard or equivalent wood preservatives
to all wood frames and nailers; coal tar for wood in contact with
masonry
Perimeter Fence/ Gate Front perimeter fence shall be provided with a 2.50 meter high
fabricated steel vehicular and pedestrian gates as measured from
the existing sidewalk floor elevation.
VI. GENERAL CONDITIONS
1. All works shall be done by competent workers in workmanlike manner with strict
compliance to the Plans and Specifications.
2. All Sanitary/Plumbing works and Electrical works shall conform to all the respective rules
and regulations of the latest Philippine Codes and the locality of the project.
