Architectural Design Process

Orra’s architectural design process is a comprehensive and structured method of designing and constructing
buildings or structures. This process involves several stages, each with its unique set of activities and
deliverables. It is a series of steps that help architects and designers translate their ideas into a physical form
that meets the needs of their clients and the constraints of the project.

The architectural design process typically follows the following steps:

1. Pre-Design
2. Schematic Design (SD)
3. Design Development (DD)
4. Construction Documents (CD)
5. Building Permits
6. Bidding and Negotiation
7. Construction Administration
8. Post-Occupancy Evaluation

1. Pre-Design

a. Purpose:
i. to identify and understand the needs and objectives of the client, and to establish the
scope, budget, and timeline of the project. The programming phase lays the foundation
for the entire design process and informs all subsequent phases.

b. Scope:
i. ORRA Design Department below;
1. Principal Architect - Approval and Signatory
2. Design Project Manager – Preparation, Evaluation, Approval Signatory
3. Designers– prepare requirements and plans for schematics design for evaluation
and approval

c. Policy
i. All Design Team involved in a particular project shall implement the schematics design
protocols from retrieval of the requirements for the preliminary schematic design to
final approval of schematics from the Principal [Link] of terms

d. Procedure
i. Establish Project Goals and Objectives: This involves defining the project's purpose,
determining what the client wants to achieve with the building or space, and identifying
the key stakeholders and their needs.
ii. Site Analysis: This involves studying the site and its surrounding environment to
understand its constraints and opportunities. This may include analyzing the
topography, geology, climate, vegetation, access, views, and other factors that may
influence the design.
iii. Code and Zoning Analysis: This involves analyzing the applicable building codes,
regulations, and zoning requirements that govern the design and construction of the
building or space. This includes identifying any limitations or restrictions that may
impact the design.
iv. Programming: This involves working with the client to identify the functional
requirements of the building or space, such as the number and size of rooms, the types
of spaces required, and the desired user experience.
v. Budget Analysis: This involves determining the project budget, including the cost of
construction, materials, and other associated expenses. This helps to ensure that the
design meets the client's financial requirements and constraints.
vi. Schedule Development: This involves developing a timeline for the design and
construction process, identifying key milestones, and ensuring that the project can be
completed within the desired timeframe.
vii. Preliminary Design Concepts: This involves developing preliminary design concepts
based on the project goals, site analysis, programming, budget analysis, and other
factors. These concepts may include sketches, diagrams, and other visual aids that
illustrate the proposed design.
