SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I MARIA THERESA T. RIVERA-SAKAI, Filipino citizen, of legal age, married,


with residence and postal address at AICHI, TAKAHAMA CITY, JAPAN do hereby
name, constitute, and appoint LARRY TIQUE RIVERA, of legal age, married, with
residence and postal address at B18 L19 FIESTA COMMUNITIES, TABUN, ANGELES
CITY, PAMPANGA to be our true and lawful Attorney-in-Fact for the SALE OR
TRANSFER AND ALL MATTERS pertaining to a parcel of land, together with all the
improvements found thereon covered by TCT No. 045-2017004237 (hereinafter referred to
as “subject property”) in behalf of our name, place and stead, to do and perform the
following acts, to wit:

1. To sell, and/or dispose of the subject property, including the improvements found
thereon, covered by TCT No. 045-2017004237, to any prospective buyers/s under
such terms and conditions acceptable to my Attorney-in-Fact;
2. To sign, execute, and deliver the necessary Contract to Sell, Deed of Absolute Sale,
Acknowledgment Receipt, Memorandum of Agreement, Special Power of Attorney
and other necessary documents on my behalf that may be necessary or required
hereto, comply with the terms therein, and to deliver possession of the said property to
the prospective buyer/s;
3. To receive the proceeds of the sale, either in cash or in check/s, and sign for the
acknowledgment receipts, and to pay for the necessary expenses that may be agreed
with the prospective buyer/s;
4. To appear before the Bureau of Internal Revenue, Registry of Deeds, City transact,
process, sign and receive documents necessary and incidental for the aforementioned
purposes; and
5. To do any other act necessary and incidental to carry out effectively any and all of the
purposes to which this authority is hereby given.

HEREBY GIVING AND GRANTING unto my said Attorney-in-Fact full powers and
authority to do and perform all and every act requisite or necessary to carry into effect the
foregoing powers, as fully to all intents and purposes as I might or could lawfully do if
personally present, with full power of substitution and revocation and HEREBY
RATIFYING AND CONFIRMING all that my said Attorney-in-Fact his substitute shall
lawfully do or cause to be done under and by virtue of these presents.
