TIE LINE
Tie line is an imaginary line which connects a parcel of land (at point 1) to an
established reference point.
Reference point is an established land monument at a particular site or location. (Such
as: BLMM, BBM, LM, BM, MBM, FH, etc.)

- use of magnetic compass is a simple handheld instrument with a
magnetized needle which points toward magnetic north. It is used in
determining angles and directions and is well suited for preliminary
surveys.
Bearings
Bearing is always an angle less than 90° measured
from N or S (meridian) which ever is nearest.

1. Vicinity map /Location Map
a. A map which shows the general location of the property and its vicinity
2. Subdivision map
a. Plan showing the general features and layout of a subdivision including
block and lots and opens spaces
3. Lot Plan
a. Plan showing the boundaries and shape and distances of the property lot
4. Topographic Map
5. The geohazard map - identifies flood-prone and landslide-prone areas in the
country and shows which areas have high chances of soil erosion and which
areas are low-lying and flood-prone

Other Types of Surveys
1. Hydrographic Surveys
Surveys whose principal purpose is the determination of data relating to bodies
of water. A hydrographic survey may consist of the determination of one or
several of the following classes of data: depth water; configuration and nature of
the bottom; directions and force of currents; heights and times of tides and water
stages; and location of fixed objects for survey and navigation purposes.
2. Physical Oceanographic Surveys
Studies or examination of the physical characteristics of ocean water such as
salinity, temperature, density, etc., and dynamics such as tides, currents and
waves.
3. Geodetic Surveys
Surveys being conducted primarily to establish, densify and maintain the
Philippine Geodetic Control (horizontal and vertical network).
4. Topographic/Photogrammetric Surveys
Determination of the horizontal and vertical positions of natural and man-made
features of the earth's surface to be presented on a topographic map.
Photogrammetric surveys include the use of aerial photographs.
5. Land Classification Surveys
These involve the classification of the country's unclassified public forests into
alienable or disposable lands, as well as the evaluation of existing land
classification projects and the verification of land classification status.

Plotting the technical description in a transfer certificate of title into a lot plan showing
the shape and boundaries of the given lot
Movement of Degrees shall originate from the North Line if coming from the North, And
from the South vertical line towards either the west or the east depending on the
directions in the description
