The Required Documentation list:-

SALARIED:
FOR APPLICANT (AND ALSO FOR CO-APPLICANT IF HIS/HER INCOME WILL CONSIDER):

1. Passport size color photograph- 2 copies.


2. Proof of Identity-PAN card.
3. Present address proof: VoterID/ Aadhaar card/ Passport / driving license/Letter from Employer/ Rent agreement/Latest
electricity bill.
4. Permanent address proof: VoterID/ Aadhaar card/ Passport /driving license/Latest electricity bill.
5. Office ID proof & Appointment letter from present employer.
6. Please provide the ‘Service certificate’ OR “Relieving letter’ from previous employer, if present employment is less than 5
years.
7. Increment Letter (if any).
8. Updated savings (If other than SBI) and salary bank account statements (If other than SBI) for the last 6 months and SBI bank
account detail (If savings & salary account is maintaining other than SBI).
9. Pay-slip of last 3 months.
10. Form-16 (Part A & B) for last 2 Assessment years.
11. Investment documents like FD, LIC, Mutual Funds and NSC etc.
12. If any loan/s is/are going on, then please provide the “Sanction Letter” & "Loan account statement for last 1 year" of that
respective loan/[Link] closed, and then provides the "Loan closure letter".

FOR CO-APPLICANT (IF ANY AND WHEN HIS/HER INCOME WILL NOT CONSIDER):

1. Passport size color photograph- 2 copies.

tax paid Computation and challan copy, for professional Form 26 AS is required.
7. Company's Trade license for last 3 years and GST registration certificate.
8. If any loan/s is/are going on, then please provide the “Sanction Letter” &"Repayment Track Record" for the respective loan/[Link]
closed, and then provides the "Loan closure letter".

FOR CO-APPLICANT (IF ANY AND WHEN HIS/HER INCOME WILL NOT CONSIDER):

4. Address proof of India: Aadhaar card/ Voter ID card/ Passport.
5. Work permit from respective country, if applicable.
6. Office ID proof and Appointment letter from present employer.
7. Updated Salary & savings account statements for the last 1 year (If it is in Non-English language, then convert it in
English) and NRE/NRO SBI bank account details.
8. Pay-slip of last 6 months (If it is in Non-English language, then convert it in English).
9. Form-16 or W2 for the last 2 Assessment years/ Calendar years OR equivalent documents for Tax payment.
10. HR mail reply from present employer for job confirmation.
11. Overseas Credit reports.
12. Please provide the ‘Service certificate’ or ‘Relieving Letter’ from previous employer, if present employment is less
than 5 years.
13. Investment documents: like FD, LIC, Mutual Funds and NSC etc.
14. If any loan/s is/are going on, then please provide the “Sanction Letter” & "Repayment Track Record" for the
respective loan/s. If closed, and then provides the "Loan closure letter".
15. “Power of Attorney” in our format.
16. “Power of Attorney confirmation” in our format.

IF YOU DO NOT HAVE ANY NRE/NRO ACCOUNT THEN YOU HAVE TO OPEN IT.

INSURANCE AND CHARGES:

1. One time mandatory Property Insurance: It only covers the property under natural disasters like earthquake,
flood etc. If your property is ready to move then it will charge after your disbursement and if it is an under
construction property then it will charge after the 70% disbursement of your loan amount. Premium applicable
as per below mentioned chart.

2. SBI Life RINN Raksha Policy: It is a group mortgage reducing term life insurance policy which covers you
against death and/or disability (as define in the policy) to protect your dependants from the liability of the loan
outstanding. The policy covers the outstanding loan balance for entire tenor of the loan. You can pay the
premium onetime by self or it may include with your loan amount and you can pay it as an EMI. The calculation
of the premium depends on your loan amount, tenure and age.

3. PROCESSING CHARGE (AT THE TIME OF LOG-IN): Applicable as per circular (It is changeable time to
time).
4. CERSAI CHARGES (AFTER SANCTION): Rs. 118/-.
5. LOAN DOCUMENTS STAPMING AND NOTARY CHARGES (AFTER SANCTION): Rs. 600/- to Rs. 1000/-.
LEGAL DOCUMENTS:

For New Flat Purchase in Approved project:

1. Agreement for sale between you and seller in original.


2. Money receipts of your own contributed amount in original.

For New Flat Purchase in Non Approved project:

1. “Agreement for sale” between you and builder in original.


2. “Money receipts” of your own contributed amount in original.
3. Copy of all back deed/s regarding this respective property.
4. Copy of Registered Development agreement & Power of attorney between land owners and builder if it is joint venture
project.
5. Copy of Municipal Mutation certificate and Latest Property Tax receipt in the name of present owner/s.
6. Copy of Porcha (Showing classification “Bastu/Danga”) and latest khazna receipt in the name of present owner/s, if applicable.
7. Copy of conversion certificate if the land character is other than “Bastu/Danga”.
8. Jumbo copy of Building sanction plan.
9. Copy of “Completion Certificate” if it is ready to move property and “HIRA Registration number” if it is an under
construction property.

For Resale Flat Purchase case:

4. Copy of back deed/s in favor of previous owner/s against this respective property, if it is 3rd hand property.
5. Copy of Possession letter issued by builder, Municipal Mutation certificate, Latest Property Tax receipt and Latest electricity
bill against this respective flat in the name of present owner/s.
6. Jumbo copy of Building sanction plan (Not required for Approved project).

For New and Resale Individual House Purchase case:

1. “Agreement for sale” between you and seller in original.

4. Copy of Municipal Mutation certificate and Latest Property Tax receipt in the name of present owner/s.

For Balance Transfer case:

1. Copy of Agreement for sale between you and seller/builder OR Allotment letter (If not registered) OR Sale deed (If registered)
in favor of you.
2. Copy of Back deed/s regarding this property, if applicable.
3. Copy of Possession letter issued by builder, Municipal Mutation certificate, Latest Property Tax receipt and Latest electricity
bill against this respective flat in favor of you.
4. Jumbo copy of Building sanction plan (Not required for Approved project).
5. List of submitted documents (LOD) from the existing financer in original at the time of file log-in.
6. Foreclosing letter from present financer in original at the time of disbursement.

For New Flat Purchase in Co-operative society:

4. Copy of construction agreement between society and contractor.
5. Copy of Estimated cost sheet from Architect or Civil Engineer.
6. Copy of By-laws of the society.
7. Copy of board resolution for signatory authority.
8. Copy of Permission to construction from the respective authorized body.
9. “Share certificate” and “Allotment letter” in favor you provided by society in original.
10. Money receipts of your own contributed amount in original.

For Registered Resale Flat Purchase in Co-operative society:

1. “Agreement for sale” between you and present owner in original.

3. Copy of sale deed/s in favor of present owner against this respective unit.
4. Copy of back deed/s in favor of previous owner/s against this respective unit, if it is 3rd hand property.
