Gift Deed Pradeep

Sri S. V. Anand executed a gift deed on March 1st, 2023 to gift a residential property measuring 108 square meters located in J. P. Nagar 9th Phase, Bangalore to his son Sri S. A. Pradeep. The donor acquired the property through a registered sale deed in 2006 and had paid all property taxes to date. Through this gift deed, the donor transferred all rights, title, and interest in the property to the donee, and delivered possession and original title documents to him on that date. The donee accepted the gift and will pay future property taxes to BBMP.

(Hereinafter referred to as the ‘D0NOR’ which term shall mean and

(Hereinafter referred to as the ‘DONEE’ which term shall mean and


include his legal heirs, legal representatives, successors, executors,
administrators and assigns) of the SECOND PART;

WHEREAS, the Donor is the absolute owner in lawful possession
and enjoyment of all that piece and parcel of immovable property being a
vacant residential site bearing No. 282, measuring East to West 12
Meters North to South 09 Meters totally measuring 108 square meters,
now comes under the jurisdiction of Bruhath Bengaluru Mahanagara
Palike (BBMP), Ward No. 196, 3rd Block, J. P. Nagar 9th Phase, Bangalore
– 560 078 described in the Schedule below and hereinafter referred to as

the ‘SCHEDULE PROPERTY’ having acquired right, title and


interest therein under registered Sale deed dated 24.07.2006, registered
as document No. BDA-1-02423-2006-07 and stored in CD No. BDAD111
in the office of Additional District Registrar, Bangalore Urban District,
executed by Under Secretary, Bangalore Development Authority,
Bangalore in his favour and the Khatah of the Schedule property stands
in the name of the Donor in the records of the Bangalore Development
Authority (BDA) as per the latest Khatha Certificate and the Donor has
paid upto date property tax. Whereas, the Schedule property is the self
acquired property of the Donor herein and none-else have any manner of
right, title and interest in the Schedule property.
WHEREAS, the Donor is married to Smt P. Swarnalatha and out
of the said wedlock, the Donor has one Son i. s., the Donne herein,
WHEREAS, the Donor freely and voluntarily, out of love and
affection towards the Donee, being his Son, hereunder gift the Schedule
property to him and he shall have absolute right over it.
NOW BY THIS DEED OF GIFT THE DONOR, out of his
own free will and voluntarily, hereunder renounces all his right, title and
interest in the Schedule property with intent to vest the same in and
Grant, Convey, transfer the schedule property unto the Donee by way of

Gift and by virtue of the Gift deed the Donee shall hereafter be the
absolute owner of the schedule property with lawful possession of the
same having all the title, right, powers, privileges and liberties, in the
schedule property and hereafter the Donee is entitled to own, hold,
possess and enjoy the same perpetually and unconditionally forever,
Actual possession of the Schedule property is delivered unto the Donee
on this day.
The Donee is entitled to get the Khatha of the Schedule property
transferred to his name by virtue of this Gift Deed and he shall pay the
property tax payable to the Bangalore Development Authority (BDA) or
Bruhath Bengaluru Mahanagara Palike (BBMP) in respect of the
Schedule property with effect from this date.
The Donor hereby declares and confirms that, the Schedule
property is free from any kind of Charge or encumbrance or mortgage or
defects in title an it is not subject to any kind of dispute or litigation in
any Court, Tribunal or other authority and there is no order of
attachment or injunction against the Schedule property.
The Donor has this day handed over all the original title deeds and
documents relating to the Schedule property and possession thereof to
the Donee.
The Donee has accepted the Gift of the Schedule property and
testified the same in these presents.
SCHEDULE PROPERTY
ALL THAT PIECE AND PARCEL of immovable property being
a vacant residential site bearing No. 282, measuring East to West 12
Meters North to South 09 Meters totally measuring 108 square meters,
now comes under the jurisdiction of Bruhath Bengaluru Mahanagara
Palike (BBMP), Ward No. 196, 3rd Block, J. P. Nagar 9th Phase, Bangalore

– 560 078 with all appurtenances whatsoever whether underneath or
above the surface and bounded on the:
East by : Site No. 263,
West by : Road,
North by : Site No. 282/A
South by : Site No. 281
IN WITNESS WHEREOF the Donor has hereto set and affixed
their Signatures to this Gift Deed in presence the date first above
mentioned at Bengaluru.
