All overdue/due amounts (including Association fees, Chiller fees, etc.) have to be settled
before Transfer.

Following are the documents to be provided to help process your request:

Required from Both Buyer and Seller:


A. Original Passport (Buyer/Seller)
B. Original Sale and Purchase Agreement
C. Copy of Title Deed from Seller (if applicable)
D. Customer Information Form (Buyer/Seller) (attached)
E. Power of Attorney (if applicable)
F. Original Company documents (in case of purchaser being a Company)
G. Original NOC/Clearance letter from the Facility Management Company (in case of 3rd party FM Mgt-
Seef 1/Madison Transfer)
H. In the case of minors (below 21 y/o):A court order must be submitted for Deyaar’s approval
I. Deyaar Transfer admin fees (Cash preferred, else Manager’s Cheque addressed to Deyaar
Development PJSC)
J. Original receipts/replacement cheques (in case of payment plan)
*Copies of relevant documents to be provided through fax/email to Customer Service at the time of Transfer registration.

In case of Power of Attorney (POA) (either for Seller or Buyer):


• IIn the event that Transferor/Transferee cannot be present, a duly notarized POA is required. For
documents/POA from outside of UAE, to be considered as valid in UAE they must be:
A. Notarized in the country of residence
B. Attested by the Ministry of Foreign Affairs or Ministry of Exterior of the country of residence
C. Attested by the UAE Consulate (or any GCC Consulate) in the country of residence and attested at
the UAE Ministry of Foreign Affairs in the UAE
• The attorney should carry along with the original POA, his original passport and a copy of the POA
issuer’s passport (attested by Notary as Original seen if POA issued abroad).

In case of Corporate Customer (either Seller or Buyer):
I. UAE Establishment:
A. Original valid Trade License
B. Original valid Certificate of Membership in Chamber of Commerce
C. Original passport of the owner
D. Company stamp
E. If the resale docs are to be signed by a person other than the owner of the company, a recently
dated (up to 2 years) original POA is required
II. UAE Company:
A. Original valid Trade License + Certificate of Entry in the Commercial Register
B. Original valid Certificate of Membership in the Chamber of Commerce
C. Original Articles of Association (AOA) and Memorandum of Association (MOA) and addendums if any
D. Original POA authorizing the sale or purchase
E. Passport copies of the Managers
F. Original Board Resolution authorizing the sale or the purchase (issued on company letterhead,
signed and stamped)
G. Company stamp
III. Overseas Companies and UAE Free Zone Companies:
A. Original Board Resolution authorizing the sale or the purchase
B. Original, notarized and attested POA authorizing the sale or the purchase
C. Original Certificate of good standing
D. Memorandum of Association (MOA) and Articles of Association (AOA) - originals or a notarized and attested copy
E. Certificate of Incorporation (originals or a notarized and attested copy)
F. Original passport of the authorized person
G. List of shareholders: properly notarized and attested (bearer shares are not acceptable)
H. Company stamp

IV. Notarization and Attestation of POA and Company docs:


A. POA to be notarized before the Notary in the UAE
B. All company docs including POA executed outside the UAE must be notarized and legalized up to the UAE Embassy/
Consulate in the country of origin then stamped before the Ministry of Foreign Affairs in UAE.
C. If the company is incorporated in the UAE Free Zone, docs should be attested from the Free Zone Authority and Registrar.

In case of Mortgage:
Seller: Seller has to release the mortgage first in Deyaar and “DLD” then transfer the unit.
A. Original Release Letter addressed to Deyaar from Mortgage Provider
B. Original “Sale and Purchase Agreement”
Buyer:
A. Original Undertaking (Finance) Letter addressed to Deyaar from Mortgage Provider
B. Original Undertaking from the customer (Deyaar document)
Once the documents are approved you will be given an appointment to visit us at our Client
Relations Department.
A. Both Buyer and Seller will visit us for transfer.
B. We will issue an NOC to Dubai Lands Department (with an expiry limit of 10 working days)
C. The Buyer and Seller and Bank (if mortgage case) will approach Dubai Lands Department with the NOC and copy the initial 3
pages of the Sale and Purchase Agreement (old).

Original “Sale and Purchase Agreement” and documents related to transfer are required at the time of Transfer.

Deyaar Transfer Admin Fees:

A. Transfer Fees: AED 500/- (with Title Deed)


B. Transfer Fees: AED 4000/- (without Title Deed / under construction)

OQOOD Registration Fees: AED 1000/-


(Cash preferred, else Manager’s Cheque addressed to Deyaar Development PJSC)

“Dubai Land Department Fees”: Manager’s Cheque

A. Registration Fee:

- 4% for Freehold on Original price (As per Sale and Purchase Agreement ) + DLD Admin charges

B. Transfer Fee: 4% on Sale price (subject to DLD)

C. Mortgage Registration Fee (if applicable): 0.25% on mortgage value

**Mentioned charges subject to change as per DLD guidelines
