ARCHITECTURAL SPECIFICATIONS
A. GENERAL
1. All works shall be done under the direct supervision of an Architect-in-charge of all
architectural finishes.
2. All materials must be new and of high quality approved by the Bureau of Product
Standards.
3. Any revisions must be approved by owner and the designing architect.
4. All works shall be in strict accordance with these specifications and of the methods as
prescribed by the Architectural Code and the National Building Code of the Philippines.
B. SHECDULE OF FINISHES
1. All floors shall be of 16” x 16” ceramic floor tiles finish except at toilets which shall be 8”x8”
ceramic floor tiles.
2. All interior walls shall be plain cement smoothed finish, semi-gloss latex painted except at
toilets which shall be 8”x8” mariwasa ceramic wall tiles or its equivalent.
3. All exterior walls and columns shall be plain cement smooth finish semi-gloss latex painted.
4. Ceilings shall be ¼ thick ordinary plywood inside and ¼” thick marine plywood outside on
2”x2” ceiling joists at 0.40 and m.o.c provided with cornice wood moldings.
C. DOORS AND WINDOWS
1. All doors shall be installed as per approved design.
2. Doors shall be equipped with high grade standard duty cylindrical locksets, brass plated
manufactured by yale or its approved equal.
3. Windows shall be steel casement swing / fixed type 1/8” tick clean glass.
D. WORKMANSHIP
1. Plastering
a. Apply scratch coat with sufficient force to form good keys.
b. Float finish coat to true surface, trowel in manner that will force sand particles down into
plaster and with final trowelling. Leave surfaces barnished smooth, free from rough
areas, trowel marks and other blemishes.
c. Plaster mixture shall be 1 part cement to 3 parts well-screened sand.
2. Tiles
a. Do not start tiling occurring in space requiring both floor and wall tile setting has been
completed.
b. Before spreading setting bed, establish borderlines center wires in both directions to
permit laying pattern with minimum cut of tiles. Make adjustment at walls.
3. Carpentry
a. Execute works in best, substantial, workmen like manner, erect framing true to line,
levels, squared, aligned, plumbed, well-spliced and nailed, and adequately braced.
Properly fitted using mortise and tenon joints.
b. Do not install millwork in case until concrete and masonry work have been cured and
will not release moisture harmful to woods.
c. All lumber shall be treated with solignum wood preservatives.
d. Lumber shall be of the approved quality of the respective kinds for the various parts of
the work, well seasoned, thoroughly dry, and free from large, loose, or unsound knots,
saps, shakes and other imperfections impairing its strength, durability or appearance.
E. ROOFING AND TINSMITHING
a. Roofing sheets shall be 0.4mm thick rib type pre-painted long span.
b. Gutters and flashings shall be of Spanish type.
c. Fascia board shall be ½” hardiflex board.
d. Use self-drilling metal teckscrews as roof fasteners.
F. PAINTING
a. All paint materials shall meet the requirements of the Bureau of Product Standards, use
Davies or Boysen brand.
b. Painting of all surfaces except as otherwise specified shall be three (3) coats work, one (1)
primer coat and two (2) finish coats.
c. Before proceeding with any painting, thoroughly clean, sand, and seal if necessary by
removing from all surfaces all dust, dirt, grease or other foreign substances which would
affect either the satisfactory executions or permanency of the work.
d. Only skilled painters shall be employed in work, all workmanship shall be executed in
accordance with the best acceptable practices.
e. Begin work only when Architect-in-charge has inspected and approved prepared surface
otherwise no credit for coats applied shall be given. Notify Architect-in-charge when
particular coat applied is complete, ready for inspection and approval.
STRUCTURAL SPECIFICATIONS
I. SITEWORK
1. Staking out of building, establishment of lines, grades and bench marks.
2. Protection of property, work structures, workmen and other people from damage and
injury.
3. Structural excavations shall be to the depths indicated on plans and must be inspected
and approved before pouring and concrete.
4. All backfilling shall be placed in layers not exceeding six (6) inches in thickness, each
layer being thoroughly compacted and rammed by wetting, tamping and rolling
II. CONCRETE AND REINFORCED CONCRETE
1. Unless otherwise specified herein, concrete work shall conform to the requirements of
the ACI Building code.
2. Cement for the concrete shall conform to the requirements of Specifications for Portland
Cements (ASTM C-150), APO brand or its approved equal.
3. Fine aggregates shall consist of hard, tough, durable, uncoated particles which shape
shall be generally rounded or cubicle and reasonably free from flat or elongated
particles.
4. Coarse aggregates shall consists of gravel, crushed gravelor rock, hard tough, durable,
clean and uncoated particles having maximum size of one (1) inch in diameter.
5. Reinforcing bars shall conform to the requirements of the ASTM standard Specifications
for Billet Steel Bars, for Concrete Reinforcement (A305-56). All reinforcements herein
shall be as follows:
16mm – for columns, Floor and beams
12mm – for column footings, and beams
10mm – for stirrups, lateral ties, wall footings, floor slabs stairs.
6. Proportions and all materials entering into the concrete shall be as follows:
Class A – 1 bag cement, 2 bags sand, 4 bags gravel for column footings.
Class b – 1 bag cement, 2 ½ bags sand, 5 bags gravel for columns, beams and wall
footings.
Class C – 1 bag cement. 3 bags sand, 6 bags gravel for counter tops
7. Forms shall have sufficient strength to withstand the pressure resulting from placement
and vibration of the concrete and shall be maintained rigidly in place.
8. Reinforcement shall be placed accurately secured in place by use of metal or concrete
supports, spacers and ties.
9. In placing concrete through reinforcement, care shall be taken that no segregation of
the coarse aggregate occurs.
10. All concrete shall be moist cured for a period of not less than seven (7) consecutive
days by an approved method or combination applicable to local conditions.
III. MASONRY WORKS
1. Concrete hollow blocks shall have a minimum face shell thickness of one (1) inch
nominal size shall be 4”x8”16” at interior walls and 6”x8”x16” at exterior walls and
minimum compressive strength shall be as follows:
Class A-900 psi
Class B-750 psi
2. Wall reinforcements for vertical bars shall be 10 mm diameter steel bars and horizontal
bars shall be 10mm diameter.
3. Mix mortal from 3 to 5 minutes in such quantities as needed for immediate use.
Retampering will not be permitted. If mortar stiffens because of premature setting
discard such materials as well as those which have not been used within one (1) hour
after mixing.
4. Cement mortar shall be one (1) part cement and three (3) parts sand by volume.
5. All masonry shall be laid plumb, true to line, with level and accurately spaced courses
and with each course breaking point with the source below.
6. Lintels shall be concrete and shall be reinforced as shown on the drawings. Lintels shall
have a minimum depth of eight (8) inches and shall extend at least eight (8) inches on
each side openings.
ROOF FRAMING
1. Trusses shall be 2-3/16”x2” angle bars.
2. Purlins shall be 1.1 mmx2”x3”x20” c-purlins.
3. Sag rods between rafters shall be 12mm diameter plain round bar.
4. Cleats shall be 3/16”x2”x2” angle bars.
PLUMBING SPECIFICATIONS
I. GENERAL SPECIFICATIONS
1. All plumbing works shall be done under the direct supervision of registered master
plumber and strict accordance with these specifications and of the methods as
prescribed by the National Plumbing Codes of the Philippines.
2. All plumbing installations shall be done in a workmanlike manner and shall include all
necessary works that may not indicated in the plans or schematic but necessary to
attain the purpose or intent of the design scheme.
3. The plumbing plans indicate the general layout of the system and the location of the
fixtures and pipes are diagrammatic and maybe adjusted as required by the owner
and/or the designing master plumber.
4. All materials to be installed shall be new and approved type appropriate for both location
and purpose.
5. All soil and drainage pipes shall have a minimum slope of one (1) percent.
6. All pipes shall be cut accurately to measurements and worked into place without
springing or facing.
7. Make all joints air and water tight and use required standard jointing materials for each
type of pipes.
8. Primary and secondary sewer pipes shall be 4” and 2” in diameter, respectively.
II. MATERIALS
1. Sewer and storm drainage lines shall be moldex brand pvc pipes or its approved equal.
2. Cold water lines shall be of ½” diameter schedule 40 galvanized iron pipes.
3. Toilet fixtures shall be royal tern brand or its approved equal.
4. Shower heads and valves shall be price pfister brand or its approved equal.
5. Floor drains shall be high grade, strong, tough and even-gained metal with adjustable
nickel plated screwed cover.
ELECTRICAL SPECIFICATIONS
I. SCOPE OF WORKS
1. The work furnished all electrical materials, labor, tools, equipments and all necessary
services to complete the work ready for operation as shown in the drawings.
II. CODES AND REGULATIONS
1. The electrical works herein were done in accordance with all the requirements of the
latest edition of ordinance of the City Government of Sorsogon.
III. WINGS AND SPECIFICATIONS
1. All installations were done in a workmanlike manner and shall include all necessary
works that may not be clearly indicated in the plans or schematic but to attain the
purpose or intent of the design scheme.
2. The as-built plans indicate the general layout of the system and location of outlets and
switches are diagrammatic and may be adjusted as required by the Architect and/or
Professional Electrical Engineer before installation.
3. All materials installed are all new and of approved quality intended for both location and
purpose as manufactured by reputable manufactures.
IV. TECHNICAL SPECIFICATIONS
1. Power Service shall be 230 volts, single phase, 2 wire, 60 hertz
2. All power and control wirings are in polyvinyl chloride conduit pipes.
3. Panel boards and other non-current carrying metal parts of equipments and appliances
are provided with effective grounding connections. Conductors and Conduit system are
also provided as shown in drawing and no change and sizes shall be made without
approval by the designing Professional Electrical Engineer. Use G.E. or Westinghouse
for circuit breakers.
4. Receptacles, switches, convenience outlets, aircon outlets and weatherproof outlets
installed are National brand. Convience outlets are duplex, rate 10 ampers, min. 250
v.a.c.
5. Lighting fixture are of standard and high quality and must be approved by the Architect
and/or owner before installation.
6. Wires used are phelp dodge brand. No wires were drawn into a raceway until it is
complete with all necessary fittings and supports. Connections shall be securely
fastened such as not to loosen under vibration and normal strain. All connections and
splices shall be with standard approved methods.
7. All electrical installations herein were executed under the direct supervision Registered
Master Electrician.
