We,IRENE MARTIN QUILATES ,of legal age,married to Juan


Quilates,resident of Brgy.Nancamarinan, Paniqui, Tarlac,and BENJAMIN MARTIN,of
legal age,married, resident of Malasiqui,Pangasinan; do hereby NAME,APPOINT, and
CONSTITUTE TESER BELTRAN, of legal age, Filipino citizen, and a resident of Brgy
Guiteb ,Ramos ,Tarlac,as our true representative to act for us and in our name and stead
and to perform the following acts, to wit:

1. To file with the proper court a Petition for SECOND OWNERS COPY of
Transfer Certificate of Title (TCT) No.02663 with Emancipation Patent
No.00760094 covering a parcel of land located in the Municipality of
Nancamarinan,Paniqui, Province of Tarlac, which is more particularly
described as follows:

EMANCIPATION PATENT No.00760094

A parcel of land lot 3 of the subdivision plan Psd-03-014081(O.L.T),being


a portion of lot 3324-C, Psd-40915,L.R.C Rec. No.___) situated in Barrio of
Nancamarinan,Municipality of Paniqui,Province of Tarlac, containing an area of
TWENTY SIX THOUSAND FIVE HUNDRED THREE(26,503) SQUARE
METERS more or less.

2. To sign and execute proper pleading and affidavits including but not limited to
the initiatory pleading, verification, motions or position paper as may be
required by the court, as well as to sign and interpose appeal, petition for
certiorari or appeal memorandum with the higher courts whenever necessary;
3. To transact with all concerned government agencies/authorities and secure
therefrom all documentary requirements in connection with the said Petition;
4. To designate, hire and/or appoint attorney-in-law to protect our rights and
interest related to his power herein;
5. To facilitate the issuance of second owner’s copy of the aforesaid subject Two
{2} titles by the Registry of Deeds and to receive the same therefrom;
6. To execute, prepare and sign any paper/document necessary to carry into effect
the power herein given and to do and perform any and all acts as may be
necessary to carry out the foregoing purpose.

HEREBY GRANTING unto our said Attorney-in-fact full power and


authority to execute and perform the foregoing power and acts, as fully to all
intents and purposes as I might or could lawfully do it as if I was personally
present.
