BASIC SPECIFICATIONS

A. GENERAL CONDITIONS

1. The work under this project shall include the furnishing of all materials, labor,
equipment and the complete construction of all phases of the work shown on
the drawings and specified herein. It shall be done under the direct supervision
of a project Architect/Engineer or the owner’s authorized representative.

2. All works included under all the following divisions shall be done in good
workmanship and shall conform to the standard practice and satisfactory
performance in accordance with this specification, plans and corresponding
enlarged details.

3. The owner, in the performance of this work shall comply with the existing laws,
ordinances and building regulations enforced in the locality. Electrical and water
line permanent connections, fees shall be borne by the owner including building
bond. Permit fees, electrical and sanitary permits shall also be shouldered by
the owner.

4. After the completion of work completed herein, the contractors shall be


responsible for the clearing and cleaning of the building premises, free from dirt,
trash and other articles caused by these operations.

B. SCOPE OF WORK TO BE DONE

1. Clearing and preparation of the site.


2. Concrete and masonry.
3. Carpentry and joinery works.
4. Steel reinforcement works.
5. Roofing works.
6. Electrical and plumbing works.
7. Finishing, painting and varnishing works.

C. CONCRETE AND MASONRY WORKS

1. Cement to be used shall conform to the requirements of the Standard


Specification for Portland cement (ASTM Designation C-150) type I. Special
cement may be used subject to the approval of the project Architect/Engineer or
the owner’s authorized representative provided that it meets the requirements
for Portland cement with respect to strength, soundness and setting time.

2. Fine aggregates natural white or washed sand. Sand as delivered shall have
uniform and stable moisture throughout its content.

3. Coarse aggregates like gravel, crushed gravel, rock or a combination of both.


Coarse aggregates delivered at the site shall have uniform and stable moisture
content. The sizes of crushed gravel shall be more or less three fourth (¾”) of
an inch.

4. Water to be used in mixing concrete shall be fresh, clean and free from injurious
amounts of soil, acid, alkali, salts or organic matter.
5. Concrete hollow blocks (CHB) for walls and partitions shall be manufactured
locally and shall conform with the requirement of (ASTM C129-59). They shall
be modular non-load bearing with nominal size of 6” x 8” x 16”. Hollow blocks
units must be true to size, without cracks, chips, splits or defects that may
impair their strength or durability must be properly cured.

5.1. Concrete hollow blocks (CHB)

- Class A hollow blocks for all walls; 6” for exterior walls, 4” for interior
partitions

- Mortar proportion to be 1:3 (one part cement to 3 part sand)

- Reinforcement for masonry walls shall be 10mm Ø bars vertical


reinforcement for 6” thick CHB at .60m. o.c., and 10mm Ø horizontal
reinforcement every 3 layers. Reinforcement for 4” thick CHB shall be
10mm Ø bars with the same spacing as 6” CHB.

6. Steel reinforcement shall be structural grade, new billet stock conforming to


ASTM Designation A-305. Splicing, placing, hooks and bends or bars if not
shown in the drawings, shall be in accordance with the provisions of the latest
ACI Building Code. Steel bars shall be Pag-asa Steel.

7. Concrete mixture should be by proportion (cement, sand, gravel).

a. Class “A” ([Link]) - concrete mix for columns and wall footings, and roof
beams.

b. Class “A” ([Link]) - concrete mix for driveway, slabs on solid and compacted
fill (5” thick slab).

8. Concrete grout/mortar mixture should be by proportion (cement and sand).

9. Soil poisoning shall be applied as specified herein immediately prior to


backfilling around foundations and wall footings and placing of concrete slabs
on fill.

a. Materials to be used should be Lintrex or chlordane should be applied with


guarantee by a licensed applicator.

D. DOORS AND WINDOWS

1. Doors shall be solid wood panel for main door, marine plywood flushed type for
all interior doors.

2. Windows shall be 1/4 thick glass, on aluminum frame sliding/fixed type or as


approved by the Architect.

E. ELECTRICAL WORKS

1. Work includes rough-in, supply and installation of wirings, conduits, lighting


panel board (ACB/fuse cut out box with safety switch), flush type switches,
convenience and special outlets, electrical boxes and other relevant electrical
equipments for the complete and workable electrical installations.

2. Unless otherwise specified, lighting fixtures shall be 40 watts fluorescent lamps


with light diffusers for living, dining, kitchen and all bedrooms. For the rest of
lighted spaces a 60 watt electrical bulb will be used. Special fixtures such as
Chandeliers, etc., are not included, and if the owner wishes to install these
special lighting fixtures he (the owner) shall bear the cost difference to be
incurred in the fixture replacement. Garden lights, gate lights, spotlights, facade
lights, penlights, bedroom lights shall be included as per plan.

3. Materials
a. Wiring shall be standard size using Unicon or equivalent equal.
b. Circuit breaker components shall be GE Brand or equivalent equal.
c. All outlets and switches shall be National or Panasonic.
d. Panel board and circuit breaker component shall be GE brand.

4. Workmanship - all wiring shall be concealed.

5. Services and Current - shall be 110 - 220 volts

G. PLUMBING WORKS

1. Work includes roughing-ins, supply and installation of schedule 40 PVC


(Atlanta) soil and vent pipes, G.I. water supply pipes (super). Provision of septic
vaults and other necessities required to have a working and sanitary plumbing
scheme for the project.

2. Plumbing fixtures
a. Use American Standard plumbing fixtures such as water closet, lavatory,
soap and toilet paper or otherwise specified by the Arch’t.
b. Color and design shall be approved by the Architect and the Owner
c. Stainless steel double bowl with drain for clean kitchen sink.

3. Drain Pipes
- 250mmØ and 200mmØ Atlanta drain pipes and 100 mmØ PVC (Atlanta) pipe
drain pipes as specified on plans.

H. PAINTING

1. Color combination shall match the original paint color schemes used on the
housing units in the subdivision. Exact tones of the color shall be in accordance
with samples applied on the work and shall be approved by the owner/Architect,
before final application.

2. All paints and varnish materials, tinting colors and thinning materials shall be
delivered at the job site in their original containers, with labels intact and seals
unbroken. All mixing shall be done at the job site with exception to ready mixed
materials.

3. All concrete masonry surfaces must be thoroughly neutralized by brush with a


solution of four (4) pounds of zinc sulfate to each gallon of water. Surfaces to be
treated shall be tested to ascertain that alkalinity is removed otherwise a second
treatment with the same solution shall be applied. Within twenty four (24) hours,
after drying, all crystals shall be removed before application of first coating.

4. Metal works shall be kept clean and free from corrosion after installation.
Abraded surfaces shall be retouched prior to finish painting using the same type
of paint as prime coat. Galvanized iron metal shall be weathered or pickled in
accordance with the printed instructions of the manufacturer of the approved
metal primers.

I. BUILDERS HARDWARE
1. Builders hardware should be suitable and adaptable to the service required to
fully install and equipped a satisfactory operation to the condition of the
operating members of the house. All hardware’s should be of first class quality
brand, subject to the Architect’s/Owner’s approval before installations.

2. Locks
Main door lock sets shall be Hafele Brand or approved equivalent.

3. Hinges
a. All door hinges shall be 3½” x 3½” heavy duty loose Pin hinges (Japan).
b. All cabinet hinges shall be concealed friction hinges.

4. Nails
a. CW nails for all rough works
b. Finishing nails for finish work.
c. US concrete nails for nailing of wood on flashing to concrete.

J. FINISHES
1. Wall
a. Unless otherwise specified on plan all exterior wall shall be plain cement
finish, painted.
b. All rooms shall be plain cement finish painted.
c. Other interior walls shall be plain cement finish painted.

2. Ceiling
a. All interior ceiling shall be paint finish.
b. Exterior ceiling shall be paint finish.

3. Flooring
a. Walls will be the same with the existing structure of the house.
b. Granite slab counter top, splash boards, lavatory counter tops.
f. Paving and non-slip vitrified ceramic tile finish combination for driveway &
carport.
g. Provide ABC grout for all tile joints and PVC corner edge capping.
