CONSTRUCTION GUIDELINES

I. BASIC REQUIREMENTS TO BE SUBMITTED

A. PRE – CONSTRUCTION

1. Submit colored storefront perspective in a 15” x 20” illustration board, with scale of 1:50 to
Lease Marketing Department at 3F Manila Real Residences, 1129 N-Lopez St., Ermita, Manila.

Once the perspective is approved by Project & Design Department, the tenant may proceed
with the detailed drawings to be submitted to Mall Administration Office with eleven (11) sets
of the following:

- Architectural
- Mechanical (A/C and Vent & Sprinkler)
- Electrical
- Details of signage
- Plumbing / Sanitary (if applicable)
- Structural Load Design Analysis for Mezzanine (if applicable)
Please refer to Section for details

Note: All plans should be signed & sealed by licensed & registered professional architects
& engineers.

2. Once plans are approved, LESSEE must submit the following documents to;

2.1. Building Official City Hall

- Seven (7) sets of EG-PDD & ED approved plans


- Seven (7) sets of duly completed application form
- Seven (7) sets of specifications writing and detailed bill of materials

2.2. Mall Administration Office

- Electrical Wiring Permit


- Mechanical Permit
- Plumbing / sanitary permit

2.2. Other requirements for temporary electrical and water connection;

- Water submeter with MWSS certificate of calibration


- Electric power submeter with Certificate of Calibration
- Contractor’s All Risk Insurance or Comprehensive General Liability Insurance
- List of construction workers with 1’ x 1” ID picture with red background duly endorsed
by LESSEE
- List of Authorized Signatories
- Payment of security deposit and construction bond.

*Construction bond shall be released after final clearance to operate is issued to tenant.
*Construction permit shall only be issued by Mall Administration upon submission of all
requirements.

B.DURING CONSTRUCTION

1. Building Permit posted on wall conspicuously.


2. Construction plan approved by EG- PDD & ED. A copy should be available at jobsite.

C. POST CONSTRUCTION / PRE OPERATION

1. Mayor’s permit
2. Certificate of occupancy
3. Sanitary / plumbing permit ( if applicable)
4. Fire Safety Inspection Permit
5. Installation of electronic cash register / Point of Sale should be duly registered with Bureau of
Internal Revenue and must possess the BIR permit (sticker) which authorizes the printing /
issuance of sales invoice.
6. Fire & lighting insurance with other perils coverage.
Comprehensive General Liability Insurance (CGLI) – submit copy of policy and official receipt
,insurance coverage for Bodily Injury and Property Damage to Third Parties for the duration of
the Lease Contract with a minimum coverage of P 500,000.00.
7. List of employees to be assigned to the mall – submit to Mall Administration together with 1” x
1” colored picture with red background, duly endorsed by LESSEE or authorized signatory.
8. Final inspection – submit formal request for final inspection of the construction to Mall
Administration one (1) week before the scheduled store opening.
9. Final clearance to Operate (FCO) – Mall operations shall issue FCO after the compliance and
submission of necessary documents and other pre-opening requirements.

Note: LESSOR has the right to restrain store opening depending upon the degree of
deficiencies stipulated in the final inspection report.

II. DRAWING SUBMISSION AND APPROVAL


LESSOR’s approval of design and working drawing is required prior to the commencement of
LESSEE’s construction. It is understood that all comments and notations made by LESSOR on
working drawings are acceptable, approved and have to be implemented by the LESSEE.

A. COLORED PERSPECTIVE

Storefront perspective on 15” x 20” size illustration board or A3 size (11” x 17”) paper to be
submitted to the Leasing Department.

1. Drawing should be one (1) or two (2) point perspectives and must be fully rendered.
2. Submit three (3) elevations and key plan showing the location of the store inside the building
premises.

Once the perspective is approved by Project & Design Department, tenant may proceed with
detailed drawings to be submitted to the Mall Administration Office, eleven (11) sets of detailed
drawings, size 20” x 30”, in scale of 1:50.
LESSEE is required to visit actual site and take actual measurements prior to preparation of plans.
LESSEE’s working drawings shall include but are not limited to the following:

B. ARCHITECTURAL DRAWINGS(Complete with details and specifications)

1. Perspective of storefront
2. Floor plan(s)
3. Longitudinal and cross-sections
4. Four (4) elevations
5. Reflective ceiling plan showing electrical, mechanical and other utility provisions.
6. Location Plan
7. Must be signed & sealed by a licensed and registered professional Architect

Note: Food tenants with dining area and with a leased area of at least 80 sq m should provide
restroom for their customers use.

C. AIRCONDITIONING and VENTILATION PLAN

C.1 PLAN (Showing)


1. Main A/C and Vent duct
2. Branch ducts to remain
3. New ducts to be installed
4. Size (W X H) for all duct works
5. Location of manual balancing dampers
6. Point of connection for new duct to existing duct
7. Main chilled water supply and return piping

14. Fan coil units (existing to remain and new)
15. Detailed drawing of hangers and supports
16. Insulation details.

C.2. REFLECTED CEILING


Plan showing coordination of supply air diffusers and return air grilles. Show air flow volumes for
all control valves.

C.3. CONTROL SCHEMATIC


For all fan coil units, complete with specification of all major components. Indicate sizing
information for all control valves.

C.4. EQUIPMENT SCHEDULE


With complete specification for all fan coils.

C.5. COOLING LOAD ESTIMATION DATA


For each air conditioned area submit a completed “Cooling Load Estimation Data”.

5. Must be signed & sealed by Registered Structural / Civil Engineer.

1. Design (indicate distance between sprinkler heads and between sprinkler head and lease line)
and specifications.

III. CONSTRUCTION PERIOD


The following should be available or visibly posted at the construction site.
1. Building Permit – Posted or displayed at job site
2. Approved Construction Plans – Copy of each approved by Mall Operations.
3. Fire Extinguishers – Minimum of two (2) units 10 lb. type ABC.

Notes:
 Required number of units depends on the type and hazard of construction at site.
 Lessor’s officer shall have the authority to stop lessee’s construction activities if any of the
above is not complied.

4. Work Permit – Copy 3 approved by Mall Operations.

IV. PRE-STORE OPENING REQUIREMENTS


1. Mayor’s Permit
2. Certificate of Occupancy
3. Sanitary/Plumbing Permit (if necessary)
4. Certificate of Electrical Inspection (CEI)
5. Fire Safety Inspection Certificate
6. Installation of Electronic Cash Registers or Point of Sales Machine registered by BIR. (For percentage
Tenant only)
7. Fire Insurance – submit copy of policy and official receipt.
8. Comprehensive General Liability Insurance (CGLI) – submit copy of policy and official receipt.
Food establishments, additional insurance coverage for Bodily Injury and Property Damage to Third
Parties for the duration of the Lease Contract. Food establishment are further required to have
CGLI covering perils.
9. List of employees to be assigned to the mall – submit to Mall Administration together with 1” x 1”
colored picture with red background, duly endorsed by LESSEE or his authorized signatory five (5)
days prior to intended store opening.
10. Final Inspection – submit formal request for final inspection of the construction to Mall
Administration one (1) week before scheduled store opening.
11. Final Clearance to Operate (FCO) – Mall Operations will issue FCO after compliance and
submission of necessary documents and various pre – opening requirements

LESSOR has the right to restrain store opening depending upon the degree of deficiencies
stipulated in the final inspection report conducted by Mall Engineering.

V. BUILDING PROVISIONS BY LESSOR

A.UTILITIES

1. Electrical
1.1 Main Breaker inside leased area will be for the LESSEE’S account.
Note: For upgrading of electrical feederline, the LESSEE must submit the followingto
Mall Administration Office
 Written request
 Complete Electrical Plan

The request for upgrading of electrical feederline will be subjected to evaluation and
approval by the Mall Engineering and related expenses shall be shouldered solely by
the LESSE.

1.2 One (1) Telephone Feeder Line is provided in lessee’s area.

Requirements for additional telephone


 Additional Telephone Feederlines must be supported with a request from
the tenant and shall be charged to LESSEE’S account.
LESSEE shall immediately identify in their plan the specific location of Cable
and Feeder Lines for Cash Register(s). (FOR PERCENTAGE RENT LESSEE ONLY).

1.3. Emergency Power Feeder Line. Internal wire connection shall be done by LESSEE’s
contractor.

2. A/C and VENT SYSTEM

2.1 Centralized A/C and Vent System


 Main A/C and Vent duct is provided inside lessee’s area. Cost for the supply of
A/C and Vent Duct, diffusers and Kitchen hoods shall be shouldered by the
LESSEE. Existing Aircon duct provision and opening should be utilized. These
should be shown in the required plans for submission.

2.2 Chilled Water type A/C

 Chilled water stub-out is provided inside lessee’s space

3. SPRINKLER SYSTEM

3.1Existing Sprinkler branch line/stub-outs

Note: Relocation, modification and additional installation of sprinkler heads shall be


for the LESSEE’S account. Whenever applicable, the LESSEE should utilize and
conform to the existing provision.

B. PHYSICAL CONDITIONS

1. FLOOR
Concrete with rough cement finish, designed to carry a maximum load of 60 lbs. per square
foot.

2. WALL & PARTITIONS


Double wall fiber Cement board partition. For restaurants, LESSEES are required to put CHB wall
(with stiffener column and lintel beam) from floor to upper slab soffits, and 2” THK (min)
firebricks for all surrounding walls of the cooking area.

Note: FOOD TENANTS must maintain a ratio of 70% Dining and 30% kitchen in their store layout.

3. CEILING
Open ceiling

4. STORE FRONT
LESSEE must provide their own.

5. Wooden Enclosure
LESSOR shall provide painted wooden enclosure with Vinyl Sticker or tarpaulin banner and PVC
door chargeable to the LESSEE’S account to maintain uniformity.

C. CONSTRUCTIONS

LESSEE shall improve the lease premises following the latest trends in shopping center
development, using the most modern facilities that will give the feeling of elegance and
spaciousness. This will serve to integrate various sections into unified whole, each space
maintaining its own character and identity.

VI. GENERAL PROVISIONS

A. APPROVALS

1. LESSEE shall prepare eleven (11) copies of each set of complete Construction Plans to be
submitted to Mall Administration Office. This must be approved first by Mall Engineering
Department and Projects Development Department. LESSOR’S approval of design and
working drawings is required prior to the commencement of the LESSEE’S construction. It is
understood that all comments and notations made by the LESSOR on working drawings are
acceptable, approved and have to be implemented by the LESSEE. Incomplete plans will not
be accepted. Further review and approval of plans will be done only for complete sets of
plans.

2. For additions or changes to the approved construction/renovation plan, the LESSEE is required
to submit revised plans to be approved by the Mall Engineering Department. No work may
commence prior to approval.

3. Any authorized changes in electrical, air-conditioning, sprinkler, and plumbing work shall only be
undertaken by LICENSED REPUTABLE CONTRACTORS DULY APPROVED BY THE LESSOR.

4. LESSOR and/or his representative have the right to inspect construction work any time to
ascertain that work conforms to approved plans and construction/renovation guidelines.
Otherwise, LESSOR may require to redo the work deemed as non-compliant at the expense of
the LESSEE.

5. All design and installations of architectural and finishing works must be good, approved, and
acceptable workmanship to ensure the aesthetic and uniformity. Any defects on finishing
works must be repaired by the tenant or its contractor / representative three (3) days after the
final inspection of the Mall Administration prior to its opening.

6. All utility requirements, e.g. electrical and mechanical, must be properly coordinated with Mall
Engineering Department upon ingress of the tenant’s equipments.

B. PERMITS AND LICENSES

LESSEE is required to submit all necessary permits and licenses prior to construction and all other
documents/requirements after completion of construction.

C. CONSTRUCTION REGULATION

All construction and renovation works shall be done in accordance with the latest government
regulations, the National Building Code, Fire Code of the Philippines, Philippines Electrical
Code, Mechanical Code, and National Plumbing Code.

D. SAFETY

1. LESSEE shall confine the construction work within the leased area. Cleaning of area and
hauling of debris shall be done on a daily basis.
2. All works shall be done professionally, using new and first class materials. There should be no
obstruction on sidewalks and hallways during construction. A temporary painted plywood
enclosure that extends 50 cm beyond the boundary of the leased area must be provided by
the LESSOR chargeable to the LESSEE’S account. A flush door measuring 0.60 m x 2.10 m shall
be provided to serve as an access. Plastic cover shall be provided to cover the gap between
the enclosure and the existing drop wall chargeable to the LESSEE.
3. LESSOR shall not be liable for any damages or injuries sustained by LESSEE and/or his workers
and third parties during construction.

E. INSURANCE

All contractors engaged by the LESSEE are required to have a Comprehensive General Liability
Insurance (CGLI) from a reputable insurance company acceptable to the LESSOR. Coverage
shall be combined single liability of not less than Five Hundred Thousand (P 500,000.00) for
bodily injury and property damage to third party for the duration of construction.

Contractor shall submit to Mall Operations a copy of the insurance policy and official receipt
prior to start of construction. Otherwise, LESSOR shall not allow construction to commence.

F. DELIVERY MOVEMENT OF MATERIALS, SUPPLIES AND EQUIPMENTS

1. Before and After Mall Operating Hours

Delivery of bulky/heavy materials and supplies requires approval from Mall Administration with
the use of Gate Pass.

2. During Mall Operating Hours


Supplies and materials shall be delivered directly to the LESSEE’S areas from 6:00am to 12:00pm
only and are required to have a Gate Pass from Mall Administration Office. All withdrawals
require a Gate Pass, signed by LESSEE’S authorized signatory duly approved by Mall
Administration Approving Officers. (Forms are available at Administration Office.)

G.CONSTRUCTION HOURS

1. Regular construction hours are from 7:00 am to 9:00 pm.


2. Extension of construction hours can also be requested by LESSEE in writing to Mall
Administration Office to be addressed to Mall Operations Manager.
3. A security guard will be posted for the extended hours with security service charge for the
account of the LESSEE.
4. Welding works, spray painting, application of contact cement, and the use of sanding
machine are prohibited during Mall Operating Hours. Smoke, noise and foul odor might
migrate to the mall area.
5. Workers must confine themselves within the leased premises.

H. PERSONNEL IDENTIFICATION

1. LESSEE must submit to Mall Administration Office the names of its employees or workers, with1x1
ID pictures with red background, duly endorsed by LESSEE. ID application forms are available
at the Mall Administration Office. Request for ID’s must be submitted one (1) week before
construction work.
2. Worker must wear official and valid Mall ID while working within the mall premises and must
wear proper work attire as prescribed by their respective contractor.
3. Mall ID’s must be surrendered to Mall Administration Office upon completion of construction
works.

I. GUIDELINES FOR CONSTRUCTION WORKERS

1. Drugs, liquor or intoxicating drinks, cooking, sleeping, gambling, loitering, littering and smoking
inside the work site are not allowed.
2. Proper attire must be observed.
3. Shouting, using of indecent words and creating public disturbance are strictly prohibited.
4. Sanitation and cleanliness during must be maintained at all times.

5. The use of elevators and escalators by workers are not allowed.
6. Bathing and washing of clothes at Mall comfort rooms are not allowed.
7. Observe all security and safety measures at all times.

J. ACCESS TO LEASED AREA

The LESSOR or its duly authorized representative reserve the right to be given access any time
to the leased space to conduct inspection, repair, additional or any related work or utilities
located inside the leased space.

K. UTILITIES & FACILITIES

Electricity and water consumed during construction period shall be charged to the LESSEE.

L. FINAL INSPECTION OF PREMISES

LESSEE shall request in writing to Mall Engineering thru Mall Administration for technical
inspection of the leased area at least one (1) week prior to any projected store opening.

VII. CONSTRUCTION SPECIFICATIONS AND STANDARDS


LESSEE shall submit colored storefront perspective on 15” x 20” illustration board. Drawing shall be one
(1) or two (2) point perspective.

DO NOT PROCEED WITH DETAILED DRAWINGS UNTIL PERSPECTIVE HAS BEEN APPROVED BY PROJECT &
DESIGN DEPT & ENGINEERING DEPT.

GENERAL GUIDELINES

1. Tenant shall submit eleven (11) sets of construction plans duly signed and sealed by licensed
architect and engineer. The LESSOR has the right to approve or disapprove the design.

2. All work shall be in accordance with the latest Government regulations, Building Code, Fire
Code, Electrical and Mechanical Code and other codes being implemented by the other
bodies.

3. Any addition and or changes to the approved construction/renovation plans must also be
approved by the LESSOR before implementation.

4. Secure all necessary government permit requirements.

5. All notations and corrections done by the Project & Design Dept & Engineering Dept must be
followed.

6. Hangers and supports of LESSEE’s ceiling and utilities (pipes, ducts, etc.) shall not be attached
or anchored to the mall’s existing utilities and concrete beams or columns. LESSEE shall attach
their hangers only to concrete slab soffits.

7. Don’t cover or block the return air passages and grills of centralized aircon system.

8. Don’t cover or block stub outs (cleanouts, water source, exhaust, sewer, drainage, etc.) when
not needed. Instead, said stub outs shall be made free of obstructions and easily accessible.
9. All approved plans shall be present at the work site at all times.

10. LESSOR shall not be liable to for any injuries or damages sustained by tenant and its workers
and third parties during the construction.

11. During the construction and before the store opens, Mall Operations shall inspect the
construction works of the LEESEE. All deviations from the approved plans/drawing shall be
asked to redo.

12. Damages done to the existing utilities such as but not limited to, Drywall partitions, neutral piers,
a/c grill and common area, by the LESSEE, whether accidental or intentional, shall be repaired
by LESSOR. The corresponding expenses incurred shall be charged to the LESSEE.

ARCHITECTURAL DESIGN CRITERIA

A. FLOORING

1. LESSEE may use natural stone or terrazzo, commercial quality ceramic tiles, reconstituted stone
finishes, specialized vinyl materials, wood parquet, laminated flooring, carpet or marble tile
flooring and all materials indicated, specified or necessary for a complete and finish
installation.

2. If LESSEE elects to set back the door of LESSEE’s storefront from the lease line, LESSEE shall install
flooring material identical in quality, color and pattern to the mall flooring within the area
extending from the lease line to such new store front line.

3. All floor covering materials must be selected or adapted in thickness to correspond exactly
with the level of the finished mall.

4. Existing slab is bare finish concrete flooring. Chipping of flooring and concrete elevated
flooring is strictly not allowed. Maintain floor level with Mall area.

5. LESSEE shall submit floor framing plan and load computation for wooden elevated flooring
subject to LESSOR’s approval. Maximum two steps up to 300mm or 30 cm.

B. ENTRANCES (For storefront please see approved Storefront design criteria)

1. Use glass door with a minimum height of 2.40 m complete with patch-on fittings and hardware.
2. Tenants using the roll up door (for selected Food tenants only) shall have a minimum height
opening of 3.0 m.
3. LESEE must use rigid anchorage/hangers for roll up door, welded to slab rebar or to be welded
at trusses and other steel members. Welding at metal deck is not allowed. Roll up door must
have viewing slots of 1.5m above finish floor line.

C. CEILING
1. Ceiling height should have a minimum of 2.70 meters from finished floors.
2. Tenants are required to use non-combustible ceiling materials e.g. gypsum board, ficem board
on metal frames/supports. For open ceiling, LESSEE is required to put upright sprinkler heads.
Additional upright and pendant sprinkler heads will be for LESSEE’s account.

3. Location of existing aircon branches and sprinkler heads shall be indicated on the ceiling plan.
Any relocation or changes should be shown on the plan. Any approved changes shall be for
the LESSEE’S account.
4. No equipment shall be installed inside the ceiling without prior approval from the LESSOR.
5. LESSEE shall provide access panels for service to LESSOR / LESSEE’s equipment and facilities,
more particularly to those located above the ceiling.
6. Ceiling hangers shall be welded to existing slab rebar using 10mm round bars with a maximum
spacing of 1.20 meters.
7. Install 2” wire mesh security grills along lease space perimeter above ceiling.
8. If ceiling manhole has to be provided within tenant’s area, LESSEE should install barrel bolt /
screw or any device that will secure the manhole cover from within.

D. SIGNAGE

1. Signage shall be located above the store opening and it shall be behind the front glass panel
(Please see attached layout provided by Project & Design Department).
2. Signage must be imaginative and high quality. Signage band shall be 0.60 m in width, 0.15m in
thickness and the maximum length must be equivalent to the store opening.
3. Wordings must be limited to store’s approved trade name and logo only. Any additional
wordings or taglines must be placed behind storefront panel.

4. Existing height of fascia should be verified.

5. Protruding signage band is not allowed.

6. Signage shall be provided with Electrical protection device and circuit/homerun that is
separated from other electrical load and shall be provided with time relay.

7. Submit separate details of signs with electrical plan and material specification.

8. Provide glass tubing insulation for open high-tension wires between characters.

 FOR THE SIGNBAND

a. Preferred sign are:


- Polished or painted metal letters.
-Three dimensional individual letters internally illuminated or back lit letters with an opaque
background.

b. Type of materials permitted:


- Metal channel or acrylic channel letter.
- Metal channel letter back lighted pinned off to signband
- Cut out acrylic letters with backlighted housing.
- LED lighted Acrylic cut out letters.

 BEHIND THE GLASS PANEL

a. The following types of signage are permitted:


- Metal channel or acrylic channel letter with LED lighted at the back.

E. KITCHEN

1. Provide 2 inches (minimum) firebrick insulation on all walls beside cooking equipment.
2. All wet areas aside from kitchen must be applied with waterproofing on floors and on kitchen
splash boards subjected to 24 hours flood testing.

F. STOREFRONT (For storefront please see approved Storefront design criteria)

1. Tenants are given the freehand to design the whole width of their designated storefront and
the flexibility of these guidelines with storefront reflecting creativity and individuality. Storefront
should be bold, innovative, simple and dynamic.

2. No extension allowed from the leased line.

3. Storefront should be 12mm thick clear tempered frameless glass door and panel with ½ inches
aluminum glass clip. Glass door should have a stainless steel satin finish door handle (36mm X
400mm).

4. Roller paint finished glass frame is not allowed.

5. Used powder coated or analok finished aluminum frame. Satin finished is not allowed. Plinths
and zoccalos are not allowed.

6. Use of combustible materials on major part of storefront is not allowed.

7. 1.80 m Store opening for non-food and up to 50% of store opening for food tenant is required.

G. ELECTRICAL
The design and installation of all electrical works shall be done in accordance with the
provisions of the latest edition of the Philippine Electrical Code and the laws and ordinances of
the local code enforcing authorities.

The maximum normal electrical load allowed for each tenant shall be limited to 80% of the
allocation. Any request for feederline upgrade is subject to the Mall Administration and Mall
Engineering’s approval. Cost of feederline upgrades shall be at LESSEE’S account.

G.1. Conduits and Fittings
a. Use approved type EMT, IMC or RSC conduits.
b. Provide adapters, locknuts, bushings, and other conduit fittings.
c. Use of flexible metallic conduit should be limited to hard to reach areas, drop ceilings,
lighting fixtures and other outlet terminators with maximum length of 1meter only.
d. Provide metal clamps, hanger rods, angle bar and U-bolts to support or secure
conduits. Attachment of hangers to others utilities is not allowed. Do not use GI wires as
conduit hangers.
e. Conduits should have grounding continuity.

G.2. Wires and Cables


a. Minimum size of wire to be used is 3.5mm2 THW/THWN or THHN, stranded, rated
600 volts, 75 – 90C ratings.
b. Wires and cables should be of approved quality and brand, 99% copper and
with UL or BPS markings.
c. Megger or insulation testing is required for wiring installation.

G.3. Panels Boards and Circuit Breakers


a. All circuit breakers shall be of approved quality and brand and should be bolt- on -
type. Plug in or snap on type circuit breakers are not allowed.
b. Panel board shall be of approved quality, NEMA1, complete with markings, dead front
cover, and grounding lugs. Space is not allowed.
c. Panel boards should be installed to the approved mounting height of 1.82 m from top
of panel to finished floor level, and should be accessible at all times.
d. Connect panel board ground to the building grounding system.

G.4. Boxes, Wiring Devices and Switches


a. Junction Box, Utility box, and Square box should be hot-dipped galvanized,
gauge 16, deep type complete with cover.
b. Convenience outlet should be of 180 VA rating, 250 volts, “National” or approved
equivalent brand.
c. Switches should be of 250 volts rating, “National” or approved equivalent brand.

G.5. Lighting Fixtures


a. Use LED lighting fixtures.
b. Cover lighting materials shall be non – combustible.
c. Provide low wattage pilot lights tapped to emergency circuit for night security
monitoring.
d. Lamp transformers should be secured firmly on metal backing and away from
combustible materials and can be installed on concrete wall surfaces.
e. Provide hangers and rods to support fixtures. GI wires are not allowed.
f. All lighting fixtures shall be approved by Bureau of Product Standards bearing “BPS” or
“ICC” mark.

G.6. Telephone / Communications / Electronics Cash Registers


a. Use rigid PVC electrical conduit for auxiliary system installation.
b. Provide adapters and fittings for PVC conduits.
c. Provide clamps, hangers and supports. No GI wires allowed.
d. Provide separate conduits for telephone and cash registers.
e. Use telephone jacketed wire of approved quality and brand.

G.7. Emergency Power Provision


Food Tenant and Similar Load
a. 100 LUX of illumination should be maintained during emergency power condition.
b. Only critical load should be connected to the emergency power circuit, i.e. exhaust
blower, chiller/ freezer, cash registers, partial lighting etc.
c. Provide breaker type transfer switch with at least mechanical interlock.

H. MECHANICAL

Air-conditioning and Ventilation

Centralized air-conditioning is distributed to the LESSEE’S areas through air ducts from Air Handling
Units (AHU). Except for Grand Central mall where Lessee shall provide their own Chilled water type
Fan Coil Units

For Food Tenants and restaurants without centralized A/C provision, the LESSEE is required to
provide Fan Coil Units (FCU) and all necessary piping and accessories in their respective areas.
Chilled water piping is distributed to each floor.
Exhaust and fresh air main ducts are provided to Fast Food retail areas. For other areas, the LESSEE
must provide its own exhaust system.
1. Fan Coil Unit (FCU)
2. Tenant shall provide piping connection to existing building provision.

3. Pipes shall be Black Iron schedule 40, seamless steel.

4. Provide isolation valves for repairs and servicing. Valve shall be of class 300 psi. kitz or crane
brand.

5. Provide automatic air vent to topmost outlet of chilled water piping.

6. Provide P-trap on condensate drain line of FCU and insulate with 25mm rubber insulation
wrapped with PE tape. Connect drain line within LESSEE’S area.

7. Provide proper mounting/support with spring type vibration isolators on FCU units.

8. Install auxiliary drip pan constructed from ga. 18 GI sheet insulated with 6mm expanded PE
insulation and coated with bituminous material.

9. Provide 0.60 m x 0.60 m secured access manhole.

10. Air Duct System. Only one tapping point to mall’s aircon main duct is allowed.

11. Proposed Tenant air distribution system shall follow construction plans. Air-con Branch ducts
shall be tapped to existing LESSEE’S provisions. Tapping to existing A/C branch duct supplying
other area is not allowed.

12. Air return passages at partition shall not be eliminated or blocked. Security at these openings
shall be the LESSEE’S responsibility.

13. Drop collars are not allowed to be tapped at the bottom of main duct.

14. A/C duct fabrication should be of low-pressure construction, GI sheets, properly insulated with
fire rated styropor board, 2 pcf density. Insulation thickness shall be 25mm for ducts inside
ceiling and 50mm for ducts outside air - conditioned spaces. Provide continuous corner beads.

15. Provide approved type volume dampers per diffuser and flexible connections as required.

16. Any modifications or deviations shall be subject to approval of Mall Engineering.

17. Aircon Contractor to submit Air Balancing Report

18. Exhaust and Fresh air Systems


All odor moisture producing areas and heat producing equipment andappliances must be
exhausted by special mechanical exhaust system that must be compensated by means of
introduction of fresh air in the area. It must be specially designed to prevent migration into the
Mall area and mixing with the A/C system. Only one tapping point in mall’s exhaust main duct
is allowed.

If the capacity of the LESSEE’S exhaust system is over the allowable capacity of the Mall’s
provision, the LESSEE should provide a separate exhaust system at its own expense.
Location of the equipment and system should have approval from Mall Administration
Department and Mall Engineering.

19. Gas tank and comfort rooms exhaust should not be tapped to kitchen exhaust system.

20. Condensing units for walk-in chillers and freezers should be provided with independent exhaust
duct.

21. Kitchen hood exhaust duct shall be gauge 16, BI sheet; fully welded connections, with
insulation of 50 mm thick, 64 kg/cum fiberglass complete with cladding system, and must be
provided with adequate booster exhaust fan. Duct/pipe penetration in wall or slab shall be
sealed with fire rated materials. Provide service manhole for preventive maintenance
purposes.

22. For fire rated walls and floor cladding thickness shall be based on duct size with one-hour fire
rating minimum. Air space of the duct shall be equal to the exterior cladding thickness with
spaces at the centers. Cladding materials shall be calcium silicate board complete with
brackets and supports.

23. For non-fire rated walls and floors, the all air space clearance of the duct shall be based on
the duct size with one (1) inch as minimum. Cladding shall be of gauge 22 metal sheet with
continuous external weld on joints. The duct shall be insulated allaround with 25 mmfiberglass
materials, wrapped around with wire mesh and with non-combustible spacer. Exhaust ducts
are subject to leak/ smoke test on Lessees account.

24. Kitchen hoods shall be constructed of Gauge 18 (minimum) stainless steel, complete with
brackets and support. All seems, joints and penetrations of the hood enclosure in its lowest
outermost perimeters shall have a continuous liquid tight external weld. Kitchen hoods shall be
self compensating type.

25. Kitchen hoods shall be protected with special automatic dry or wet chemical extinguishing
system, UL listed.

26. Filters shall be installed at an angle of not less than 45 degree with the horizontal, and must be
kept to the minimum size needed to collect the grease and be pitched to drain to an
enclosed metal container. Filters shall be made easily accessible for servicing. Filters shall be
made of stainless steel baffle type.

27. For tenant using Charcoal for grilling, provision of spark arrester filter is required.

28. Installation of direct driven exhaust fan inside kitchen hood is not allowed. Provide ceiling
manhole for maintenance access.

29. Provide vapor tight lamps at the kitchen hood

I. FIRE PROTECTION SYSTEMS
Automatic sprinklers are distributed through the common and LESSEE’S areas. Systems pressure is
125 psi to 150 psi.

1. Provide riser nipple for all sprinkler heads connections.

2. Use combination pendant and upright sprinkler heads for areas with combustible ceilings.

3. Only existing sprinkler heads shall be the point of connection of other lines (verify capacity).

4. For LESSEE areas with sprinkler isolation valves; provide 600 mm x 600 mm ceiling manhole.

5. Radius for sprinkler heads is 1.50 m maximum, spacing distance must be 3.0 m between
sprinkler heads and 1.50 m from the wall.

6. Provide sprinkler heads guard for storage area and low mezzanine ceiling.

7. Sprinkler pipe shall be schedule 40 black iron, conforming to ASTM A-53. Provide adequate
hangers and supports independent from other utilities.

8. Use 212oF (100 C) heads for kitchen and other hot areas, and 165 oF (60 C) other areas. All
works shall comply with NFPA 13 and Fire Code of the Philippines. Only licensed reputable and
qualified contractors are allowed to do sprinkler/fire protection works.

J. PLUMBING AND SANITARY


All works shall conform to the National Plumbing Code and other local code requirements.Only
one tapping is allowed for every LESSEE. Further LESSEE shall provide calibrated water sub-meter.
Lessee shall have to submit the Certificate of Calibration to the Mall Administration Office.

1. All water lines shall be GI pipe schedule 40 or High Density PE/PPpipes; size shall not be greater
than tapping point.
2. Use Cast Iron Pipe for sewer line collecting steam waste and PVC pipe series 1000 for ordinary
sewer line. Size of which is equal to or smaller than tapping point. Provide air vent lines.
3. Hot water lines shall be copper pipes provided with proper insulation or High Density PE/PP
pipes.
4. Comfort rooms, sink, lavatory and kitchen areas shall be water proofed using 3-ply hot
applied/process membrane.
5. Contractor to advise Mall Administration Office prior to flood testing of water proofed area.
Duration of testing shall be 48 hours minimum.
6. Valves and fittings for Cold Water Lines (CWL) shall be class 150 psi rating. Cold water line is
subjected to pressure test of 100 psi before tapping to mall’s stub out.
7. For restaurants and food outlets, LESSEE should provide Metma or approved equal grease traps
for every sink installation. Minimum size of grease trap shall be 10 gpm. Non-food Tenants with
sink must provide grease traps. For salon, LESSEE should provide hair trap/filter.
8. No inter-tapping of sewer and drain lines. Separate drain lines of soft drinks/juice dispensers
from kitchen sink drain. Insulate drain lines of icemaker, drinking fountains, soft drinks/juice
dispensers, fan coil unit and the likes with 25mm thick rubber insulation wrapped with PE tape.
9. Provide wye connection for tapping and clean-out for every change in direction for three (3)
lengths of pipes. All floor clean-out and all other plumbing stub outs shall be accessible for
maintenance.

10. Provide P-trap for all floor drains.
11. All Clean out must be floor mounted and should be accessible at all times.

K. GAS LINES

1. Provide automatic shut-off, anti-leak device.

2. All gas line/piping must be provided with adequate hangers and supports. All gas line shall be
made of seamless black iron (BI) pipe schedule 40 and subjected to pressure/leak test of 150
psi.

3. Automatic Shut-off valve (anti-leak device) must be provided to individual lines serving burners.

4. All construction/installation should be in accordance with the NFPA and the Fire Code of
Philippines.

L. AFTER CONSTRUCTION / RENOVATION

Submission of the following documents at Mall Administration Office:

1. Certificate of Occupancy
2. Fire Safety Inspection Certificate
3. Certificate of Electrical Inspection
4. Permit to Operate Cash Register
5. DTI Permit
6. Health and Sanitary Permit (if applicable)
7. BIR Registration
8. Mayor / Business Permit

M. FINAL INSPECTION OF PREMISES

LESSEE shall formally request EVER Gotesco Mall Administration Department for final technical
inspection of the leased premises at least seven (7) working days prior to store opening. Final
energization of LESSEE’S premises shall be made only after final approval of installation.

LESSOR reserves the right to conduct final inspection if the place is ready in its judgment.

LESSOR reserves the right to have reconstruction at the LESSEE’S expenses, any existing structure or
portion which exists but does not conform on the approved plans.
Permit to operate shall be issued by the LESSOR after the final technical inspection is conducted
and approved and all necessary permits and licenses required have been secured and accepted.
