LEASE OF RICE LAND
KNOW ALL MEN BY THESE PRESENTS:
That this AGREEMENT, made this ___th day of _____________, 20____, by and
between TRIFONIA TORIO DOMINGUEZ, Filipino, of legal age, single, and a resident
of San Gavino, Victoria, Tarlac, hereinafter called the Lessor
and
___________________________________________, Filipino, of legal age, with residence
and postal address at __________________________, Philippines, hereinafter called the
Lessee,
WITNESSETH:
That WHEREAS, JUAN I. MARIANO is the owner in fee simple of certain parcels
of riceland situated in the Barrio of Nancamarinan, Municipality of Paniqui, Province of
Tarlac, Philippines, his title thereto being evidenced by Certificate of Title No 03679 with
Emancipation Patent No. A-140719 of the Registry of Deeds of Tarlac and more
particularly described as follows, to wit:

“A parcel of land (Lot No.55 of the subdivision Plan, Psd-03-017223 (OLT)
being a portion of lot 605, Paniqui, Cadastre, L.R.C Rec. No._______) situated in the
Barrio of Nancamarinan Municipality of Paniqui, Province of Tarlac, containing an
area of EIGHT THOUSAND NINE HUNDRED FIFTY SIX (8,956) SQUARE
METERS, more or less.”
WHEREAS, the Lessee above-named is desirous of leasing above described parcels
of riceland under the terms and conditions hereinafter provided.
NOW, THEREFORE, for and in consideration of the parcels of land, and of the
mutual covenants and stipulations hereinafter set forth, the parcels hereto have agreed and
hereby agree as follows:
1. That the Lessee hereby agrees with the Lessor for the consideration hereinafter
named, to well and faithfully till the farm, during the season of farming in the
year 2022-2023, starting August 20, 2022 until August 20, 2023 in a good and
farmlike manner, and according to the usual course of farming, the above-
described parcels of riceland.
2. That thee Lessee agrees to sow and plant on said land, rice, corn and mongo
depending upon the season appropriate for sowing and planting of any said crops,
but the principal crop must be rice.
3. That the Lessee agrees to furnish and provide at his expense all carabaos,
machineries, equipment, implements and tools necessary for the proper tilling
and cultivation of said land.
4. That thee Lessee agrees to furnish all labor necessary to farm and cultivate said
land.
5. That thee Lessee agrees to keep up and maintain in good repair all buildings,
fences, dikes, and improvements on said land and to return them in as good a
condtion as at the commencement of the lease, natural wear and tear and
unavoidable accidents expected. The Lessee also agrees to watch, care for,
protect and commit no waste or damage to said land, nor suffer any to be done.
6. That in consideration of the faithful performance of all the stipulations of this
contract, the Lessee agrees to pay the Lessor at his residence the sum of
TWELVE THOUSAND PESOS (Php 12,000.00) on August 20, 2022 covered
the 1 year rental of the said rice land which will start also on August 20, 2022 to
August 20, 2023;
7. That the Lessee agrees that he/she will not become a tenant to the said rice land
and this contract can be renew as long as the Lessor wants to.
8. That the Lessee agrees not to sublease any part of this land without the written
consent of the Lessor and the Lessor and the Lessor reserves the right of free
upon the land for the purpose of improvements thereon, to plow or till certain
fields when the lease is to be terminated.
9. Noncompliance be either party with the terms and conditions of this contract, or
death of either, will be a cause for the termination of this contract, without
prejudice to the right of the injured party to collect damages from the other for
the breach of contract.
10. The Lessor agrees that the Lessee performing the condition of this lease shall
peacefully and quietly have, hold, and enjoy said leased lands for the term
aforesaid.
