1. SCOPE OF WORK
1.1 Base & Ground Floor
i. Existing plot surveying and verification of plot demarcation being

ii. Clearing and grabbing of all the existing rubbish materials
iii. Marking of layout as per approved drawings
iv. Plot excavation for foundation as per drawing
v. Two stage termite treatment (First after excavation and second
before flooring)
vi. Sand in Brick Masonry Work (Ravi) and Sand in Plaster (Chenab)
vii. In 9” thick brickwork: 1:5 (Cement: Sand) will be used and In 4.5”
brickwork: 1:4 (Cement: Sand) will be used
viii. Safety grill 3/8” inch Dia iron bar(Range upto 250Rs/sqft) frame 16

ix. Door Frames will be 16 Gauge Galvanized Jesti anti rust treatment
with iron oxide coating .Steel (26 kg weight of 10’’ and 18.50 kg weight
of 5’’)
x. Steel shuttering will be used (without ceiling plaster) which includes
shifting, fixing and removal of formwork, for achieving proper shape
of concrete shall be used for all type of RCC works
xi. Complete plaster included with Chenab sand, 1:4 ratio of Cement and
Sand will be used for outer and inner walls. 1:3 will be used for
plastering slabs.
xii. Flooring (kacha) will be completed with compactor with Hydraulic
Jack on Gassu
xiii. Electric piping conduit (Popular/Turkplast/Dura)
xiv. Sanitary piping (Popular/Turkplast/Dura)
xv. Electric points & electric boxes will be provided according to electric
drawing
xvi. All of piping of gas, electric & sanitary is included
xvii. Concreting works, which include placing & curing of concrete for
lintels, beams, stairs, columns, roofs, floors, kitchen & cupboards
shelves/slabs

1.2 First Floor
i. Brick work to design height will be completed
ii. Sand in masonry (Ravi)
iii. Sand in plaster (Chenab)
iv. In 9” thick brickwork: 1:5 (Cement: Sand) will be used and In 4.5”
brickwork: 1:4 (Cement: Sand) will be used
v. Door chokath will be 16 gaje Jesti Sheet(Free from rust)
vi. RCC slab will be 6” thick as per drawing, reinforced Cement Concrete
(R.C.C) will be used having 1:2:4 ratio.
vii. Plywood shuttering will be used (without ceiling plaster)
viii. Complete plaster included with Chenab sand, 1:4 ratio of Cement
and Sand will be used for outer and inner walls. 1:3 will be used for
plastering slabs.
ix. Flooring (kacha) will be completed
x. Electric piping Popular conduit (Popular/Turkplast/Dura)
xi. Sanitary piping Popular Conduit (Popular/Turkplast/Dura)
xii. All piping of gas, electric & sanitary is included
xiii. Electric points & electric boxes will be provided according to
electric drawing
xiv. Complete water supply system(40mm*25mm)(Main supply, Cold
and Hot water individual)
xv. Complete Drainage system using 6inch drainage pipeline with
manholes, complete gas piping.
xvi. Electrical DBs(12inch * 24inch)

1.3 Mumty Floor


i. Brick work to design height will be completed
ii. Parapit wall(Brick work) upto 3ft height
iii. Brickwork mortar ratio will be 1:5
iv. Door Frame 16 Gauge Jesti sheet
v. RCC slab will be 6” thick as per drawing
vi. Steel shuttering will be used (without ceiling plaster)
vii. Complete plaster included with Ravi sand, 1:4 ratio of Cement
and Sand will be used for outer and inner walls. 1:3 will be used
for plastering slabs.
viii. Water proofing tile with proper treatment A class
ix. Electric points & electric boxes will be provided according to
electric drawing

1.4 Gas
i. 2 gas points in each kitchen
ii. 2 Gas point for Geysers, 1 point for each instant geyser.
iii. 1 Gas point in TV lounge, Drawing room and each bedroom.
iv. 1 Gas point for servant quarter.
v. Piping material wall be PPRC Pipers (PN20) 25 mm general and 32
mm main in popular/turkplast.

1.5 Electrification
i. Concealed conducting, which includes shifting, laying the electrical
conduits in the slab and walls, installation of switch boards, back
boxes and distribution boards, as per approved drawings
ii. Polyvinyl chloride (PVC) pipes will be used in walls and roofs.
iii. Electric Boxes /Points will be according to the MEP drawings
provided by the client or as desired by the client.
iv. Civil Works of Distribution Box (DB) is included
v. Concealed electric PVT conduit piping (3/4” general and 1” for mains)
as in drawing will be laid in walls, slab and floor as required. Light
and wall boxes (china fitting) will be fixed, the conduit make will be
of Popular/Turkplast
vi. Air conditioning sleeves, which includes shifting and providing all
the necessary sleeve in slab, beams, columns prior to slab casting
as per air-conditioning requirements
vii. Main pipe from DB to Bahria meter shall be in 2” Dia

1.6 Extra Work

(Concreting and Chips Plaster on inside for water proofing)

1.7 Water Supply


i. Water supply system, which includes shifting and installation of
pipes in the slab and walls, connecting with the main water supply
line and final pressure testing
ii. Un-Plasticized Polyvinyl Chloride (U-PVC) pipes will be used.
iii. Sanitary Pipes will be laid according to the MEP drawings provided
by the client
iv. A Class Sewerage Quality Pipes will be used and U-PVC joints will
be applied through Quality Sealers/solution
v. Sewer drainage system, which includes shifting and installation of
pipes (concealed/external), connecting with the main sewer drain,
installation of roof drain pipe, drain traps and final testing
vi. Vent pipes, which includes shifting and installation of pipes
(concealed/external)
vii. All piping shall be of PPRC, POPULAR/DURA/GM brand in described
ranging from 25mm as per plumbing drawing for cold and hot water
viii. All water lines inside bathrooms and kitchen to be concealed
ix. Main line from OHWT will be 2”
x. Piping shall be single for both floors, in case of double/separate
wiring for each floor, owner shall pay the extra expenses incurred
on material and labor
xi. Hot water piping will be for two geysers for both floors. Instant
geyser piping to be provided for each washroom
xii. UGWT will be constructed with RCC walls as per the society rules

2. TERMS & CONDITIONS
2.1 Project design and drawing details shall be provided by the client
including architectural, structural, public health engineering and other
relevant details
2.2 The client shall take all types of pre/post construction
NOCs/approvals required by local authorities
2.3 Project plan and schedule shall be provided by The Aten Constructions
and work shall be executed strictly in accordance to the approved
project plan
2.4 The materials for the construction of all the works (i.e. structure and
finishing) will be procured, supplied, handled and stored by The Aten
Constructions
2.5 Water shall be provided by The Aten Constructions via water bore and
electrical pump
2.6 Electricity shall be provided by The Client
2.7 Manpower shall be arranged, managed and supervised by The Aten
Constructions
2.8 All other tools/equipment’s required during the construction work
shall be procured and operated by The Aten Constructions
2.9 The Aten Constructions shall complete the execution works and
remedy, any defects in strict accordance with the contract to the
satisfaction of The Client
2.10 The Aten Constructions shall use every reasonable means to prepare
and maintain the pathways as required at the site for
material/equipment transportation or execution of works
2.11 No parts of the works shall be covered up or put out of view without
the approval of The Aten Construction’s Engineer and the site
supervisor shall afford full opportunity for The Aten Constructions
2.12 The Aten Constructions shall create its own temporary facilities for
labor/equipment/material management. Client will not provide any
additional benefits

6. CONSTRUCTION TIMELINE
1.1 Grey Structure works shall be completed within FOUR (04) Months,
time shall start after 03 days (mobilization period) from the date of
signing of contract.
1.2 After completion of the project the Contractor shall clear away and
remove all construction plant, surplus materials, rubbish and
temporary work of every description and shall leave site clean.
1.3 That upon completion of the project the Contractor will intimate in
writing to the Employer.

7. DEFECTS LIABILITY PERIOD


1.4 The Contractor shall make good any defect(s), shrinkage or other
faulty in the Project that may appear in the works within six months
after The Aten Constructions has intimated to The Client of its
completion and handing over possession of the project
1.5 In case of any remedial works to be carried out within defects liability
period, The Aten Constructions will bear the labor, material,
tools/equipment and other expense at its own
