GIFT DEED
This deed of Gift is executed on ________ day of ______________ month of

Both are Residents of Plot No.37, Road No.1, Kakateeya Hills, Madhapur,
Hyderabad – 500081, TS.
(Hereinafter called the DONOR)

(Hereinafter referred to as the DONEE)
Whereas, the term Donor and Donee unless repugnant to the context shall
mean and include their representatives heirs, successors, executors,
administrators, trustees, legal representatives and assigns.
Whereas, the Donors herein, is the sole and absolute owner of immovable
property bearing Flat no.202, in 2nd floor, admeasuring 1427 square feet in
the building called “Virinchi Nirvana” which is more fully described in the
schedule hereunder written and herein after called the Schedule property.
Whereas, the Donors are the absolute owners of the Schedule Property
having purchased the Schedule property vide Sale Deed No.12035/2018 and
since then Donors have been in peaceful possession and enjoyment of the
schedule property and paying taxes and levies thereon, as sole and absolute
owners thereof.
Whereas the Donors with great love and affection for the Donee being his
SON have decided to gift the Schedule Property UNTO the Donee and the
Donee has also accepted the same.
NOW THIS DEED WITNESSETH that the Donors without any monetary
consideration and in consideration with natural love and affection which the
donors bear towards the Donee hereby grant and transfer by way of gift the
Schedule Property together with all things permanently attached thereto or
standing thereon and all the liberties, privileges, easements and advantages
appurtenant thereto and all estates, rights, title, interest, use, inheritance,
possession, benefits, claims and demands whatsoever of the Donor TO
HAVE TO HOLD the same unto the use of the Donee absolutely but subject
to payment of all taxes, rates, assessments, dues and duties now and
hereafter chargeable thereon to the Government or local authorities.
WHEREAS the donor hereby covenants to the Donee;
1) That the Donors have the absolute right, full power and absolute
authority to grant the Schedule Property as gift in the manner
aforesaid.
2) That the Donee has accepted the Gift of the Schedule Property and
has also taken-over the possession of the Schedule Property from the
Donors.
3) That the Donee may, at all times, enter the Schedule property
peacefully and quietly enter upon, take possession of the Schedule
Property and enjoy the Schedule property as the Donee deems fit
without any interruption, claim or demand whatsoever from or by the
Donor or his heirs, executors, administrators or assigns.
4) The Donors have today handed-over/delivered the vacant and
peaceful possession of the Schedule property to the Donee.
5) That the Donee with his own funds shall get the Schedule Property
transferred/mutated in his favor in the records of all the relevant state
authorities like Revenue Department etc. and the Donors hereby
conveys their NO OBJECTION for the mutation of the Schedule
property in the name of the Donee.
6) That all the expenses for the execution of this Gift Deed such as
stamp duty, registration charges etc. will be borne by the Donee.
7) That all the future taxes, cesses, rates or any other dues or demands
from either the State government or Municipal authorities with
respect to the Schedule Property shall be borne and paid by the
Donne.
8) That all the Title deeds, documentation including previous sale deeds
relating to the Gift Deed have been handed over to the Donee, IN
ORIGINAL, by the Donor.
SCHEDULE PROPERTY
All that Flat No.202 (North Facing) in Second Floor of “VIRINCHI NIRVANA”
having plinth area of 1427 square feet (including common areas and 2 car
parking) along with 58.12 square yards of undivided share of land (out of
465.00 square yards), constructed on House bearing no.1-65/25/8 in
Survey nos.27 and 28, situated at “Guttala Begumpet” Village,
Serilingampally Mandal, Under the GHMC Serilingampally Circle, Ranga
Reddy District, Telangana state, bounded by:

EAST : OPEN TO SKY
WEST : OPEN TO SKY
IN Witness whereof, the parties have signed and affixed their signatures and
thumb impressions/marks on this Gift Deed after understanding the
