INDEMNITY BOND BY MR. RAMNARAYAN SING BHADORIA (DONOR)

This Indemnity bond cum declaration made and entered into at NAVI MUMBAI, on ___ day of MAY,
2021. I MR……. an adult, Indian, having address at……….. in the favour of City and Industrial
Development Corporation of Maharashtra Ltd., having its office at Nirmal 2 nd Floor, Nariman Point
Mumbai 400021 (Hereinafter for the sake of brevity referred to as “THE CORPORATION”).

PREMISES”.

AND WHEREAS I had not mortgaged/sold/gifted the above said premises to anybody.

AND WHEREAS I had applied to the Lessor for grant of permission to gift the said premises to the Donee
on the same terms and conditions as contained in the said lease/sublease deed dated…….

AND WHEREAS with a view to safeguard the interest of the corporation against any contingent claim by
any person, I hereby execute this Indemnity Bond in favour of the said hereby Corporation.

NOW THIS BOND OF INDEMNITY WITNESSES AS FOLLOWS

1. In consideration of the GIFT of the said premises and in pursuance of the said Corporation
having agreed to permit me to GIFT the said premises in the name of the said done, We/our
heirs, executors, administrators shall at all time hereinafter remain liable for and shall fully and
effectually indemnify and keep indemnified the said Corporation, its successors and assignees
against all losses and damages, cost and expenses, claims, penalties or any other action
whatsoever which may be put or may be incurred or suffered by reason of the gift of the said
premises in the name of the said done by the said Corporation.
2. I hereby indemnify the said Corporation and undertake to keep the Corporation harmless
against all losses and damages, cost, expenses, penalties and such action initiated by third
parties against the Corporation due to the gift of the said premises in favor of donee.
3. I hereby further state that in case any person succeeds in imposing any penalty or any other
dues on the said Corporation, I shall make good any loss that may be sustained by the said
Corporation by the gifting of the said premises in the name of done.
4. I hereby further state by no authorized construction is made/erected in the above said
premises.
