1. INTRODUCTION
The purpose of the report is to record an overall visual condition of the properties/
structures adjoining the project site, namely the landscapes, the service roads and
surrounding insfrastructures.
The assessment of defects was based on careful visual examination of the external
and/or internal Readily Accessible Areas of the properties. The inspection does not
include areas that are inaccessible, not readily accessible or obstructed at the time of
inspection. The definitions of defects can be referred in Appendix B.
Attention was given generally to the following defects:-
a) Crack: the extent (width) of cracks.
b) Movement: differential movement between or within structural
members, such as foundation, floors and walls.
c) Dampness: surface staining due to water ingress through structural
member.
d) Corrosion of the steel reinforcement: the presence of spalled concrete
and rust stains.
e) Deformation: bending, buckling, twisting or elongation of primary
structural members.
The above defects were photographed and cross-referenced on the field sketch for
ease of referencing.

3. SUMMARY
The report has been prepared with reasonable care and has been based
on the visual condition of the properties and on prevailing weather
conditions at the time of inspection. Abuse of the structure and changes in
use may cause defects.
Structural survey did not been carried out nor have tested the strength or
quality of any element of construction nor have we inspected other parts
of the structures which are covered, unexposed or otherwise inaccessible
or not readily accessible at the time of inspection.
Such items may conceal defects, which may only be revealed when the
items are moved or removed or may be apparent in weather conditions,
which differ from those at the time of inspection. Therefore, we are unable
to report that any such parts of the properties are free from defects.

DEFINITIONS
Damage means impairment to the integrity of the whole or part of the structure falling
into one or more of the following categories:
Cracking and Movement – cracking forming in structural members and/or non-
structural members resulting from differential movement between or within the
elements of construction, such as wall, slab, foundations, footing, columns, beams
or crossheads.
Severity:
Hairline cracks - less than 0.1 mm wide
Narrow cracks - 0.1 mm to 0.3 mm wide
Medium cracks - 0.3 mm to 1.0 mm wide
Wide cracks - greater than 1.0 mm wide
Deformation – permanent deformation of the structural members and/or non-
structural members in the form of bending, buckling, twisting or elongation, or any
combination of these.
Corrosion – the presence of corrosion of the steel reinforcement: the presence of
spalled concrete and rust stains.
Dampness – the presence of moisture within the structure, which is causing
consequential damage to structural members and/or non-structural members.
Readily Accessible Areas means areas which can be easily and safely inspected
without injury to person or property, areas within the inspector unobstructed line of
sight and within arm’s length.

Serviced condominium and service roads.

At the time of inspection, the shop lots were occupied and the service roads were opened for
traffic.
