DEED OF ABSOLUTE SALE OF A REGISTERED LAND

KNOW ALL MEN BY THESE PRESENTS:

This DEED, made and executed by and between:

ALBISO BAGGAS, of legal age, Filipino, married to Espirita V. Baggas


and with residence and postal address at Lacnog, Agbannawag, Tabuk City,
Kalinga, Philippines, herein referred to as VENDOR,

-in favour of-

SPOUSES RONEL S. PIOSANG and MELISSA M. PIOSANG, both of


legal age, Filipino, and with residence and postal address at Luplupa,
Tinglayan, Kalinga, Philippines, herein referred to as VENDEES,

WITNESSETH:

WHEREAS, the VENDOR is the absolute and registered owner of a


parcel of land located at Lacnog, Agbannawag, Tabuk City, Province of
Kalinga-Apayao (now Kalinga) Island of Luzonn, Philippines, and covered by
Transfer Certificate of Title No. CLOA T-317 of the Registry of Deeds for the
Province of Kalinga-Apayao and more particularly described as follows:

A parcel of land lot No. 5 of the subdivision plan, Psd-2-001888 (OLT),


being a portion of lot 1338, Pls-93, situated in the Barrio of Lacnog,
Agbannawag, Municipality of Tabuk, Province of Kalinga-Apayao, Island of
Luzon. Bounded on the NE along line 1-2 by lot 8, on the SE along line 2-3
by lot 9, along line 3-4 lot 4, on the SN along line 4-5 by a road and on the
NW along line 5-1 by lot 6 all of the subdivision plan.

Beginning at a point marked ‘1’ on the plan being N. 71 deg. 57’W.,


892.01 m. from BLLM No. 29, Pls-93;

Thence S 36 deg. 53’ E., 70.99 m. to point 2;


Thence S 57 deg. 55’ W. 31.01 m. to point 3;
Thence S 59 deg. 06’ W. 106.57 m. to point 4;
Thence N 42 deg. 25’ W. 53.34 m. to point 5;
Thence N 51 deg. 25’ E. 142.11 m. to point 1, to point of
beginning.

Containing an area of EIGHT THOUSAND SIX HUNDRED SEVENTY


FIVE (8,675) SQUARE METERS more or less.
WHEREAS, the provisions of Article 1623 of the New Civil Code of the
Philippines has been complied with and the said parcel of land is not
tenanted since October 21, 1972 up to present;

WHEREAS, the VENDOR agreed to sell the above-described property


and the VENDEES are willing to buy said described property more
specifically EIGHT THOUSAND SIX HUNDRED SEVENTY FIVE (8,675)
SQUARE METERS, including all the improvements thereon;

NOW, THEREFORE, for and in consideration of the aforesaid premises


and more specifically of the sum of FIVE HUNDRED THOUSAND
(Php500,000.00), Philippine Currency, the receipt whereof is hereby
acknowledged in full from the VENDEES to the entire satisfaction of the
VENDOR, the said VENDOR does hereby SELL, TRANSFER, CONVEY and
DELIVER the said portion of the above-property in a manner absolute and
irrevocable, in favour of the VENDEES, their heirs, assigns and successors
in interest the property above-described specifically EIGHT THOUSAND
SIX HUNDRED SEVENTY FIVE (8,675) SQUARE METERS, with all the
improvements existing thereon.

That the VENDOR hereby warrants valid title to and peaceful


possession of the property herein sold and conveyed and further declares
that the same is free and clear of all encumbrances of any kind whatsoever.

IN WITNESS WHEREOF, the parties have hereunto set their hands

the foregoing Deed of Absolute Sale of a Registered Land which they
acknowledge before me as their free and voluntary acts and deeds.

This instrument consisting of THREE (3) pages, including the page on


which this acknowledgment is written has been signed on the left margin of
each and every page thereof by the parties and their witnesses.
