CONCEPT INNOVATION
TOPIC 2: PROGRAMMING HOTEL FACILITIES AND SPACE REQUIREMENTS
HOTEL PLANNING & DESIGN (HOS60303)
What is Programming
It is a pre-design document that explains the space and operational
needs of a hotel with lists of Facilities, area requirement, and
qualitative descriptions of operational requirements and constraints.
It aims to translate the ideas of the designer to the
objectives and characteristics of the project.
Step ONE: Defining Goals and Objectives
E.g.
The hotel will be a first-class, full-service, high-rise, convention
hotel with 800 rooms and 50,000 sq ft (4,640 sq m) of meeting
space. Located in a growing retail and entertainment district
near the proposed new convention center, the project should
accommodate, besides convention attendees, both the
individual business traveler and weekend “vacationer.” Facilities
should include two restaurants, two lounges, a spa/health club,
business center, ground-level retail, and parking for 600 cars.
Facilities programme can vary by…
Type of Hotel
Hotel Company Standards
Star Rating of Hotel
Operational Requirement
Location of the Hotel
Market Orientation
… and many, many more. Can you think of any?
In short - the Programme Summary
Guestrooms Food and beverage outlets
Number of room “keys” (separate rental units) Capacity of each restaurant
Number of room bays (total equivalent room Capacity of each lounge
modules) Quality level and theme for each
Number and description of suites Function space
Typical room and suite dimensions Dimensions of the ballroom (including ceiling
Lobby and public areas height)
Architectural image and ambience Amount of other meeting and banquet space
Amount of retail space Need for exhibition space
Recreation facilities Technical requirements
Quality level of health club/spa Special building systems and guest amenities
Outline of any additional facilities
Parking requirements

◦ When? Before a full blown business plan
◦ Why? To verify the project is viable before spending time & money.
◦ What are the two (2) major issues a feasibility study attempts to rectify?
