Cold Calling Script

The document is a script for a real estate agent calling a homeowner to inquire about purchasing their property. The agent asks for the homeowner's contact information and then asks several questions to gather details about the property such as size, years owned, reason for selling, condition, estimated repair costs, mortgages, liens, and desired sale price. The agent explains they buy properties "as-is", pay cash, and close quickly without fees. They will have a purchase manager follow up with an offer and next steps to purchase the property.

Hi, this is (your name) from We Buy Houses.

Am I speaking
with (seller’s name)?

IF NO: Oh I see. Are you somehow familiar with this property

at 123 Main St?
IF NO: That’s okay. Well, I do appreciate your time.
Thanks!
IF YES: Great! Do you have the property owners direct
number so we can get in touch with them? (Get the
number and end the call)

IF YES: Oh hi (seller’s name), how are u doing today? (wait for

answer)
In case we get disconnected , is this the best number to
reach you at?

I’m just calling about the property I believe you own at 123
Main Street. I’m just wondering if you have plans on selling it
soon or in the future?
IF NO: That’s okay. Well, I do appreciate your time.
Thanks!
NOT AT THIS TIME: I see, can I call you back after a few
months to check if you’re ready to sell?
IF YES: Awesome! For us to present a fair offer that works
for you and for us, I need to ask a couple of questions
about the property, is this a good time to discuss it?
IF NO: So, may I know when is the best time so I can
call you back?
IF YES PROCEED WITH THE SCRIPT
1. Is the property listed or are you working with a realtor?
IF NOT LISTED CONTINUE WITH THE CALL: That’s great!
IF LISTED END THE CALL AND EXPLAIN THEY CAN CONTACT
US IF LISTING IN THE MARKET WON’T WORK.

2. So your property has (no. of beds and baths) and is (size is SqFt) is
this correct?

3. How long have you owned it?

4. What’s the main reason for you selling the house? Are you
downsizing or maybe want to move to a bigger place?

5. Can you tell us more about the condition of the property, what
needed repairs and what has been updated? (Take down details)

6. How much do you think will it cost to do the repairs, just a ball
park figure?

7. Is there a mortgage on the house that we will need to pay off?

8. What about a lien? How much is it?

9. What is the amount that you’re hoping to sell your house for? This
is the net amount that you would receive to put in your pocket at
closing once everything has been taken care of.
Well, thank you so much for answering all of my questions.

Let me tell you more about what we do. We buy AS IS which

means you won’t have to worry about repairs and cleaning
up, we pay cash and we can close fast.

We would like you to have as much money in your pocket

that’s why we don’t charge any commission. I have all of the
information that I needed for now.

At this time we will need to look over the information you

gave me, do some research on the property. And if we have
anymore questions we’ll call you back.

Also, I would like to set up an appointment to have our

Purchase Manager contact you back and make the offer to
buy your house. Which time and day would be best for our
Purchase Manager to contact you?

And one last thing (seller’s name), when our Purchase

Manager Calls you back, if you can agree on the terms and
the price works for you and us… are you ready to get the
paperwork done and sell us your property?

Well (sellers name) , we’re looking forward to buying your

house!Thank you and have a great day!
