CONTRACT OF LEASE
Know All Men By These Presents:
That this contract is entered into by and between:
MARIA THERESA FE B. PASCUAL, of legal age, Filipino, and a resident of Brgy.
Patimbao, Santa Cruz, Laguna and San Pedro, Laguna; hereinafter referred to as
the LESSOR; and
VALENTIN GO, likewise of legal age, Filipino, single/married and with postal
address at Tiger Valley Builders Corp., San Juan City, Metro Manila; and
hereinafter referred to as the LESSEE.
WITNESSETH, that:
1. For and in consideration of rent in the amount of Nine Thousand Pesos [PHP9,000.00],
Philippine currency per month, to be paid by the LESSEE in favor of the LESSOR every
month beginning at the time of signing this contract, the LESSOR hereby leases and
bequeaths temporary physical possession and use by the LESSEE of that certain house and
lot located at 518 Brgy. Patimbao, Ilaya, Santa Cruz, Laguna.
2. At the time of execution of this contract of lease, the LESSOR warrants that she is the owner
of the above-mentioned real property and that the same is not covered by any other lease or
right of physical possession by any other person.
3. The LESSEE is hereby authorized by the LESSOR to use the premises for valid and legal
purposes only, subject to all the terms and conditions hereof as well as applicable laws and
regulations.
4. The LESSEE shall be responsible for the upkeep, maintenance and sanitation of herein
leased property during the effectivity of this contract. Provided that theLESSEE cannot
make any structural alteration of the premises or change its design. Provided further, that
all and any fixtures or improvements which will be used by the LESSEE are to be kept and
maintained in good condition, ordinary wear and tear inclusive.
5. This contract of lease shall be effective for a period of one (1) year from date of signing and
may be renewed by express consent of both parties under such terms which may be agreed
upon. Provided that in the event that termination be opted by either party upon the lapse of
said one (1) year period, notice shall be given at least one [1] month prior to said
termination.
6. Any delay or default in the payment of rent by the LESSEE for a period of two (2)
consecutive months and/or a period of three (3) accumulated months shall be ground for
termination of this lease contract without prejudice to imposition of damages, penalties,
interests and attorney’s fees against the LESSEE at the LESSOR’s option.
IN WITNESS WHEREFORE, the parties have hereto affixed their signatures this 13th day
of September 2012 at Santa Cruz, Laguna.
