3. PROJECT SPECIFICATION EXTRACT
DIVISION 22: PLUMBING

SECTION 223300 – ELECTRIC WATER HEATERS

PART 1 GENERAL

1.1 This section of the specification covers the supply, delivery, installation, testing and
commissioning and maintenance of hot water supply which shall generally consist
of the following:

i) Electric Hot Water Heaters (Storage Type)

ii) Electric Hot Water Heaters (Instantaneous Type)

iii) All pipework, pipe fittings, pipe insulation, etc. which are related to the supply
of hot water to the required service points.

PART 2 PRODUCTS

2.1 MATERIAL FOR PIPING AND FITTINGS

2.1.1 Polypropylene (PPR) Pipes and fittings shall be used throughout the hot water
supply system, the installation piping is together with thermostatic valve, etc. to
temper the water temperature to the wash basins, whether it is cold in-feed to the
water heater or hot outlet to the sanitary fitment. The Contractor is to ensure that
the proposed pipes have full compliance and conformance to the relevant local
authorities’ regulations.

2.1.2 Unless otherwise specified, these PPR pipes shall have material classifications of
DIN 8078 & BS4991. The specifications of the pipes are as follows:-

i) Colour coding: Pipes must be imprinted with colour lines coding for
identification for hot and cold water applications.

ii) The dezincification resistant of the metal adapters comply with EN 133/31
and BS 2872/1989 App F. Metal materials are dezincification resistant to MS
63 and CZ 132 standards.

iii) Hot water pipe and fittings shall be PP-R Type 3 manufactured in
accordance with DIN 8077 and 8087. Pipes and fitting shall be PN 20 rated,
suitable for use under 10 bar pressure at 65C fluid temperature (service life
50 years), and resistant to UV rays.

iv) Metallic threads are resistant to torsion.

v) A pore-free, chemically applied and nickel plating prevent stress crack


corrosion.

vi) The depth of the adaptor thread is at least that required by DIN 16962
standard ensuring that the proposed fittings can be joined to all common
fittings.

vii) Thermoplastics Welding method & procedure shall comply to DIN 16928,
DIN 16960, DVS 2207 & DVS 2208 standards.

viii) The Contractor shall ensure that proposed PPR pipes do not encourage
growth of algae due to exposure to sunlight or conveyance of hot water.

2.1.3 All hot water piping shall be insulated with 25mm thick, elastomeric foam insulation
with a thermal conductivity of not less than 0.038W/mK.

2.1.4 The Contractor shall supply the Employer with test certificate or manufacturer's
certificates showing that the piping complying in all respects with the provision of
the relevant British or International Standards.

2.2 VALVES

2.2.1 Every section of any branch supply of the hot water lines and where the lines are
connected to the supply main shall be controlled by a stop valve.

2.2.2 All valves supplied and installed shall be suitable for water service and shall
conform to the relevant British Standards and the water authorities’ requirement.

2.2.3 For regulation and normal control purposes, fullway gate valves complying with BS
1952 shall be used. For positive isolation purposes, stop valves of the screw-down
pattern having oblique or inclined spindles complying with the requirements of BS
2060 or alternatively lubricated plug valves shall be used.

2.2.4 For isolation of dead leg pipes serving one or more draw-off taps, stop valves of the
screw-down pattern complying with BS 1010 shall be used. All valves shall be of
copper alloy.

2.3 PIPEWORK

2.3.1 The pipework must be so constructed that the effects of contraction and expansion
will not damage any other work. The pipework shall be located and installed so that
the piping is accessible for inspection, replacement and repair. Provision for
movement due to expansion and contraction shall be made either by loops or
expansion joints. Anchors cable of resisting the maximum stresses shall be
provided and fixed securely to the pipes and positioned so that all movement due to
expansion and contraction is taken up by the loop, joint or change in direction. Pipe
guides shall be provided as decided by the Employer to ensure that movement is
confined to the designed direction. Where expansion joints are used, it is essential
that the type of guides and their positions shall be in accordance with the
recommendation of the manufacturer's instruction.

2.3.2 All valves shall be installed in positions, which allow for convenient operation and
repair and suitably labeled.

2.3.3 All pipework penetrating the roof shall be properly over-flashed to ensure water-
tightness and to prevent water stagnation around the penetrations.

2.4 PIPE ISOLATION

2.4.1 Pipe hangers or brackets shall be properly isolated to prevent vibration and noise
transmission to the building. Types of isolation shall be in accordance with the
requirements as specified in the other sections, as shown in the drawings or as
approved by the Employer

i) The heater shall be welded cylinders of heavy gauge low carbon steel with a thick
internal coating of hot water resistant vitreous enamel. Alternatively, the heater can
have an inner container constructed of cold rolled copper sheet to BS 899 or
equivalent with all seams lapped and brazed. Gauges and test pressure are strictly
in accordance with BS 843. The inner cylinder to be coated with heavy deposit of
pure tin to ensure that the water is suitable for drinking and all laboratory purposes.
The outer casing to be fabricated in substantial gauge sheet steel subject to anti-
corrosive treatment.

2.5.6 Insulation

i) A 30mm thick blanket of insulation shall be provided to maintain the temperature of


stored water and conserve electricity.

ii) Suitable alternative insulation must be accompanied by detailed specifications.

i) The finish shall be white baked-on hard wearing non-fading enamel.

2.6 ELECTRIC HOT WATER HEATERS (INSTANTANEOUS TYPE)

2.6.1 The electric hot water heaters (instantaneous type) shall be designed for simple
mounting for convenient access to maintenance. It shall be designed for simple
single-phase connection 240 volt, 13 amps, and service up to 3000 watts. It shall
be designed to comply with the international standards and local authority approved
type.

2.6.2 Water Pressure

i) The electric heaters shall be designed for use on water pressure up to 800 kPa.

2.6.3 Water Temperature

i) The maximum temperature of the outlet water shall be about 45 deg C.

2.6.4 Earthing

i) The electric heater shall be earthed as required by the authorities.

PART 3 EXECUTION

3.1 INSTALLATION

i) Water heaters located in the washrooms shall be mounted in ceiling space.

ii) Pipe pressure and temperature relief valve to drain.

iii) Maximum tank temperature setting shall be 60C.

temperature, lime scale /the so-called lime scale layer/ is deposited

recommends preventive maintenance of your water heater every two
years by an authorized service center or service base. This protective
maintenance must include cleaning and inspection of the anode
protector (for water heaters with glass-ceramic coating), which shall be
replace with a new one if need arises.
In order to clean the appliances use a damp cloth. Do not clean with
abrasive or solvent content detergents. Do not pour water over the
appliance.
