A real estate project XYZ Towers is planned having following allocation of area as per approval of Town and
Country planning and Local Body.

The type and components of project mentioned above are for guidance. If any of them do not figure in a
project, they need not be mentioned.
2 Rates for residential area Rs10 per sqm and non-residential Rs 20 per sqm as given below-

For PLOTTED RESIDENTIAL projects, Rupees 10 per sqm multiplied by the permissible FAR for all plots,
including plots for common educational, health or recreational facilities, excepting green areas and roads.
Formula for calculating the same will be = Area of total plotted land in sqm *FAR* 10

For PLOTTED Non-Residential projects, Rupees 20 per square metre multiplied by the permissible FAR for
commercial plots or plots for any other non-residential use. Formula for calculating the same will be = [Area
of total plotted land in square metres*FAR*20]

For CONSTRUCTED RESIDENTIAL projects, Rupees 10 per square metre multiplied by the proposed carpet
area of the residential units and common facilities and all other connected constructions (except shops,
which will have to be at the commercial rate). Formula for calculating the same will be = [Carpet Area of
Construction (residential units plus all common facilities) in square metres * 10]

For CONSTRUCTED Non-Residential projects, Rupees 20 per square metre multiplied by the proposed carpet
area of the commercial or non-residential units, shops. Formula for calculating the same will be =[Carpet
area of all commercial units in square metres*20]

For ongoing projects the fees will be 75% of the rates above. All remaining conditions will be same.

In constructed projects of small size where only one or two ioslated towers are proposed to be constructed,
since the registration fees have to be paid on all area, except external walls, a simple acceptable method of
calculation would be = Total plinth area multiplied by number of floors (including basement ) multiplied by
0.90 i.e. allowing 10 percent deduction for external walls, lift shaft duct etc.
