(Herein after called the Owner)

Both the tenant as well as the owner of the scheduled office premises has mutually
agreed to certain terms and conditions at which the property will be let out on rental
basis. The terms and conditions are: -

1) The scheduled property shall be let out on hire to the tenant from 07/07/2020

2) The agreement of rent is for the period of 24 months from 07 st day of July
2020, this agreement and this can be extended further in case both parties
mutually consent.

3) It is agreed by the tenant to pay a sum of Rs.18000/- per month as rent, and
shall paid by 01th of every month.

4) The tenant and the owner agreed that the rent should be increased by 15%
after each three years. The rent can also be increased in between any time by
mutual consent of both the parties.

5) It has been agreed that the tenant is paying the electricity and water charges
and cannot sub-let the premises to any other party without prior consent of the
owner.

6) The owner shall in all ways co-operate with the tenant and shall see that the
tenant has no problem what so ever.
