General Rule: A defective notarization does not affect the validity of a contract

Exceptions:

b. Partnership where immovable is contributed

or the Property Registration Decree)
e. Transfer of ownership
f. Effectivity as against Third Persons
- Assignment of credits and Partnership having a capital of P 3,000 or more
