NAME OF PROJECT :- BEACH FACING 5 STAR RESORT AT GOA.

INTRODUCTION :-
Hotel industry is one of the fast growing industries in the world , India is not immune to it.
The spread of travel culture has deep roots to unable people to combine relaxation with a
spirit of adventure. The growth of modern modes of transportation, which makes for faster
mobility, has been one of the major catalysts for it. Aside from cultural aspects, tourism has
been rightly recognized as a major economic Activity.
Additionally with the increase in international tourism, the host Country is in a position to
earn valuable foreign exchange.

SITE SELCTION : WHERE ? :


Goa is a major tourist centre with excellent beaches. About 82 KM of this land of
Golden Sand is covered with beaches having golden sand. Lush green trees and fa ever
welcoming Sun. A 25th state of free India, Goa was liberated from the Portuguese on 19th
Dec. 61. It is an irritable blend of Indian and the Portuguese.
Tourism is today one of the major economics and pleasure activity for Goa tourism
ranks next to mining. Tourism is vital for creating employment facilities to vast population as
also a major source of earning foreign exchange. Goa is seriously concerned with
preservation and conservation of environment, ecology and architecture for the tourist
interest. Strict regulations have been imposed for development along coastal area.
Goa as present received 10 lakhs tourists out of which 10% are foreigners and if
proper infrastructures are provided, by 2001 A.D. The tourist arrival will shoot upto 25 lakhs.
Goa at present is comfortable in accommodation and transport but lack in entertainment
facilities. Hence state Government has proposed water sports institute and golf course and
tours for tourists. The implementation of the expansion plan for the Airport will add new
dimension to the tourist flow in Goa.

NEED OF THE PROJECT :-

 As India is country where there is a trend of cultural tradition, historical monuments


& cultural heritage. Some of the high sports of tourist interest in India are
archaeology, Superb monuments, snow clad (Shimla which is called as mini
Swizerland) Kashmir with its Shikhras & lakes, colorful festivals, lovely beaches of
Goa, the caves of Ajanta & ellora, One of the wonders of the world the Taj Mahal,
Garden city – Bangalore, City of lakes - Udaipur, etc.
 India is fast developing country, many businessmen come to India for business .
 Foreign technicians who come to India for a short stay to commissions their schemes
or to train Indian counterparts.
 Other than that the Arabs having a reputation as ‘big spenders’ come to India to enjoy
on vacation.
 All sorts of seminars & meetings are held in the country as India is held in a very
high Regards in the eyes world & also being one of the prominent country in Asia.

1.1 NEED OF RESORTS:


The world's tropical zone extends to approximately 4000 km north and 3500 km south of
equator and covers one third of the earth's land surface in total it takes in over 50 million
square kilometers. Globally, the tropical lands have a coastline of over 60,000 kilometers
attracting millions of tourists every year with these numbers rising dramatically in recent

times consequently, more tourist and recreational infrastructure in the tropics is increasingly
needed and tourist resort have started moving also into previously un developed areas .
Meanwhile, up until the 1980's the emphasis of any tourist development in the tropics was on
primary resources such as the beach and the sea. The contribution which accommodation can
make to successful holidays was neglected.

INDIAN HISTORY

1464 A.D. Its old name was Trigartpur Tijara fort situated on the crest of a hill has been
famous fort NEEMARANA FORT PALACE.
Constructed in 7464 AD, Neemrana Fort is perhaps the oldest heritage resort in India.
The fort has some beautiful suites furnished in an eclectic mixture of traditional Indian and
colonial furniture. The hanging gardens along its southern ramparts, add to the rugged beauty.
1819 - Shimla of Himachal Pradesh was the summer capital of the erstwhile "73-itislini in
India when British camped here in the year 1819, Today Shimla is one of the top tourists'
hotspots in India. The hill resort witnesses innumerable tourists every year.
1835 - The hill resort of Darjeeling was given to the British Governor General of India Lord
Bentinck in 7835 as a gesture of friendship. Darjeeling was developed into a hill resort by the
British, where their officers and merchants could enjoy a peaceful holiday.
In 1841-the British first discovered Nainital as a holiday resort. Today, the town has emerged
as one of the most important hill resorts of India. Nainital is a modem hill resort of northern
India (336 kms from Delhi) connected by best- aligned and maintained roads.
1817 - Gifted to the British East India Company in 1817, Darjeeling is the hill station of West
Bengal. This has been called the queen of hill-stations. Darjeeling is one of India's most
famous hill resorts. It is 2134 m or 7000ft above sea level.
1903 - Established in 7903, Tai Hotels Resorts and Palace is one of Asia's largest and finest
group of hotels, comprising 66 hotels in 45 locations across India with an additional 15
international hotels across the world.
1927 - Skiing - One of the major attractions of Kashmir is skiing in winter at Gulmarg, which
was India 's first Ski Resort since the establishment of the Ski Club of Indio here by the
British in 1927. Gulmarg has good sunshine as well as good snow, ideal conditions.
In 1998-a visionary group of resort developers and RCI inked a blueprint cin independent
body – an association with a purpose and an agenda – keeping in mind the nascent profile of
timeshare in the country and the constructive role that could be played by developers to grow

the industry. Importantly, to work hand-in-hand with both promoters and consumers. This
was how the foundation was laid for the All India Resort Development Association
(AIRDA).
Oct 10, 2006 - The board will meet to consider the amalgamation of Indian esor-T-7t7,71
subsidiary of the company that is listed on The Bombay Stock Exchange (BSE) with itself. At
present, the promoters of Indian Resorts (a host of Tatci Group companies) have a 52409%
shareholding in the company.
Mar 9, 2007 - Indian Hotels Company Ltd has announced that Hon'ble High Court of
Bombay has approved the Scheme of Amalgamation on March 09, 2007. The scheme inter
cilia, provided for amalgamation of "Indian Resort Hotels Ltd", "Gateway Hotels and
Getaway Resorts Ltd ", "Asia Pacific Hotels Ltd", "Tai Lands End Ltd", "Kuteeram Resorts
Pvt Ltd" with the Company.

STANDARD REQUIREMENTS OF 5 STAR DELUXE RESORTS


PRESCRIBED BY THE DEPT. OF TOURISM
This is a qualitative extension of the 5 star categories while quantitatively, the basic
features are of the 5 star category. In a 5 star deluxe hotel, the comparative alt round
standards of service and amenities is of a very superior quality. The general features are:-
 the facade, architectural features and general construction of the building Should have
the distinctive qualities of a luxury hotel of this category.
 the locality including the immediate approach and environs should be Suitable for a
luxury hotel of this category, and there should be adequate Parking space for cars.
 the hotel should have at least 25 lettable bed rooms, all with well Appointed attached
bath rooms with long baths or the most modern shower Chambers, with 24 hours
service of hot and cold running water.
 all public rooms and private rooms should be fully air-conditioned except in hill
stations where there should be heating arrangements and should be Well-appointed
with superior quality carpets, curtains, furniture, fittings, Professionally and
experienced interior designers of repute for this purpose.
 there should be an adequate number of efficient lifts in buildings of more Than 2
stories including the ground floor, with 24 hours service.

 there should be a well-designed and properly equipped swimming pool (Except in
hill stations). There should be a well-appointed lobby and ladies and gentlemen's
cloakroom equipment with fittings and. Furniture of highest standard.

BOOK REVIEW
The book reffered are-

National accommodation standards
It was helpful as it provided the general provisions as definition and basic guidelines .
And also it provided the star grading system for hotels, resorts ,and apartment hotels and
accreditation standards for resorts. In dimension 1-
it was about arrival/departure and its sub divisions were about the building appearance,
building —design and construction Quality, Building - Design and Construction Quality,
Building - Condition (wear and tear) Entrance 1 Exit & Parking ,Transport ,Security,
Reception — Service Hours, Reception — Size, Reception - Seating Area, Check-in Process,
Luggage Services, Porter Services ,Reception Staff — Appearance, Reception — Service
Quality, Reception Services — Check-out, Other Arrival I Departure Aspects.
In dimension 2 . it segregated areas as public sector, private sector, and semi-'.sector.
Thus, it specified that public areas must be decorated with its design and quality and
condition and maintenance which also includes the room climate and thing duality. The
public washrooms must be with cleanliness and in condition. public teas also include garden
area .
In dimension 3, it was about the room standard sizes ,suites availability, about space
and comfort ,sound proofing, noise levels, and temperature control of the rooms thus it also
includes the bathroom with in proper condition and should be maintained. The other
dimension was of food and beverages i.e restaurants provided in resorts . which includes
kitchen and restaurant with good services . The next dimension was about the amenities that
brings out guest services , wellness services, general , ces . recreation and sports.
in the first segment it introduces the five star grading system for accommodation
enterprises.

AIM AND OBJECTIVES –
to design a beach resort at goa.
•OBJECTIVES-
1. to analyze the site, study the topography and the climatic conditions.
2. study the bye laws of goa.
3 .do a live case study to cover all the aspects of a beach resort
4 .make analytical study of the functional requirements of resort and implement efficient
design to carry out the functions smoothly.
5 .to study about spatial organization and areal need of resort programs.
6. provide a recreational environment for the resort through varieties of facilities and
functions. provide hospitality for both domestic and foreigner tourists.
7. create an interactive ground for locals and visitors so that there may be interchange of
ideas and cultural demonstration.
8 .the ultimate objective is to attain unique resort design with all the knowledge and skills
that is learned throughout four years of learning. the final design should be free from all the
design anomalies. resort in general.

TECHINICAL INFORMATION

GUIDELINES OR POLICY FOR DEVELOPMENT ALONG THE


BEACHES OF GOA
Following points are constituted by Government of India for proposals of setting beach
resorts in Goa :

1. There should no construction of any type within 200 M. of the high tide line.
2. The maximum total plot coverage should not exceed 25% of the area with the
promoter and F.A.R. equal to 50.
3. The building should have sloping roof with mangalori tiles covering it.
4. The building height should not exceed 9.0 M. and only 2 floors are permissible.
5. Adequate measures should be taken to dispose sewage away from the sea.
Safeguarding the environment is the promoters responsibility. measures shall be taken
regarding errosion of soil.

6. Promoters should undertake the plantation programme by developing the site with
vegetation.
7. Open areas of the resort shall face the beach to its maximum.
8. Every construction within 200 to 500 shall decided on the merit i.e. nature of the site.
For example if site is totally flat then 500 lilts, set, from the iHTL1 is compulsory
wherea S the site is sloping and located at certain height from sea level, then 200
setback is sufficient from 'HTL )
9. The promoters shall undertake to include afforestation and plantation programme in a
way that for every one tree felled, they will plant at least two if not three.
10. The promoters shall undertake to implement whatever measures are considered
necessary for preventing erosion of beach and for safeguarding the environment as
prescribed by central or state government.

11. An environmental impact assessment report to cover various aspects of changes that
project would cause to the natural environment. Such a report should also bring out

12. The promoter should invariably submit a site plan for the project along with the
detailed project with blueprints.

though beach resort is commercial project it has many aspect in relation with nature. People
can stay in resort and can have tours to the nearby interesting Places …

•study and incoroporationg of local materials which comply with the favourable conditions of
the climate and enhance and accentuate the aesthetics.

A destination resort is a resort that contains, in and of itself, the necessary guest attraction
capabilities—that is to say that a destination resort does not need to be near designation
(Town, historic, site, theme park, or other) to attract its public. Consequently, of a

destination resort is that it offers food, drink, lodging, sports, entertainment and shopping
within the facility so that guests have no need to leave the facility.
Throughout their stay. Commonly these facilities are of higher quality than would be
expected if one were to stay at a hotel or eat in a town’s restaurants.
HILL RESORT –
Located mostly on hills, mountains and such other natural points of higher altitude.
Purpose – to provide relaxation facilities and to relate with nature.
BEACH RESORT
Located near the beaches and its purpose is to provide relaxation, recreational activities
related to beach and sea such as water sports.
FORT RESORT –
Located on place f historical importance.
Purpose is to provide accommodation and site seeing related to history of place.
LEVEL OF COMFORT -
for the level of comfort, resorts offer luxurious accommodations in a sprawling, nicely
landscaped, and well-maintained property with recreational facilities and entertainments
along with food and drink.
A resort is an ideal location for spending a vacation and having a good time. Unlike in a
hotel, which is purposed at providing a guest with a few comfortable nights, in a resort the
quality of the vacation is the most important factor. That is why resorts try to provide the best
service for their guests. Since resorts provide a much higher level of facilities, activities, and
luxury, they are naturally more expensive than routine hotels.

So, when traveling for a vacation, a resort can be the best place to stay because resorts . offer
more accommodation compared to hotels. Besides, most of the resorts are built in nice nature
to he enjoyed during the vacation time.
A hotel may consist of guest rooms, restaurants, a pool, meeting space and business services.'
A resort, by most standards, may include all the above, but must also include an
g-ssociated recreational aspect, be it golf, spa, amusement park, skiing, etc.
As well a resort is much cleaner, better kept and most of the people there may own a
share of the resort compared to people in a hotel have no right to it so they don’t care about
how they leave the place. They show up stay and trash it and leave. Resorts have a lot more

things to do as well, like the golf, maybe more swimming pools or much nicer ammenities!
based on the services provided usually a resort will be in a tourism are in any part of the
world where people tend to vacation. Resorts are usually more glamorous than hotels and will
often offer all inclusive options i.e. food, beverage and entertainment included in price.
Resort hotels
As a different kind of place for people successful resorts offer more varied attractions in ore
spread out facilities than the new urban hotels with this concentrated/ inward focus, A resorts'
guests generally arrive for larger stays, and they want to be lulled into relaxation by variety of
actuaries not only indoors but outdoors as well.

For architects and designers this will mean keeping the design language of the new facilities
as simple as possible/ background design that lets the surrounding speak for themselves.
Entrance, lobbies administration
 Main entrance must be clearly defined and provide a good view of the interior and
feeling of openness.
 'Although secondary entrances may be provided for restaurants and banquet rooms, he
main entrance must be easily identifiable and straight to the reception. Reception
should be near to the entrance.
 Provision must be made for tourists arriving on foot or by car, for the disabled, and
for coaches if the main entrance area is restricted, coaches and buses may be directed
to an alternative entrance conveniently adjacent to the coach parking and waiting area.
 As a rule, the entrance forecourt should be at least 5.5 m wide (18'-0") to allow two
cars to pass and any overhead sign or projection must give sufficient height clearance
or a coach or similar vehicle (5 m. above public road). There must also be additional
Width allowed if the entrance is approached in a sharp curve.
Guests rooms-
 Types of guest rooms according to the need of the guests.
 Rooms should be clean, comfortable and with provision of plenty of natural light and
Ventilation. Appearance should be pleasant.
 Rooms should be provided with basic amenities like, beds , side tables ,resting chairs
wardrobes ,study tables etc. according to the rules .
 Toilets should be attached to the dressing area. toilets- clean, proper air ventilation.
 Large Openings and open spaces —view of beautiful the external environment.

Restaurants and bars-
 A restaurant prepares and serves food, drink and dessert to customers. Meals are
generally served and eaten on premises, but many restaurants also offer take-out and
food delivery services. Restaurants vary greatly in appearance and offerings,
including .,a wide variety of cuisines and service models.

 Furniture in the restaurant should be simple ,comfortable yet attractive. ' Size of the
service tables is dependent on the sitting capacity of the restaurant.

 Restaurants and bars should be at the centre as one can find them easily.
 Peel of openness and good view of the surroundings.
 Landscape should be developed around them .
Recreational spaces —
 Health Club – Well and experienced trainers. Adequate space with attached toilets.
 Ayurvedic centre - yoga rooms and massage rooms with attached toilets and Store
rooms.
 Games- Provision of indoor and outdoor games according to the requirements.
 Library and Internet café — calm and quite atmosphere.
 Swimming pool —changing rooms and safety lockers for gents and ladies, swimming
