Rental Agreement
This Rental Agreement and Contract {the “Agreement} is a legally binding agreement made and
entered into as of the Reservation Date written below by and between the undersigned person(s) or
company( the “ Guest”) and the undersigned owner, manager or agent (“Rental Agent”), pursuant to
which the Guest has agreed to rent the residence described below( The “Property”), for the duration of
the Rental Term for the Total Rental Fee and other good and valuable consideration as described
herein:
PROPERTY: The property is located at Unit 2516 Bldg. 2 SMDC Light Residences Madison St.
cor EDSA Mandaluyong City.
The property is fully furnished and includes Semi-Queen size bed with pillows and beddings,
Sofa, Dining Set (Table and 3 chairs) with 2 side tables, Built-in Cabinet, Built-in Electric Stove
cooktop, Range Hood, Refrigerator, 22 inch LED TV with TV Plus, Electric Kettle, Kitchenware,
Rice cooker, Clothes Iron and Board, Fire Extinguisher and Window type air condition.
1. TERM AND DURATION of LEASE / RENT: The term or duration of Lease / Rent begins at
on September 01,2019 (the “Move-in Date”) and ends at on September
01,2020 (the “Lease End Date”). This contract maybe renewed upon mutual agreement of both
parties without increase in daily/weekly/monthly rental.
2. OCCUPANTS: Maximum occupancy for the Condominium Unit shall be three (3) persons. The
Condominium will only be occupied by the Lessee and the following individuals:
(a.) Jose Bautista
3. MULTIPLE RESIDENTS: Each resident is jointly and severally liable for all Lease Contract and
House Rules obligations. If the LESSEE or any guest or occupant violates the Rental agreement
or House Rules, all residents are considered to have violated the Rental Agreement.
4. ASSOCIATION DUES: The Association dues shall be shouldered by the Lessee.
5. RENT: Lessee agrees to pay, without demand, to Lessor as rent for the unit the sum of
PHP 18,000 every 1st day of the month, including electric bill, WIFI and swimming pool.
6. CONDITION OF THE PREMISES AND ALTERATIONS:
A. Lessee agrees that no signs shall be placed or painting done or about the
unit by Lessee without prior written consent of Lessor.
B. Lessee agrees to the following additional conditions:
a) Php1000 if the room key is lost or not returned.
b) Php1000 if the access card is lost or not returned.
c) Smoking and frying of TUYO is not permitted inside the room.
d) While we understand that certain thing may not work unexpectedly, and
are out of our control, please understand that our place isn’t a hotel with
24 hour concierge/housekeeping services.
7. INSURANCE: Lessee acknowledges that Lessor will not provide insurance coverage for
Lessee’s property nor shall Lessor be responsible for any loss of Lessee’s property, whether by
theft, fire, acts of God, or otherwise.
8. HOUSE RULES: The Lessee hereby undertakes to be bound by and to obey any and all house
rules and regulations that SMDC Light Residences may impose on all lodges in the residential
building.
12. VIOLATION: If the LESSEE violates any of the terms or conditions of this Agreement, The
LESSOR may, in addition to any other remedies or recourse prescribed by law, pursue any or all of
the following remedies, simultaneously or successively, as follows;
(a) To terminate this Agreement without the need of any prior notice, demand or judicial
declaration.
(b) To immediate repossess the Unit without the necessity or instituting any judicial or court
action. In this connection, the LESSEE hereby names, constitutes, and appoints the LESSOR, its
authorized agents, and/ or representatives, as its attorney-in-fact, with full power and
authority, to open, break-open, padlock, enter, occupy, secure the unit to clean up, make
repairs in, remove property left in the Unit and to take such other steps to enable the LESSOR
to take full and complete physical possession and control of the Apartment, barring the LESSEE
from entering the Unit.
(c) To demand and receive from the LESSEE payment for any and all unpaid rentals, fees, charges,
damages, and other financial obligations stipulated in, or. Arising out of this Agreement.

HOUSE RULE
NO FRYING OF TUYO, NO SMOKING AND TREAT OUR UNIT AS YOUR HOME and you will be welcomed anytime.
1.Passport or Local ID is Required for Pre-registration.
2.Check in is from 2 pm to 5 pm. If you will be arriving later than 5 pm, please call or email in advance to make arrangements.
3.Check out is at 12 pm. Every half hour after 12 pm there will be a Php200 charge to your deposit. Check-out beyond 6 o’clock in the evening is charged at full rate.
4.The maximum number of guest the unit can hold is 4. Additional person in room- Php100/night after 2 guests. Children ages 2-12 are considered as an additional guest. Access to the
property and its amenities are restricted to registered guests only.
5.Php1000 fee if the room key is lost or not returned.
6.A fee will be charged if there is any broken/damaged property. (fee determined based on amount of damage).
7.SMOKING AND FRYING OF TUYO IS NOT
PERMITTED INSIDE THE ROOM. Evidence of smoking and frying of tuyo inside will result in a Php1000 deduction to your Security Deposit.
8.While we understand that certain things may not work unexpectedly, and are out of our control, please understand that our place isn't a hotel with 24-hour concierge/housekeeping
services. And most especially, our place is not a motel where you can bring guests that aren't registered.
9.Host reserves the right to enter the unit at reasonable times and with reasonable advance notice for the purposes of inspecting the unit or other authorized persons. If Host has a
reasonable belief that there is an imminent danger to any person or property, Host may enter the unit without advance notice.

11.Security deposit is fully refundable provided the following provisions are met:
11.a No charges are incurred due to contraband, pets, extraordinary cleaning or smoking inside the unit during the stay.
11.b No linens or towels are lost or damaged.
11.c No unapproved early check-in or late check-outs.
11.d No clogging of sewer system
11.e The Guest is not evicted by Host, property management, or law enforcement.
11.f No lost key/s.
11.g No missing contents (inventory list is provided in the unit)
11.h No damage was done to an apartment or its contents, beyond normal wear and tear.
