This Special Power of Attorney, made and executed this _ day of __________

hereinafter referred to as the “PRINCIPAL;”

WITNESSETH THAT:

WHEREAS, the PRINCIPAL is the registered and beneficial owner of a parcel of


land, and all improvements thereon, situated at [insert complete address], containing an area of
_________________________________________ (___) square meters, more or less,
covered by Transfer Certificate of Title (TCT) No. ___________ (the “PROPERTY”), and
more particularly described as follows:

NOW, THEREFORE, premises considered, the PRINCIPAL hereby irrevocably


NAMES, APPOINTS, and CONSTITUTES the AGENT as his true and lawful attorney-in-
fact, and to do any and all of the following acts and deeds with respect to the PROPERTY,
and/or the matters stated hereunder, or any matters related thereto or connected therewith, to
wit:

1. To obtain from the pertinent government agencies records and instruments


relating to the PROPERTY;

2. To cause the annotation of the [date of deed] Deed of Absolute Sale covering
the PROPERTY executed by the Parties with the Registry of Deeds for _________ in TCT No.
____________;

3. To cause the transfer of the PROPERTY in the name of AGENT, or any buyer
thereof, pay all pertinent taxes and government fees therefor, and for this purpose, represent the
PRINCIPAL before all necessary government agencies;

4. To obtain and secure the necessary licenses, permits, clearances, and other
papers from all pertinent government agencies as required by law for the transfer of the
PROPERTY to the AGENT, his assigns, or for the sale, lease, and/or development of the
PROPERTY for such purposes as the AGENT or his assigns may deem fit;

5. To undertake, effect, and complete the conversion or reclassification of the


use/zoning of the PROPERTY into residential, commercial, or industrial uses and purposes, in
accordance with, and pursuant to pertinent laws; to represent the PRINCIPAL before all
government or private agencies; and to sign, execute, and deliver all pertinent documents
required therewith or deemed necessary by the AGENT for the successful and early
exemption/conversion thereof;

6. To undertake the clearing, removal, or relocation of any tenants or squatters in
the PROPERTY, if any;

7. To do any and all acts as may be necessary, required, or proper to give effect to
the above-mentioned powers and authorities granted to the AGENT, and to the object of this
Irrevocable Special Power of Attorney.

HEREBY GIVING AND GRANTING unto the AGENT full power and authority
whatsoever requisite and necessary or proper to be done in or about the premises, as fully to all
intents and purposes as the PRINCIPAL might or could lawfully do if personally present, with
power of substitution and revocation, and hereby ratifying and confirming all that the AGENT
or his designated substitute shall do or cause to be done under and by virtue of these presents.

This Special Power of Attorney is coupled with an interest and shall be irrevocable until
after the object of this authority is accomplished. This Special Power of Attorney shall fully
bind all of the PRINCIPAL’s heirs, successors, and assigns.
