SCOPE OF WORK
1.0 PREPARATION OF THE AREA
1.1 SCOPE OF WORK
The Contractor shall furnish all labor, materials, tools and equipment required for
the complete renovation of existing residential building including demolition of
dilapidated structures, hauling of debris, site cleaning and salvaging of re-usable
materials.
1.2 WORK INCLUDED
a. Secure and pay all permits required in connection of this work.
b. Demolition of all dilapidated wooden structures and roofing sheets.
c. Extension of kitchen area and provision of wash and dry area at rear side.
d. Supply and installation of new roofing sheets with under sheeting.
e. Removal and replacement of existing ceiling, tiles, windows at Master’s
Bedroom, Dining Room, Living Room and Kitchen Area.
f. Carpentry works including replacement of dilapidated doors and cabinetry
works.
g. Supply and installation of Modular Kitchen and Island Counter.
h. Construction of covered trellis at terrace.
i. Interior and Exterior repainting for all walls and ceiling.
j. Electrical re-wiring including supply and installation of fixtures, switches and
convenience outlets and cable wires.
k. Construction of new concrete catch basin and septic vault.
l. Complete re-piping works of water line.
m. Supply and installation of new plumbing fixtures including portable water
heater.
n. Salvaging and hauling of demolished materials.
1.3 CLEARING OF PREMISES
After the completion of all work, the Contractor shall promptly remove from the
premises all rubbish, trash, debris, and all superfluous building materials and
leave the site clean to the satisfaction of the Owner.

a. Concrete Walls - Plastered paint finish by “BOYSEN PAINTS”
b. Existing Wooden Walls – Paint finish by “BOYSEN PAINTS”
c. Glass Windows - Use 10mm thick clear glass with aluminum frame and
sliding insect screen
1.2 SCHEDULE OF INTERIOR FINISHES:
a. Carpentry Works
- for 2” x 2” framings, use KD Lauan lumber
- for 2” x 6” jambs, use KD Apitong or Yakal Lumber
b. Ceiling Works
- use 4.5mmt x 4’ x 8’ Hardiflex Cement Board on 2” x 3” Metal Furring
- use 10mmt x 4’ x 8’ Moisture Resistant Gypsum Board for Comfort Rooms.
c. Tile Works
- use 600 x 600 homogeneous granite tiles
- use 150mm x 90mm Wooden Laminated Floor Planks for all bedrooms.
- use 300 x 300 vitrified ceramic floor tiles for all comfort rooms
- use 30 x 300 vitrified ceramic wall tiles for all comfort rooms
- use tile adhesive by “Eurotiles” for all tiles installation
- 200 x 200 glazed floor tiles on new comfort roomst
- Provide ABC tiles grouts on all seams and joints
d. All Locksets and Finishing Hardwares
- for Locksets, use “Yale” or approved equal
- for Door Hinges, use “Hafele” or approved equal
- for Drawer Guides and Cabinet Hinges, use “Halefe” brand
- for Cabinet Handles/Pull, submit sample for architects approval
e. Painting Works
- use “BOYSEN” Paints for all painting works unless otherwise
specified
f. Plumbing Fixtures
- for Water Closets, use HCG brand
- for Wall-Hung Lavatory, use HCG brand
- Install flexible hose lever type water faucet adjacent to water closet
- for shower set, use HCG brand
- use stainless steel towel bar and toilet paper holder
g. Electrical Works
- Use THHN electrical wires by Phelps Dodge or approved equal
- For Panel Boards and Breakers, use G.E. brand
- Use 6” Sand Blasted Recessed Pin Light with 3.5W focusing LED Bulbs
(Warm White). Submit sample for approval
- Use 12” Circular Lamps for Bedrooms. Submit sample for approval
- Use 40W FL box type lighting fixtures. Submit sample for approval
- Convenience and Weather Proof Outlets shall be Universal Type
- Switches shall be Wide Series by Panasonic
- For chandelier, submit sample for approval
1.3 MISCELLANEOUS SPECIFICATIONS
a. Concrete Hollow Blocks
Machine made or equivalent with 350-psi non-load bearing.
b. Reinforcing Bars
Structural grade conforming to the latest edition of ASTM Designation A615-68
Grade 33.
c. Plumbing
a. For Water Lines, use PP pipes Fushiotherm or approved equal
b. For Vent Lines, use Emerald, Neltex or Atlanta brands (PVC Pipe)
c. For Waste Lines, use Emerald, Neltex or Altanta brands (PVC Pipe)
d. For Valves, use Crane, Kitz brands or approval equal
e. For Floor Drains, use Jaman brand
d. Electrical
a. For IMC on Service Entrance Metering Conduits and Circuit Breakers,
use G.E. or approved equal.
b. For all PVC Pipe Feeders, Branch Circuit and Auxiliary System, use
Emerald, Neltex or Atlanta Brands.
c. For wires and cables, use Phelpsdodge, Philflex, Duraflex or approved
equal.
d. For Panel Boards, Cabinets and Safety Switches, use G.E. or approved
equal.
e. Color Selection and Samples
a. All colors of finishes shall be approved by the Architect and Owner prior
to actual application.
b. Provide sample board of finishes for approval prior to installation.
c. All finish materials to submit sample at the site before purchase and
delivery.
