REF : A fabulous custom made kitchen from Lethenty Mill

Dear XXXX and XXXXX,

Thank you for your interest in Lethenty Cabinetmakers and for


the opportunity to quote for designing, making and installing a new kitchen for
your home in Aberdeen. Thanks also for taking the time to discuss your
requirements when I visited you last week.

Since my visit, I've prepared a simple sketch showing a first suggested layout
for the kitchen (please see the enclosed sketch) and I’ve discussed the
proposals with one of the workshop cabinetmakers. We’ve considered the time
and materials required and prepared an initial quotation for you.

Please do not feel that the design or the costs are "set in stone." This is simply
a first draft to begin the process. Following further discussions with yourselves,
I would be able to prepare an updated drawing and a revised quotation for you.

There is an endless range of possible, designs, materials and construction


techniques we could use in your kitchen. For the sake of simplicity, I have
presented the quotation below as a range of possible costs which will act as a
guide to our likely charges. Should you decide to proceed, we will need to
consider the design, the materials and the construction methods in more depth.
I can discuss this when we next meet.

I've based this quotation on supplying the main L shaped section of the kitchen
in lacquered hardwood and supplying the tall larder / fridge area with in a brush
painted finish. Following further discussions with you, I can supply you with an
updated quote using any combination of materials.
Construction

The hardwood cabinets are to be constructed using high quality Scandinavian


Birch plywood fitted with a solid hardwood edge. All the exterior surfaces -
doors, drawer fronts, end panels, plinth, etc. would be made with solid
hardwood throughout. The timber selected will affect the cost of the project. I
will base my pricing on using first grade Oak with character grain, locally grown
Pippy Oak for the door panels. To be finished inside and out with a high quality,
spray applied low odour satin sheen lacquer.

The painted cabinets are to be made using the highest grade of MDF -
moisture resistant Medite with solid hardwood where required for extra
strength. The cabinet interiors are to be finished with a spray applied, satin
sheen paint in any colour.
The cabinet exteriors (doors, drawer fronts, plinths, cornice, end panels etc.)
are to be supplied in solid Ash timber finished with a hand brushed eggshell
paint in any colour.

The doors and drawer fronts are to be fitted in a classic inset style with the
doors hung on very high quality satin chrome butt hinges and held with neat
brass catches. The drawers are also to be fitted inset, mounted on high quality
full extension ball bearing runners, fitted with soft close mechanisms. All
drawer boxes to be lacquered and made of solid Oak or Maple with dovetailed
construction throughout.

All internal hardware is included and all installation work will be carried out by
our own cabinetmakers.

Dismantling and disposal of your existing kitchen are included in the costs
below. However, this does not include any remedial work that may be required
to the walls and floor. If required, we can carry out any repairs that may be
required on a time and materials basis. Our current labour charge is £38.00 +
VAT per man, per hour. Materials will be charged at nett trade cost + 10%.

1. Main kitchen cost

To design, build and install the main L shaped section of kitchen cabinets as
described above and as per my sketch, Example Kitchen No. 1. Not including
the worktops, sink, taps or appliances. All fitting work will be carried out by our
own cabinetmakers.

Total cost - £17,000.00 to £19,000.00 + VAT


2. Painted larder / fridge section
To design, build and install the painted larder section, including the low curved
bench and the curved storage cabinet as per my sketch, Example Kitchen No.
1. Not including the integrated fridge and freezer. All fitting work will be carried
out by our own cabinetmakers.

Total cost - £6,000.00 to £6,6.00 + VAT

3. Worktops

Worktops can be supplied in timber, granite, slate, Corian, Quartz, etc.


The cost can vary considerably, depending on the type chosen and also on
details such as corner profiles, draining grooves, upstands and edge
mouldings. Window cills can also be supplied at an additional cost.

As per our discussions, I’ll base my costs on using a good quality but more
economical granite for the kitchen worktops.
To template, cut, polish, deliver and install 30mm polished granite worktops for
your kitchen. Not including granite window cills or upstands.

Total cost (depends on the granite chosen) - £3,600.00 to £4,600.00 + VAT

I thought that the curved seating area could be supplied in first quality oiled
Iroko timber, around 40mm thick. Iroko is a very dense and stable hardwood
with good water and stain resistant properties. It has a rich colour and a
beautiful swirling grain pattern.

Total cost, oiled Iroko worktop - £840.00 + VAT

4. Lighting

If required, we can fit low voltage halogen, fluorescent or LED lights into your
kitchen cabinets. The underside of wall cabinets can be fitted with lights to
illuminate the worksurfaces and glazed cabinets can be lit from above. In
addition, there is an endless variety of alternatives – cornice lights, drawer
lights, shelf lights, plinth lights, etc. We would be happy to discuss the
possibilities and to provide you with our quotation.
While we can fit any light to our cabinets, concealing all wiring, we cannot
connect these to the electrical supply. This has to be carried out by a registered
electrician.
5. Appliances, taps, etc

These are not included in the above prices. We can source these for you at a
very competitive price. It would be our responsibility to ensure they are
delivered on time, arrive undamaged and will fit within the proposed kitchen
design.

In the design shown in Example Kitchen No. 1, I have included the following -
an integrated dishwasher, a wide induction hob, a built in combination oven, a
built in single oven with steam assist, a tall integrated larder fridge, an
integrated built in freezer, a large two bowl composite granite sink and a good
quality set of taps.

To supply these using good quality brands - e.g. Neff, Miele, Blanco, etc. I
would allow a budget of £4,200.00 to £5,200.00 + VAT.

If required, I can send you a list of suggested appliances at discounted prices

The main kitchen cost above includes the cost of fitting these appliances into
our cabinets but we are not able to carry out the work of connecting them to
water, gas or electricity supplies. This work has to be done by a registered
plumber and electrician. We can arrange this for you if required.

6. Handles

Standard Ash wooden knobs are included in the cost of the kitchen cabinets.
However there are hundreds of alternatives available in wood, granite or metal.
Push to open doors and drawers can also be fitted. Prices start at £1.80 + VAT
per handle.

7. Additional costs

The extraction system will work best if it has a quiet but powerful motor and if it
is ducted directly out the wall to the outside air using good quality rigid ducting.

The cost of fitting the extractor is already included in the main kitchen cost.

Cutting a 150mm diameter hole in the granite wall, supplying and fitting rigid
ducting and supplying and fitting a high quality traditional cast iron outside vent
cover with a stainless steel insect mesh would be an additional cost. My
estimate for this cost is around £450.00 - £550.00 + VAT.

The costs listed above do not include any electrical, plumbing, joinery, tiling or
decorating work. I understand that you would like us to manage this work.
I can suggest other tradesmen we have worked well with in the past. We will
liaise with those concerned so the job runs smoothly - it will be my job to co-
ordinate the work. I do not charge any project management fee for this. It is as
much in my interest to have the work flow smoothly as it is in yours!

Following a full site survey and further discussions with yourselves, I can
provide you with an estimate for the work to be carried out by other trades.
Note, I do not subcontract these other tradesmen - they will invoice you directly.

We require a deposit of £2,000.00. This confirms the order and books the job
into our workshop schedule. We will ask for a second payment of £8,000.00
just as construction begins. This is to maintain cash flow and to help with the
purchase of materials, appliances etc. We will ask for several stage payments
prior to installation with the balance payable within 30 days of installation. Any
additional work or changes outwith the above quote may incur a labour charge.
Our current rate is £38.00 + VAT per man, per hour.

This quotation will be valid for six months from the above date. Any price
increases that may be applied after that date would be in line with inflation and
would reflect the rise in cost of materials, appliances, etc. Any cost changes
would be fully discussed with yourself.

An early decision helps ensure that your preferred fitting date can be met. At
the time of writing we have around four months of work on our books but we
are in a position where we could begin construction earlier if required.

Of course, I realise that purchasing off-the-shelf kitchen units from a standard


retail outlet will inevitably be considerably more economical compared with
commissioning a bespoke kitchen from our workshops at Lethenty Mill.
However, I sincerely believe that a well designed and solidly built kitchen,
made with integrity, fabulous materials and true attention to detail will really
enhance your lives and your home for decades to come.
