COMPREHENSIVE ZONING ORDINANCE

ARTICLE V- ZONE CLASSIFICATION

GI (GENERAL INSTITUTIONAL)- a community to national level of institutional use or


occupancy, characterized mainly as low-rise, medium-rise or high-rise, medium-rise or high-rise
building structure for education-al, training and related activities, e.g., schools and related
facilities and the like.

o Government center to house national, regional or local offices in the area
o Colleges, universities, professional business schools, vocational and trade schools,

radioactive, chemical and biological welfare facilities
o Convention centers and related facilities
o Religious structures e.g. church, seminary, convents

o Student housing e.g. dormitories, boarding house

SECTION 23: Development Density

B. All other Zone


There is no fix maximum density but should be based on the planned absolute level of density
that is intended for each concerned zone based on the Comprehensive Land Use Plan.

SECTION 24: Height Regulations

Building height must conform to the height restrictions and requirements of the Air
Transportation Office (ATO) as well as the requirements of the National Building Code, the
Structural Code as well as all laws, ordinances, design standards, rules and regulations related
to land development and building construction and the various safety codes.

SECTION 24: Area Regulations

Area regulation in all zones shall conform to the minimum requirement of the existing codes
such as:
o P.D. 957 – the “Subdivision and Condominium Buyer’s Protective Law”, and its revised
implementing rules and regulations.
o B.P. 220 – “Promulgation of Different Levels of Standards and Technical Requirements
for Economic and Socialized Housing Projects” and its revised implementing rules and
regulations.
o PD 1096 National Building Code
o Sanitation Code
o Plumbing Code
o Fire Code
o Structural Code
o Executive Order No. 648
o Other relevant guidelines promulgated by the national agencies concerned.

SECTION 28: Easement

Pursuant to the Provision of water Code.


The banks of rivers and streams and the shores of the seas and lakes through-out their entire
length and within a zone of three (3) meters in the Urban areas; twenty (20) meters in
agricultural areas, and forty (40) meters in forest areas, along their margins, are subject to
easement of public use in the interest of recreation, navigation, floatage, fishing and salvage.
No person shall be allowed to stay in this zone longer than what is necessary for space or
recreation, navigation, floatage, fishing or salvage or to build structure of any kind. Reference of
providing an easement in foreshore area is the extent of the Tide in its highest level. Mandatory
five-meter easement on both sides of earthquake fault traces on the ground identified by
PHIVOLCS.

SECTION 28: Buffer Regulations


A buffer of 3 meters shall be provided along entire boundary length between two or more conflicting
zones allocating 1.5 meters from each side of the district boundary. Such buffer street shall be open not
encroached upon by any building or structure and should be a part of the yard or open space.
