Whereasthe terms both the Lessor and Lesseeshall mean and include their respectiveheirs,
executors,legal representatives,
administratorsand assigns.
Whereasthe Lessor herein is the sole and absoluteowner of the schedulepremisessituatedat
#3412I, Second Floor, 2nd Cross, JaibheemanagarSouth, []'IM l't Stage, Madiwala Post,
Bangalore-560068, whereas the Lessee approachedwith the lessor to let-out the schedule
premisesand the lessor has agreedto let-out the schedulepremisesunder the following terms
and conditions:1. The Lessoragreedto let out the abovepremisesto the Lesseeon a monthly rent of Rs.
8,500/-(RupeesEight Thousand Five Hundred only) per month, the Lesseehas agreed
to pay the same to the Lessor regularly. The Lesseeoccupied the said premises on

The Lesseehereby agreesto pay the above rent on or before the 5th day of every English
calendarmonth.
3. The Lesseeshould use the said premisesfor residentialpurposeonly.
4, The Lease will be for a period of 11 (Eleven) months from the datb of this rental
agreement, but it can be extended by mutual consent wfth 5% enhancementin the
existing rent.
5. The Lessee should not sub-let or under-let the premises to any person without written
permission from the Lessor.
6. The Lesseeshould use the premisesin good and tenantableconditions without breakages
of any fixtures, if the Lessee causesany damage; the Lessor is allowed to deduct a
mutually agreedamount from the Lessee'sdeposit.
7. The Lesseehas paid a sum of Rs.60n000/-(Rupees'Sixty Thousand only) as Security
Deposit. The same amount will be refundable at the time of termination of the lease and
this amount shall not carry any interest.
8. The Lessee hereby agrees to pay Electricity and water charges to the concemed
authoritieswithout arrea"rsduring this tenancyperiod.
9. The Lesseeshall vacatethe premiseson a one-monthnotice from the lessor. Similarly the
Lesseecan vacatethe premisesafter giving one-monthnotice to the lessor.
10. The Lesseeshall get the premisesPAINTED at the time of vacating the premisesfailing
which the cost will be deductedout of the security deposit.
1l. In caseif the Lesseevacate the premisesbefore the stipulated time period of I I months,
the lessor is at liberty to deduct one month rent from the Security deposit.
