The Built Environment
While some may feel that built environment is all about
structures - from houses to ofces and from roads to
power plants - in reality, it transcends all this!
Even though design, development, construction, and
operation of real estate and infrastructure are primary
facets of the built environment, maintaining the interface
between nature, human life and built environment
structures is equally important, and something that
built environment professionals are responsible for.
Professionals who specialize in these aspects of our lives
play a crucial role in shaping the world we live in and are
needed now more than ever.
Globally, the sector accounts for 10% of the work
force, 70% of wealth, 60% of all utilized materials, 40%
of carbon emissions and 60% of energy utilization. In
India, the sector accounts for nearly 17.5% of the GDP,
second only to agriculture and is the second largest
employer with over 50 million people working in the built
environment sector.
The Indian construction industry alone is estimated at
$246.5 billion and is currently the 9th largest market
in the world, accounting for 3.3% of global market
share

. Growing at a cumulative growth rate of 8.9%,
it is pegged to become the 3rd largest market in the
world by 2020. Contributing to this growth is the
mammoth investment of nearly $1 trillion that the Indian
Government anticipates in building infrastructure in the
country over 2012-17.
Further, by 2020, nearly 36% of Indias population will
be living in cities, generating unprecedented demand
for quality real estate and infrastructure. The incremental
urban population will need professional assistance for
construction of the built environmenthouses, ofce,
commercial space, health infrastructure and other
parts of the urban fabric. This potential requirement is
estimated to be as high as 95 billion sq. ft. of real estate
space across residential, retail, commercial, industrial
and civil amenities over 2010-20. This would mean
an average requirement of 8.7 billion sq. ft. that may
potentially be needed to be built every year. Concomitant
with this demand, the rural population also will have
tremendous growth in housing, rural regional centres
and other infrastructure for inclusive growth.

used in different contexts, lets begin by dening built environment.

small scale building like the conversion of a loft in a house,
right up to a huge project such as building the Olympic
Park. In doing so, they take responsibility for the total
control of a project from initial conception to the nished
product. They have to coordinate a lot of different

good organizers, who enjoy a challenge,
working to deadlines and have

and construction
Are you willing to work hard and take
risks to develop new properties? Then
a career in real estate development and
construction may be for you. You can enter
this business working for another developer,
moving up to construction manager; or you
can strike out on your own, starting with some
smaller transactions. Good developers are
results-oriented and know how to get work
on time which involves managing labour,
establishing time estimates, getting
appropriate equipment opera-
tors and construction
crews.
Building
control
management
Building control managers are responsible
for making sure that buildings are safe, ener-
gy efcient and suitable for living. They provide
professional advice on the design, maintenance,
repair and refurbishment of buildings. The nature
of the work may vary in scale from multi-million
dollar structures to modest adaptations and re-
pairs. It may also include working with buildings
of architectural or historic importance. Build-
ing control managers need to have a very

solving skills.
What kind of a job you could get in the built
environment sector?
The built environment sector comprising real estate,
construction and infrastructure, can also be segmented
into three areas, namely development, investment, and
services. There is an incredibly wide variety of career
choices within each of these sectors. For example, you
can work for a large or small developer or homebuilder;
for a public or private company, a company that invests
globally or in a niche market or a product line like retail,
or in services like architecture, consulting, construction
contracting, or real estate law. You can specialize in
nance, marketing, investment, project management,
asset management, property acquisitions, sales and
leasing and many other areas. You can work for a
company or start your own business and the following
detail the kind of career options that you may have.
Valuation,
appraisal or credit
management
Real estate valuers provide unbiased esti-
mates of a propertys value and quality. Valuers
or valuation professionals usually work for banks or
for valuation rms and will normally value properties
by nding comparable sales in an area or by estimat-
ing the discounted value of cash ows expected from a
property. Real estate valuers work in the credit depart-
ments of banks and housing nancial institutions and
take credit decisions on whether to extend credit to a
borrower and the maximum amount that should be
extended to a borrower. Valuation professionals
also act as independent land economists to
determine the value of land and property
portfolios for mortgage, taxation,
probate and collateral pur-
poses.
Advisory
and consulting
Institutional investors are purchas-
ing real estate more and more. But real
estate is not like a stock or bond that you
can buy and put in a vault. Real estate ad-
visors help investors care for property and,
more importantly, select property in the rst
place by suggesting areas and property types
that are likely to experience price appreciation
in the future. This job is fun and one that you
can get into after getting experience in in-
vesting or property management. Peo-
ple who are good with statistics and
excel at client contact do well
in this job.
Corporate
real estate and
facilities management
Corporate real estate professionals man-
age the portfolios of property held by their
organization and are responsible for long-range
planning of property strategies, the acquisition
of new properties for branch ofces or facilities,
and the administration of new and existing build-
ings and facilities. Facilities managers manage
major facilities, such as residential complexes,
shopping centres, ofces, universities, indus-
trial, health and transport facilities. They
help reduce operational costs, reduce

Construction
economics and
management
Construction economists or cost managers
(popularly known as Quantity Surveyors) have a lot
of responsibilities! Estimating and monitoring construc-
tion costs; ensuring that the project is within budget; pre-
paring tax depreciation schedules; estimating replacement
cost for insurance; mediation and arbitration. They also
advise on development feasibility, procurement routes, con-
tractual management, and manage and advise on all costs
of a construction project. They tend to work closely with the
client or the contractors to ensure a project is efcient, on
budget and protable. They are considered the account-
ants of the industry, enjoying high levels of responsibil-
ity. Apart from a great understanding of the building
process and legal issues, cost managers need to
be comfortable working with numbers, ana-
lysing drawn or written information and
reporting back to the client or
design team.
Construction
management
Construction site managers run build-
ing sites, liaise with architects, planners,
engineers, surveyors, trades people and sup-
pliers to ensure that projects are completed
safely, on time and on budget. They can often be
described as site managers as their role is to run
a construction site. They are different to project
managers, who coordinate all aspects of the
overall project, whereas construction manag-
ers are responsible for coordinating the build-
ing of the project. Construction managers
must have great people skills, decent
numerical skills along with being
well organised and prob-
lem solvers.

A unique opportunity to participate in the Asian Cities Program
The Asian Cities Program is conducted by Reach (The
Real Estate Academy in China) across Hong Kong,
Shanghai, Beijing, Tokyo, Seoul and Singapore.
Students of the RICS School of Built Environment will
have the option, at an additional cost, to partake in a
series of industry case studies conducted in Hong Kong,
Shanghai, Beijing, Tokyo, Seoul and Singapore over
2-4 weeks. The eldwork will be conducted by Reach
and would involve visits to projects and interaction
with industry experts. Case studies will be carried out
in groups. They will cover a range of property and
construction topics including project inception, project
nance, project valuation and appraisal, development
appraisal, urban planning policies and permits, project
procurement and delivery, construction planning and
management, construction technology and services,
construction methods and equipment, construction and
leasing contracts, and associated legal matters.
Participation in each program will provide invaluable
international insights; hands-on experience in six of the
most important regional centers, addressing all of the
major challenges facing the real estate and construction
industries. These programs will provide a skills base and
tool-kit to embrace the global challenge and move the
industry forward in the 21st century.
Given the large scale of infrastructure projects being constructed in India,
specialized cost and project management concepts and skills are invaluable
in ensuring construction projects are completed on schedule and on budget.
Professionals with clear concepts on planning, procurement and value-
engineering will be required to monitor such projects.
