Abstract

The evaluation is the used process esteem the good price, in the market where they are done business. To reduce its subjectivity quantitative methods and mathematical models are used that they look to reproduce the behavior of the market, being that the precision of the results will in such a way depend on the chosen model how much of the quality and amount of the harvested data. Had to inherent the particular characteristics to the property, as heterogeneidade, singularity and space setting, among others, the real estate market presents a peculiar behavior, in relation to the market of other assets, and its modeling is complex. The proposal of this work is to present the methodologies of evaluations of urban property and the situations of application, based on bibliographical revisions and in as in NBR 14.653-2.
