When I\u00a0first started investing in real estate,\u00a0property research<\/strong> was the area where I wasted the most time<\/span>.<\/p>\n

Before I felt comfortable sending out an offer, I thought I had to know everything<\/em> about a property. Every zoning nuance, every easement, every possible red flag\u2014I left no stone unturned.<\/p>\n

Now, being thorough isn't a bad thing. But I eventually realized that my overly cautious approach was holding me back.<\/p>\n

To run a profitable business, I had to get offers accepted and<\/em> close deals. But it took dozens of offers for every ONE that was accepted.<\/p>\n

Spending hours researching each property before making an offer just wasn't sustainable<\/em>. The math didn\u2019t work!<\/p>\n

If I wanted to make progress, something had to change.<\/strong><\/p>\n

The truth is, when you send offers for a fraction of each property's market value (like I do), most people will say “no.” That\u2019s just how it works when you\u2019re trying to find motivated sellers. You throw out a lot of lines, but only a few will bite.<\/p>\n

Speeding Up the Due Diligence Process<\/h2>\n

Once I realized this, I knew I had to cut the fat from my research process.<\/p>\n

I couldn't spend an hour researching every single property I came across. If I didn't make drastic changes, I wouldn't survive as a real estate investor.<\/em><\/p>\n

After a lot of fine-tuning and experimentation, I whittled down my research process to the most important factors. These were the essential pieces of information to know:<\/p>\n

  1. Should I make an offer?<\/b><\/li>\n
  2. How much should I offer?<\/b><\/li>\n<\/ol>\n
