Building construction projects are usually executed under the conditions and varying degrees of r... more Building construction projects are usually executed under the conditions and varying degrees of risks. This paper identified risks inherent in residential building construction projects and then evaluated the frequency of occurrence and the severity of impact of these risks. The degree of agreements between the owners and the contractors regarding the severity of impact of the identified risks was also evaluated. A questionnaire survey was then conducted. The results indicated that 'changes in work', 'deficiencies in specifications and drawings', and 'defective design' are the three most frequently occurring risks in the residential building projects in Nigeria. Also, both the owners and the contractors perceived 'changes in work' as the most severe risk. The study findings further ascertained that there is a good agreement in the perceptions of both the owners and the contractors on the severity of impact of the identified risks. It is recommended that stakeholders in residential building projects are to take into consideration those risk factors with high severity index.
