The distinction between urban and non-urban Land created by the Land Use Act is not applicable within the territory. Hence only the Federal Capital Development Authority (FCDA) is competent to grant Rights of Occupancy in respect of land within the Federal Capital Territory, Abuja. This paper examines how land may be acquired in FCT with particular emphasis on the payment of compensation; it reveals that, apart from delayed payment of compensation, current provisions of the law cannot adequately compensate dispossessed owners. The study aimed at evaluating the contents of tenancy agreement entered into between lessors and ... more The study aimed at evaluating the contents of tenancy agreement entered into between lessors and lessees in Osogbo, Owode-Ede and Ede Metropolis in Osun State (Nigeria) from 2011 to 2020 in order to determine its adequacy in the face of the Post-COVID-19 pandemic in Nigeria. A questionnaire survey approach was adopted to achieve aim of the study. Findings of the study revealed steady dwindling of rental market transactions with deteriorating landlord/tenant relationship caused by disagreement on tenancy agreement related issues leading to default in rent payment, rent review period and renewal. Findings also indicated a low ebb experience in the rental market due to the economic downturn resulting from, among other factors, the lockdown policy, which impoverished Nigerians to the extent of struggling to make ends meet. Recent studies on urban structures in Nigerian cities have focused on a work trip and transportat... more Recent studies on urban structures in Nigerian cities have focused on a work trip and transportation, urban decay, population explosion and urban land use crisis in major urban centres like Lagos, Kano, Abuja, Port Harcourt and Ibadan which are the main commercial centres and industrial hubs of the nation. Studies of urban spatial structure concerning city health in medium-sized cities and towns like Minna in Niger state, Akure in Ondo state and Osogbo in Osun have received little or no attention not to talk of smaller cities like Otukpo, Ede, Otan-Aiyegbaju, Saki and others in that category. The scantiness of these studies has made it difficult to have access to adequate and appropriate information and database for any effective and meaningful planning for urban planning and the health of inhabitants of cities in this category. Hence this study examines the internal structure of Ede metropolitan city concerning its health. Ede, the traditional home of the warlord in Yoruba land, is one of the most important towns in the old Oyo Empire. As a theoretical work, secondary data sources were explored to analyse the spatial structure of the city growth, health and land use. The study recommends among others the identification and replacement of the rundown structure, the provision of basic amenities and concludes that the adherence to the abovesuggested ideas will go a long way in ensuring a fair and sustainable healthy city in Nigeria that will be in line with the demand of the Millennium Development Goal (MDG).

Land administration has been defined by Federation of International Surveyors (FIG) as the proces... more Land administration has been defined by Federation of International Surveyors (FIG) as the process of determining, recording and disseminating information about ownership/tenure, value and use of land. This paper reviews the key driven approaches to efficient land registration as against the existing situation in Nigeria, and advocating the need for complete computerization of the process in the country. In addition, the system should incorporate the norms of best practices aimed at improving Nigerian land titling and registration. This will create land markets and enhances accessibility to credit facilities and hence eradicate poverty. A number of alternative land registration policy measures in Nigeria have been suggested; cadastral survey/registration, simplification of customary title registration, adoption of the Social Tenure Domain Model (STDM) and removal of the LUA from the Constitution.

It is argued that the natives could not claim any interest in any other land beyond their occupation because such interest has been lost by virtue section 1 of the Land Use Act, which provides that subject to the provisions of this act, all land comprised in the Territory of each State in the Federation are hereby vested in the Governor of that State and such land shall be held in trust and administered for the use and common benefits of all Nigerians.
