● Para este análisis hemos delimitado un área de trabajo de 0.5km²

Lo que un día fue el bullicio y concurrido complejo judicial Nejapa que por mas
de tres décadas sirvió de escenario para miles de juicios civiles y penales,
ahora es la caja fuerte de la historia judicial de los últimos 75 años de
managua.
En este sitio son resguardados al menos de 2,5 millones de expedientes
judiciales de casos fenecidos y de aquellos que han sido mandados a archivar
por los jueces por falta de impulso procesal de las partes.
[Link] Ninoska Turcios Chavarría, directora del archivo general de expedientes
fenecidos, dijo que esta dependencia creada en el año 2009, semanalmente
S recibe 200 a 300 expedientes.

Casos históricos
Entre los 2,5 millones de expedientes judiciales hay casos que permanecen
vigentes en la memoria popular, como es el juicio de los 5 autores materiales
del asesinato del mártir de la libertad Pedro Joaquín Chamorro.
Además en las cajas de archivos fenecidos reposa el envejecido expediente
con el cual el abogado German Saborío presentó una demanda civil contra
Anastasio Somoza Debayle y cualquiera de sus sucesores.
Hay otros de la historia reciente como el relacionado a la quiebra del extinto
Banco Internacional INTERBANK.
 Para la realización del presente estudio se debe conocer a través de una evaluación
informarse en que estado se encuentra el edificio escogido, la seguridad que
presenta y vida útil de la edificación, teniendo en cuenta cada una de las
problemáticas que presenta para la realización de la propuesta para el diseño de
mantenimiento y/o rehabilitación del edificio. Se presentará un documento para
poder brindar una solución audaz y eficaz, así mismo valorar a través de un
diagnóstico las diferentes patologías que se presenten en el edificio debido a la falta

JUSTIFICACIÓ de mantenimiento que se le ha presentado. El diagnostico a realizarse en el antiguo

complejo judicial Nejapa nos permitirá realizar un diseño de propuesta para el
mantenimiento y rehabilitación de este que nos permita valorar lo siguiente:
